      Run away! There's a reason this business "earned" a D rating. After over a year wait, I finally called to find a unit was available. Also told there was a $50 non-refundable application fee and a $400 refundable deposit. I was handed a paper application. Nowhere on the application was there anything mentioned about the deposit. Nor was I allowed to view the unit I was to be renting. Huh? WA State Landlord Tenant Law explicitly states that this simply requires 2 days notice to the current tenant. I was told the on-line application was exactly the same as the paper one, so did online. A sense of urgency had been created. This was Sat. No recall of anything about the deposit there either but assume it was buried in small print. Later that day I realized my income would not qualify. Made several attempts to reach staff person to resolve. Didn't know she was out ill and no one was filling in for her. Finally, after getting no response, I phoned 1st thing Tues. I was treated so disrespectfully that I finally just asked for a refund. I was told no, that I "agreed to forfeiting it." I had downloaded what I entered, but couldn't find that piece. Nobody cared that I was actually saving them time and $ AND opening the door for someone else nearly a week before I was told they were going to begin calling people on the wait list. I believe I acted in good faith based on the information I was given both verbally and in writing which obviously wasn't to be trusted. From reading reviews, that $400 was a security deposit which entails checking out a unit. Instead I was penalized for not knowing what I couldn't have known. he housing crisis is bad enough. But treating low income seniors like sheep seems predatory.

      My wife and I have been living in a property under APM Management and it has been a nightmare. Upon arrival a year and a half ago we discovered copious amounts of water seeping through the bathroom flooring. We moved in in December and had to endure an entire bathroom remodel with loud fans drying the water. In short, no meaningful inspection was done prior to moving us into our apartment at Brooks Landing in *******, **. Flooring still has many issues. Additionally, we have been made promises for over a year and a half that the community gates would be functional. The residents were all provided with different narratives with respect to why the gate has not been repaired, ranging from people messing with the gate to vendor issues. Residents witness maintenance having to daily manually place the gate on its railings for it to function. On a good day, the gates will function half the day. Without the gates operating properly we have had homeless people come into the community and steal items from resident patios. One of them knocked on our sliding door and startled my wife and two year old son. My wife also witnessed the ************** seize and arrest this individual. The homeless regularly rummage through the trash bins and as a result the stench is unbearable and various items are left behind, not to mention the maggots and various creatures. On one occasion I caught a non resident who, thanks to the wide open gates, managed to get into the swimming pool and go for a swim with no swim suit. Thank God there were no children present. I had called the police but they were too late. This management and staff make promises they never keep and their stubborn refusal to simply take care of the facility has caused safety concerns and questionable living conditions for the residents. Why they have not is beyond me and is certainly not helping their reputation. I do NOT recommend renting at Brooks Landing Apartments in *******, ** or under any APM property.

      *** @Highlands at Spectrum (THEY ARE SCAMMERS)I know people say that in ******* you are going to have scorpions ?? but dont be fooled building number 7 has more than enough scorpions to fill the room completely. They are in the walls, lights and YES in your showers! In the summer we would kill about two to three scorpions a day. They will be coming out in the (summer) *** Highlands at Spectrum would make us pay for pest control whens this has been a on going issue for 6 years please see the previous comment (below dates back from 6 years ago) @Belda Adrovel. Its not because of the new homes next door. Not to mention all the hidden fees for packages and other things like the amazon fee. They charged us a $200 fee which made no sense and we couldnt even get a hold of the *** to explain what had happenYou have been warned STAY AWAY have a great day guys!

We work to make all fees very clear to our residents and apologize if there was any confusion.
