I hired Kitsap drainage to excavate to my home's foundation, clarify why water would seep into a corner of the lower level during severe storms, fix it and seal the foundation if needed, returning my home to function. First, fencing was removed and not replaced properly. One owner's response was that I should take it up with the other owner. While I appreciated that posts and fence were then placed so that could close my gate again, I found that fencing was loose so that it didn't function as a fence. About that time, I discovered that they did not intend to return my front door entrance to function. My entrance is ***** inches above the ground. They had to remove the small concrete area in order to get to part of the foundation. They said that restoring the front entrance was not in the contract. They did put a note in the contract that they would work with me on restoring the front entrance. I thought their note was referencing our conversation that I was willing to consider materials other than concrete. I paid these guys 10K, more than the required deposit before they started and an additional 9K as we discussed the front entrance. The remainder-$1900-I advised I was withholding until I could get a plan for my front door. They took 2 weeks to get a concrete estimate to me and this past Monday said that they weren't able to get other estimates. I responded that I expected a couple estimates I was finalizing this week. One came out yesterday and the other will be Thurs or Friday. I advised them one more time of my concerns, "I am unhappy with this result left with a front door entrance that cannot be used without significant additional expense. Who wouldve thought that you wouldve backfilled the dirt, replaced the fences, but not a front door entrance??? Not only am I having to chase down options but Im having to figure out how to budget to get my front entrance restored to the same function." Should I worry the contract doesn't explicitly guarantee the work?

The homeowner and I have been unable to go agree on her complaint.  She claims that I was not clear on the fact that the reinstalling the porch was not part of the original bid.  Fortunately, she posted the proposal we provided her.  The proposal provides a detailed scope of work, a detailed materials estimate, and a detailed labor estimate.  The work required to install a porch is not in any of these sections.  Additionally, the homeowner was considering a number of options for the porch ( installing it as it was, installing a wood porch with a ramp, etc. ).  She still had not made up her mind as we were finishing up the work, so I don't know how she would have expected us to price a job that was not yet designed.
