    CondoShield is the worst management company I have ever worked with. They are unresponsive to phone calls and emails, unkind on the phone (literally yelling at me saying "what don't you understand"). I requested a resale certificate from them in order to sell my home and had to call them weeks later only for the receptionist to say "Oh! Here it is...it just popped up". They are unorganized and do not return calls or even answer the phone during business hours. If the receptionist does answer, people that I needed to speak to were either always "out sick", "on lunch" or "late to work" that day. Then, they wanted me to pay fee after fee just for the resale documents that are already listed in the resale certificate as "included". Finally I got in contact with the person who manages our community and he was extremely rude over the phone after all I was trying to do what understand what was going on. He said "well do you just want me to send over the documents or do you want to pay another fee?"...all because I was trying to understand the situation. We delayed closing because we needed documents from them that could have been sent to us in 10 minutes. I will NEVER work with them again and they should NOT be handling any communities due to their poor communication, organization and poor customer service.

    Condo Shield became our property manager last January and in a few month I start to dislike them. Poor job responsibility for not respond to my requests (5) in two weeks and being greatly unfair to us. I e mailed to a manager and so far he has not responded to me. It was about trash container that was on side of my home and someone reported us. Got a letter with no signature, but it was 5 days late from dated letter. Punished us with 2nd violation. I waited 3 weeks before I responded to the letter. Signed in Condo Shield and was shocked there was a message that I never received e mail from them and even fined us $25 for 2nd violation. They reported to me that I was in violation on 19th of May and fined us on 22nd,, I had no way of knowing what was going on like I said I never received e mail. Other problem is when I received the letter, I asked my neighbor if he got a notice from Condo Shield, even though he had two containers sitting in his driveway for several weeks and he said no. There is other units, too, and we were only targeted. How was that being fair? As for fine of $25, they only charged me half and tell me I owe them other half, just crazy.

    At Condo Shield, all violations are issued only after prior approval from the associations Board of Directors. We do not independently send violation noticesthese actions are directed by the board to ensure consistency with the governing documents and fair enforcement across the community.
    All communication, including violation notices, is sent through the associations homeowner portal. This ensures a record of all correspondence and gives homeowners a single point of access for all communication, documents, and requests. After reviewing your account, it appears that communication may not have been accessed through the portal, which could have contributed to the confusion. We strongly encourage all homeowners to log in regularly or update their contact preferences to ensure timely delivery of important notices.
    Additionally, board members communicate directly with the assigned Community Manager, while homeowners are encouraged to direct their questions and concerns to our Owner Support team. This structure is in place to provide the most efficient and responsive service while keeping board and homeowner roles clearly defined.

    I've been transitioning with Condo Shield for approximately one month now. As expected with any property of 128 condos, there have been some bumps in the road, especially considering the previous company's reluctance to let go. So far, Condo Shield has been incredibly responsive to my needs and requests. After reading a few negative reviews, it's clear that a small percentage of people either don't read the information provided to them, believe the world revolves around them, or have a "woe is me" attitude and just like to write negative reviews. Ill be happy to report back regularly with real reviews and not just a disgruntled tenant. Thanks ************** *** President

    Condo Shield became our property manager for our neighborhood. Since them taking over our parks have been partially mowed. Huge chunks of missed areas go unkept. The trash has been not taken care of that was their responsibility. It has gotten so bad that now we have a pest and rodent issue. I have reported the property management company to the City for health violations. I would never recommend this company. If you do call to speak to someone you just speak to the receptionist who cant transfer your calls to anyone. They just take a message and state that they will pass it along. No phone calls returned, emails left unanswered. BUT they will ****** you with emails about getting all of your information (cars, pets, etc) which doesnt apply to us as we are a neighborhood of individual houses not townhomes, apartments, etc. Go find another company instead of them.

    This company has taken over the property management of our home owners association as of August of 2023. They continued to have system issues & were not able to set up my acct even though there were constant streams of emails stating to set up my account. Every week they would say hopefully next week. I eventually was able to set up an account for them to double bill me. I call around two and everytime you call their office they proceed to tell you their business hours & that they close at 4. They then want you to leave them a message or file your issue on their portal. You leave a ************** send you an email that is a do not reply email. You cannot get a live person. My second issue with billing is that our payments had been taken out on the 17th of the month for aug to nov. They put a love note on their portal in December or November stating that payment will be withdrawn on the first & a late fee of $25 will be assessed on the 6th. I have gotten charged a $25 late fee for ********* because I work, have a ********** do not look at their site daily?! When I did get a person he told me that they charge a ****% fee on credit card payments. I informed him that $25 is not ****% of $82. This is when he I formed me he was not in billing. He took my *********** sent me a do not reply email stating I needed to reset my auto withdrawal so it comes out prior to the 6th of the month to not get charged the late fee. This is the third time I have had to set up auto withdraw in 6 months. The purpose of auto withdraw is so you can setup the payment & forget about it. However, this company is changing policies & charging you $25. What are they doing with the extra two weeks of premiums? My homeowners has also increased from $60 to $82. I still have not gotten a live person. They have made $50 off of me for changing their policies w/late fees, plus ****% in credit card fees, plus the 2 wks of changing billing from the 17th to the 1st.
