      Business Response

      Date: 11/06/2022

Due to the poorly written complaint it was very difficult to follow the details **************** presented.

      The facts are:

**************** started out behind and late on rent. She was allowed to begin using her space trusting that she would set up her security deposit and rent online. Although her rent was only $400 a month and she had a sublessee, she always had an excuse for why she could not pay on time.  Several attempts were made to contact her with no action. It was not until we contacted her through her ******** page and threatened to lock her out that we received her past due payments.
Her lease clearly stated she was not allowed to have a sublessee without written consent, We discovered through watching security cameras that she was subletting her space.
She was also advised not to give anyone the code to the main door of her space - again through security footage we witnessed a random person on using door codes to enter the suite.
**************** signed a lease for a second space (which we allowed her to store cabinets in prior to the lease beginning) however, less than two weeks after signing the lease for the second space she decided she no longer wanted either unit.  While keeping her accountable to her lease, she began to badger staff claiming her child would be homeless if she could not break her lease.  Due to her erratic behavior, basic inability to follow the terms of her lease and pay on time, EMA Investments agreed to break both leases.  We have since learned she signed a lease for a new location while still under obligation to her lease with EMA Investments.
The last day **************** was working in her office she continually left the door to the suite wide open which allowed a homeless man to enter, hide out in the suite all night, take drugs and create thousands of dollars of damage.  Leaving the door open is in violation of our long-standing security protocol.  Signs are prominently placed informing tenants that the doors must be shut and locked at all times.  **************** is aware of the importance of keeping this door locked and had been informed many times.  Three staff members observed the camera and witnessed *************** was the sole cause of leaving the door open which resulted in a break in and damage to our property. We have also learned that **************** tried to blame her independent contractor for leaving the door open, which was proven false by camera footage.  ******************** time at the ******* Public Market Building has cost us more in damages and staff time than she ever paid in rent. Her claims are baseless and another example of avoiding responsibility as she did with not paying rent on time, carelessly breaking legal leases and violating security protocol putting all tenants at risk.
