    Management Solutions NW is our property management for our townhome community. We pay $195 a month to them which covers for landscaping services. It has been an ongoing issue with landscaping not being done properly and our front yard in despair. I have reach out multiple times to our community manager sometimes with response and other times with no response. There are large patches of grass in the front that are dead due to no sprinklers in place to water the area properly. Bushes are not being trimmed and maintained. We have dead and diseased bushes in the front yard that have been addressed multiple times with no resolve. I am asking that we can remedy this issue with the property management to get this work done or decrease or refund our *************** since the services promised are not being provided adequately.

    The association has been working to resolve these issues within the budget constraints of the 2024 budget. Each owner pays ****** monthly to the Wysteria Condominium Association.  This monthly fee goes towards many items not just landscaping. Approximately ***** per owner goes towards landscaping each month. 

    Management Solutions has been trying to work with this owner to get resolution to her concerns within the budget for this small condominium.  There have been adjustments made to the irrigation and plants replaced. The community does need to have some plantings refurbished not just at this unit. However, the Board of Directors has tried to keep assessment lower and as a result there is not a lot of extra funds to do these special projects. Management Solutions NW is not the decision maker. We work at the direction of the Board of Directors (owners elected by owners to run the association). 

    The Board is aware of the concerns and will continue to work to include some of the improvements when doing the 2025 operating budget.
