This company has you sign a lease stating possible move out charges that could be incurred but puts wording in the lease basically stating they can change that amount at any time without notice. When we moved my son out the room was in better shape than when he moved in, I made sure of that. We were given some obscure pictures that showed nothing, that could have been from any apartment. I asked repeatedly to be shown the "damages" in person and was completely ignored and the carpet was quickly changed out before I could see for myself. Yes it is our fault for not taking before/after pictures but who would have ever thought this company would assess my child with a $930 bill for bogus charges. $90 to clean the room (the lease states $45), $90 to clean a bathroom that is still being used by residents, $600 for carpet replacement, which according to the pictures, showed a super tiny dirty spot and a tack strip that needed to be replaced, lease states $300 for this, and then $150 for paint, lease states $45. After looking at reviews online this is a very common practice for this place. They nicely reduced our bill to $355 (after the $200 deposit they kept). When my son moved in there was no screen on the 3rd story window, the towel bar was falling off the wall, the smoke detectors were beeping and hanging off the wall for almost a month after moving in. The place was filthy. People should be extremely aware that they will take you for every single dime they can. I pointed out the difference of what I was being charged and what it said on the lease and was told too bad you agreed to the reduced charge already pay it or you will go to collections. Great way to threaten a kid who is trying to build his credit. I could hire an attorney but would be out more money than they are charging so in the end we had zero choice. I am sure they will have some excuse on this complaint as well and it won't matter but I want people to know what they are getting in to.Business Response

If we can come up with a resolution when I call then I will close this but this has been going on for months so I am not feeling hopeful.

My son was contacted by Stadium Park apartments to sign up for early bird discount of $469 in May 2021. We signed up and were not given the discount.He was housed in an inappropriate apt and had to move. Issues of fraudulent charges by SPA for change in apt. were removed with push back.My son was offered a $500 discount if he referred a friend. He/roommate and I attempted to receive this and many times were denied even though we qualified. They altered or omitted this info from their record.My son had his bike and his car stolen from Stadium Park apartments with no assistance from SPA even with insurance.At end of lease my son followed check out procedures. The unit was inspected after moveout and did not give my son the opportunity to correct any needed items. SPA claimed $45 for 3 pin holes. $90+$55 cleaning fees which they were grossly overcharging. Full carpet clean of $85 for what appears to be a 1 **** on the carpet. Pictures are so obscure and no proof it was his apt. A fee $55 for abandoned cleaning products in the bathroom (from previous roommate). They said I owed them $85. In addition to my $200 deposit.After contacting them and clarifying the law regarding the wear and tear they agreed to drop the wear and tear items, and offered a lesser charge for the cleaning. They still insisted on a full carpet clean even though it would take two minutes to fix with cleaner and a paper towel and could be done by their cleaner. I waited over 31 days for my deposit to be returned. They have yet to return it. I have done everything possible to try to resolve these issues and have continued to get the bait and switch tactics with them. I issued a certified letter requesting my deposit back$200 x 2 as per law plus the other discounts $500+$469 The manager M. B. stated it has been sent out on September 9th 22. I would like full compensation of my money owed and a warning to others. Reading their reviews shows fraudulent activity is rampant with them.Business Response

The Special reduced rate and the refer-a-friend specials she refers to would have been valid and paid out if ****************** had taken the proper steps to receive the specials. We provided ******************* with the supporting documentation.

I am rejecting this response because they have not refunded the cleaning charges as requested. They have over charged us.We made multiple attempts to obtain the "refer a friend and the early sign-up discount" They manipulate the tenants into signing up and do not honor what they promise. Their business practices are dishonest and deceitful.
We have not received any refund which is overdue by 2 months and is illegal to withhold deposits from tenants.
I do not recommend renting from this company.

Attached please find your original Final Move Out (FMO), yor revised move out that was agreed upon via email September 7th, 2022 and a final revision waiving all move out fees. I am sorry that you are not in agreement with the charges, and while I see them to be fair and of the industry standard, I am happy to refund you in full. A check will go out the morning of November 17th, 2022.
With regard to your dispute of ********* rental rate, I see in our records that you were provided with his lease with his rate at $499 and a move in special of $0 Down. This same rate and special is documented on our lease tracker data base. The lease was signed on 6/8/2021 and then again signed for $499 on 9/23/2021 when transferring to a different apartment. Base rent of $499 was paid each month on time with no disputes. This same rate and special is documented on our lease tracker data base. I am not able to attach any more files or paste into this email, but will send it to your email address on file with Stadium Park.
To address the resident referral of $500, I see that in your email communication you said ******* referred ************************ I have attached his guest card and it shows that he heard about us on the property website. If he was in fact referred, I am open to a conversation. When we issue referrals, the resident whom is referred states that on their guest card or otherwise in writing. I did not find any documentation of this or any records of contact from *********************** or ******* regarding the referral. If you have correspondance that says otherwise, please reach out to me directly to discuss.

I am rejecting this response for all the reasons stated previously. The bait and switch practices are sad and pathetic. No college kid should have to deal with such bait and switch tactics of your company. Because your company/staff failed to document correctly it should not fall upon the tenants to enforce your own violations. The disrespect for the law and failure to refund any monies equals 2 times the original amount owed for deposit=$400. Plus, the two discounts not provided need to be refunded. There are many terrible reviews on Yelp for your complex. This is a chronic problem for your company and should be corrected. I am appalled that it is three months since move out and you have not corrected this.

I attempted to sublet my apartment and was successful in the fact that someone had agreed to move in on August 5th. On August 1st, I was made aware via worker 1, that this person had signed their lease and was ready to move in on August 5th. After that, I contacted them on August 12th, wondering why my prorated rent (approximately $1,000 that I would be getting back wasnt on my final statement). I was made aware by worker 2 that she hadnt moved in yet, they werent able to contact her, and thus I was on the hook until she did. Although, if her lease said August 5th, she is legally obligated to pay from then on, it doesnt matter when she moves in. Furthermore, August 16th, I was informed that suddenly the person subleasing now has a new amended lease that states August 12th as her move in date (how could this have happened if they werent able to contact her?). I am wondering multiple things. Why was she suddenly allowed to change her lease? Because she wasnt going to pay from August 5th-12th? Why am I on the hook for over $400 extra dollars, when her lease originally stated that she was moving in on the August 5th. I am requesting that I be refunded from August 5th-August 23rd, which is approximately $1,041. They also required me to turn in my keys during the last week of July so she could move in as soon as possible, although she didnt move in until the 12th. Essentially, if she initially signed a lease for the 5th, I want my money back. If she didnt, I want to know why I was lied to and told that she did, and why I wasnt made aware of any of the situation.Business Response
