    I purchased a condo at this address where I live in late December 2022. The *** and management company have a fiduciary obligation to maintain the building. It is currently in severe disrepair but my main concern is that they are obligated to clean the exterior windows and have never done so since I have moved in, over a year and a half ago. The last condo I lived at, for 20 years, had the windows cleaned three times a year, for comparison. There common walls are stained, there is an audible alarm in the lobby that sounds very loudly for almost a year, and the balcony above the entrance drips filth onto the entry way. My email requests to the board and *** to resolve these issues are ignored. I'd like a pro-rated refund of my dues until these issues, especially the dirty windows, are addressed and completed. thank you.

    1300 University is not in severe disrepair and the association has spent close to one million dollars in renovations and maintenance repairs in the last 3 years. This includes a major interior renovation to the common areas including replacing carpet, new lighting and paint,new doors for each unit; installing new mailboxes and a package delivery system.

    The Board of Directors began assessing the needs related to the exterior three years ago, hiring ****** & Associates to conduct a complete evaluation. Earlier this year, the association hired ****** to be the project manager for what will be a multiyear project to repair balconies and address issues like Mr. ******** raised. This project will be in the high six-figures.

    The fire pump, original to the building, is the cause of the beeping in the lobby which has been discussed at every Board meeting for the past year. The fire pump is in the process of being repaired and 2 of 3 steps have been completed. The final repair will be completed once the parts have been delivered. The needed parts have been difficult to source given the age of the fire pump. Estimated date of completion is September or early October.

    Safety and security at the building has been a concern over the past few years and the association has spent considerable time and money working on this ongoing issue.  

    The Board has set its priorities to address underlying infrastructure issues. Cleaning windows is a low priority considering the building-envelope project, fire pump repairs, and safety/security issues. The vast majority of windows are accessible from the inside or from decks, and can be cleaned by owners.

    I am rejecting this response because: having lived there for 20 months without having exterior windows cleaned is not how a management company should maintain a building properly. i have two large windows that i can not access to clean the exterior. I am on the 8th floor and it would be dangerous to have me leaning out windows to do this. I'm once again requesting *** to properly maintain the building. The windows were dirty when I moved in and when I asked CWD when the windows were last previously cleaned, they would not answer. 

    I work nights, I can not attend board meetings as I have communicated to CWD. My requests to have windows cleaned and to fix the beeping in the lobby, which has not existed for over a year, have been ignored. Any proper management company would have had both of these issues scheduled and resolved long ago, and not continued with the myriad excuses or avoidance of responsibility.

    Please clean my two exterior windows and fix the lobby alarms.
