      They gave us less than a 24 hour notice via email that a new management company would be taking over the property (Encore in ***********) three days from the date of their email. They forgot to mention that there would be NO management for those 3 days. Apparently they also locked everyone out of the computers so when Thrive came in they were unable to see any records or lease agreements, maintenance requests, etc. We've had a leak in the ceiling since July 2023, but no one has come to fix the problem. The spot on the ceiling has now grown from the size of a half dollar to over 5" in diameter. it is brown and nasty looking. Even Thrive hasn't been able to do more than have a guy come in and look at it, take a picture, and leave, because of how many maintenance requests they have.

      i have been staying at their ************* apartments in ******** , there is mold invested and they do not do the proper cleaning for it . all they do is wipe , our stove hardly works and manitance hardly does anything to help with it . our tubs paint is chipping and they refuse to fix it unless we pay $100 even tho they admitted it was not our lease to do so , they use a lender that charges 600 dollars we have to pay and i refuse to do , but this is a safe hazzard and they do not care . their management lies . and is rude ,

      They will enter homes without having proper notices posted for the legal time. They ask their office staff to backdate legal documents. They discriminate and violate fair housing by waiving deposits for certain "demographics" (white men or police officers. )Will not take over homes that are abandoned by white residents however will jump to overtake a home from an ethic person. The corporate heads support illegal actions by their regionals as well as allow them to post illegal notices threatening eviction without having proper paperwork. If Office staff speak up or push back, they get fired.

      Epic Asset Management supports slumlords. They have not had an operating elevator in their property at ******************************************** (Villagio Apartments) in three weeks. Previously this year the elevator was not running for four months! Clearly they refuse to do their job and do not care about the tenants in their properties. Ive sent emails and called everyday. When you call their corporate office no one answers. Several people living in these apartments have disabilities or medical conditions that call for them to use the elevator daily. Its their right frankly. If I could give zero stars I would. I did get traction with the **** hopefully this problem will get resolved.
