    Stevens Law Firm told my apartment manager ***** ******* to reject my rent payments. Those were for January and February. Now Stevens Law Firm sent a collection notice for what I have already tried to pay and are using this to attempt an unwarranted eviction.

    To Whom it May Concern:
    We are writing in response to the complaint filed by ***** ********* After reviewing the information provided in the complaint, we would like to clarify the facts of the situation and provide our side of the matter.  Ms. ******** is not a past nor current client.  Ms. ******** is a tenant in an eviction case..
    Steven Law represented ************************ (SHV) in an Unlawful Detainer (eviction) action with Ms. *********   Ms. ******** is a tenant of an apartment complex managed by ************************* Ms. ********* complaint suggests that the apartment manager, ***** *******, was instructed by Steven Law office to reject Ms. ********* rent payments for the months of January and February 2025. Following this, Ms. ******** claims that Steven Law Firm sent a collection notice for the same payments and is using this to attempt an unwarranted eviction.
    As part of our role representing the apartment complex, we are tasked with managing legal matters, including the processing of rent payments and collection notices, in accordance with the terms of the lease agreement. Any actions taken by the apartment manager were in line with the lease agreement and the legal processes governing the Landlord/Tenant relationship.
    Furthermore, Ms. ******** previously filed a grievance against one of our attorneys with the ********************************* The ******************************** reviewed the grievance and, after a thorough review, dismissed it under ELC 5.7(a), as they found no evidence of misconduct. The official dismissal letter states, "While there are professional limits upon what lawyers may do, it does not appear that we can prove by a clear preponderance of the evidence that these limits were exceeded or that the court found any misconduct." This dismissal highlights that there was no wrongdoing on the part of our firm.  The primary duty of a lawyer is to protect the rights and interest of their client.  Ms. ******** is not and has not ever been a client of Steven Law.  Any claims brought against Ms. ******** are within the scope of the Residential Landlord Tenant Act and are in compliance with Washington State Rules of Professional Conduct
    It seems that Ms. ******** is now pursuing her grievances with multiple third party groups raising false and unsubstantiated allegations. We believe Ms. ********* actions may be leading to defamation of character and reputational harm to our firm. We also reserve the right to explore legal avenues to address any potential damages caused by her baseless claims.
    We take these matters seriously and are committed to resolving any concerns professionally. We kindly ask that the BBB review the facts of the situation, taking into account the Washington State Bar's dismissal of the grievance, and consider the possibility of reputational damage caused by false allegations.
