We hired I 5 to replace an existing wood deck with a Trex Deck along with the Trex RainEscape system to prevent water getting to the area over the garage. They found extensive dry rot damage to the deck from water draining under the deck and onto area above the garage. We hired them to replace the wood damaged by dry rot and to prevent future issues with water leaking to the crawl space below the area under the deck We purchased the RainEscape system, a product of Trex to use under decks to keep areas underneath decking dry. I 5 Exterior personnel told us they had not installed the RainEscape system before but assured us this would not be a problem. We saw the wall above the garage door look wet and the drywall taping pulling away. I called I 5 Exteriors and left messages with their receptionist. After many attempts and no return calls, I found a phone number for ****** ********** co-owner, on the L&I website. I called Mrs. ********** and she hired a sub-contractor, ********************* to repair the damage. **** *****, owner of ********************* met with representatives of I 5 Exteriors at our house. **** said the only way to see what was going on was to take the deck off. I 5 did not want to do that. **** said there were cuts in the RainEscape materials as well as the RainEscape draining material not being connected properly. He said he "fixed" it. When I noticed the water on the garage floor after another rainstorm, I called **** *****. He informed me that he closed his construction business.I tried calling I 5 Exteriors, but my calls were directed to their answering service, ********************** I left numerous messages asking for **** *********** email address and was told I would receive a call back in 24 hours. I did not receive any calls back. I contacted ***** and they gave me ****** ********* email address. I have emailed ****** ********* several times and she has not responded. I would like the I 5 Exteriors to replace the RainEscape system.

      Business Response

      Date: 06/24/2025

      Response to Complaint:

We were hired by the Eyestones to replace an existing wood deck with a new Trex decking system. Our installation was performed in accordance with ***** best practices and industry standards.

The issue raised in this complaint is not related to the work we performed. Multiple I 5 Exteriors team members have confirmed directly to Mrs. ******** that the section of deck we installed was not leaking. The primary reason we were called back to the property was due to a longstanding siding and dry rot issue, unrelated to the new deck installation. We replaced all visible dry rot at the time of our work and completed the deck installation properly.

In her BBB statement, Mrs. ******** asserts that we were unwilling to remove the newly installed deck to access additional dry rot that was not visible and not part of the original project scope. This is correct. The removal of a structurally sound and properly installed deck to explore unrelated issues outside of the contracted work was not included in our agreement.

Against our recommendation, Mrs. ******** chose to hire a separate local contractor whom she personally knew and trusted to dismantle our deck. In a good faith effort to maintain a positive customer relationshipespecially given her husbands recent health concernswe agreed to contribute financially toward her contractors work, although we were under no obligation to do so.

Unfortunately, the deck began leaking after it was disassembled and reassembled by her chosen contractor. As clearly outlined in the terms and conditions Mrs. ******** signed, our warranty does not cover issues arising from work performed by other contractors. By involving a third party, her warranty with I 5 Exteriors became void.

Mrs. ******** acknowledges in her own statement that she attempted to contact the contractor she hired, believing he was now responsible for the resulting issues. After discovering that he had closed his business, she is now attempting to hold I 5 Exteriors accountable for work we did not perform.

We stand by the quality of our installation, which was completed professionally and without issue. Any problems that arose after another contractor altered our work fall outside our responsibility, as supported by our signed agreement (attached).

I am rejecting this response because:

We hired I 5 to replace existing wood deck with a Trex deck, remove and repair dry rot damage, and install the Trex RainEscape System to prevent water falling under the new Trex deck.

We had water damage on the enterior garage wall above the garage door. I contacted I 5 and spoke with ****** about the leak. She told me she would look into it. She hired ********************, not us. I had never met **** ***** before he came out to the house at her request.

I 5 made an appointment with me to have one of her employees and **** ***** come out to our house. **** arrived at our house before the I 5 representative.  He brought with him an employee with him to check out the scope of work. To my surprise the person he brought with him was a former student of my husband's. This is the only personal connection. We are not personal friends with either **** ***** or his employee.

The issue is not dry rot damage. It is the fact that the RainEscape system has failed to keep water from draining under the deck.

      Sincerely,

      ***** ********
