    Apple Tree’s salesperson represents the seller regardless of what the contract states. Though he is acting as a dual agent, he is supposed to work in the best interest of buyer & seller. He doesn't. You have the right to bring your own realtor to represent you. Do it. You have the right to have the home inspected by an independent Home Inspector prior to closing. Do it. Ensure they are thorough & write everything down, big or small. You have the right to have an attorney review the contract before you sign any part of it, or put down any deposits. Do it. Should one or more selections be unavailable they have to notify buyer of alternative(s). Minor deviations aren't things such as changing windows/doors, color/type of material, or item purchased. Spring lawns. Ensure they don't put another buyer who came after you ahead of you when installing your lawn/landscape. It's in their contract they can't, but they do. If house isn't completed in anyway don't close. If you holdback money in escrow if you're a cash buyer, they'll threaten you with a lien, collections & won't complete any warranty work if you don't release the holdback money despite work not being completed. Don’t release it. There are laws to protect the buyer. Frequently visit your home as it is being constructed. Take photos at every stage, from the empty lot, foundation, framing, drywall, flooring & everything in between. The best advice, maintain meticulous records. You'll need it. Document conversations & meetings with a journal & photos at all phases of the purchasing stages. Communicate through emails for a paper trail. DON'T SETTLE FOR ANYTHING LESS than what you were showed & purchased prior to home being built! I write this from my personal experience with Apple Tree Homes, LLC, Jason ****, Arthur ******, Andy ********, Matthew ****** and Karen ******. I would include the Warranty Svc Depart Coordinator, but they have a high turnover rate of employees in this dept.
