      On October 19th I received a quit or pay notice. I paid my rent on time. I called them and they said they did not get my proof of insurance from July. So they took away my discount s for September and October. This is around 140 dollars. My insurance has been with the same company for 26 years with no lapses. My insurance agent with verify that it was sent back in July to them. I received no contact from them saying they didn't have it. In November of last year I was charged a late fee of 70 dollars for them not receiving a check from my bill pay account which I have sent up for my bank to pay each month. They have also sent notifications that my payment was not received on time and I proved that they cashed the check before the due date.

      **************************** does allow their tenants to receive a discount every month if the tenant meets the terms listed in the lease. A lease which all tenants sign and initial each page.  This tenant did not receive the discount for the month of September and October for failing to meet the terms of the discount - specifically failing to provide required paperwork for proof of insurance by way of a copy of his declaration page. The tenant stated in his BBB complaint that hed asked his insurance to send this paperwork directly to Jacob Homes in July, however no paperwork was delivered to Jacob Homes.  After contacting our office on Tuesday, October 22, 2024 his insurance sent us a copy though the fax that was unreadable. The letter that we received stated it was a pdf that needed to be opened. One our employees worked with his insurance company on that Tuesday to have a readable copy emailed.  As of October 22, 2024 the tenant is now in compliance with the paperwork requirements, and providing that he remains in compliance with the terms of the discount as listed in the lease, the discount will be applied going forward.

      The tenant also mentioned that he did not receive a discount in November of 2023. In the complaint to the BBB, the tenant states that this was due to a late payment. This is incorrect.  The last time that this tenant did not receive a discount due to late payment was back in October of *********************************************************** the lease.  The tenant did not receive a discount in November of 2023 due to a lease violation regarding the ****************************** inspection that was done at his site. The Rock County Health Inspector reported a Health Code violation to Jacob Homes.  We gave written notice of this violation to the tenant. The tenant failed to correct the violation and was therefore ineligible to receive the discount for the months of October, November and December of 2023.

      Jacob Homes Corp. does work with their tenants to help them verify the terms regarding the discount are met and that the tenant is in compliance with their lease. The tenant is responsible to make sure their paperwork is turned in appropriately, they do not have any lease violations including Health Code violations, and that they have met the terms of the lease. We send out notices to the tenants about any violations or balance on their account to give them time to correct the situation before the discount cannot be applied or legal action is required.

      At this time our employees have tried working with this tenant to correct this matter and given notices to the tenant to try to fix this before he became ineligible for the discount.  Jacob Homes Corp. will not be applying any past discounts as the tenant failed to adhere to the terms required for the discount on those dates. He will receive the discount going forward as long as he remains in compliance with the agreed-upon terms as listed in the lease.
