    I received in the mail an updated property assessment at 310k my house almost doubled in value. I got this information with a notice the night before you could go during the times of 9am-2pm to talk to someone. I could not change my work hours to be able to go so I scheduled a phone call. While setting up my appointment for a phone call I submitted 2 comps of houses close in size and type as mine. They were recent 2023. Those who attended in person, many got their values down. My phone call occurred on 9/5. At that time I was told my comps were too recent. I explained that I had issues like rotting deck where the railing is wobbly and falling apart. I have pipes that leak and a roof that leaks. Hot water heater that discolors my water and needs replacing. Even pointed out my garage door is damaged and the floor is cracking. I have front porch steps cracking and the posts holding the overhang up rotting. I supplied 2 new comps from 2021-2022 as informed. I was told my cosmetic issues do not play a role in the value of the house. (Yet why can people flip houses for a profit if materials do not influence the homes value) two comps that I did find one sold for 219k and 285k. However, there was another in person appointments that occurred on 9/7 that I DID NOT get notice of. Again many people saying they had success getting their values down. I also filed bankruptcy that they valued my house at $215k. My house is not worth 310k. There was even a house similar to mine that is currently listed for sale for $275k. I wouldnt even been able to list my house at said price of $310k I have provided enough information to get my value down to a more reasonable price between $235-250k If I would attempt to sell my home there are many issues that would bring my value down. New roof, new deck, new garage door, new water heater, some work on pipes that leak, and that doesnt include issues like interior doors that dont close or are damaged, flooring issues

    The town of Geneva had a market revaluation in 2023 and all the values were increased to market value. This property fell in line with the comparable sales, and is properly assessed. The property owner said she would provide a recent appraisal on the property, which we could use, however it was not provided. She sent photos of what we deemed as cosmetic and minor issues with the property, issues that we did not deem affected the value of the property. We have flagged the property for a field visit in **** to verify the condition of the property and if it is in a worse condition than what we have currently, we will adjust the value then.

    Akrivis prepared an appraisal that had issues as outlined below.1) An obvious math error on page ****) Appriser checked a box stating he verified information with me, the client: No contact was made so this is false.3) The appraiser chose comparable sales that were well outside my propertys neighborhood even though much closer, appropriate comps were available. This is a flawed approach that does not conform to industry practices. I asked for the error to be corrected and suggested they give a partial refund given the report is useless to me. Company reps refuse to acknowledge the mistake or offer any solution. They stand behind their work. At the very least, they should issue a corrected report to reconcile the math error and truthfully indicate no contact with the client was attempted. I have accepted that they will not fix the flawed approach and comp selection. That would be too much work for them and they dont acknowledge the ussue. They have no credibility and have demonstrated questionable ethics. Representatives have been rude and insist I talk to them by phone. I laid out my issues very clearly in my initial email. Their refusal to put anything in writing is an additional sign they cant be trusted. I regret engaging this company. I suspect they do fine work for institutional clients but Im an individual with no repeat business to offer.

    I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

    Just because the company operates under multiple names doesnt mean I did not (regrettably) do business with them. I have an invoice where I paid for the useless appraisal (file too large to attach). Company name on the receipt is INTEGRITY APPRAISAL. Receipt number 1587-5139.  Two employees who have refused to acknowledge the issues are *********************** (lied before engagement) and *************************** (wont admit obvious errors). I can provide a second receipt for another poor appraisal they did. I have paid $630 only to be treated like dirt. I also have two reports with the name Akrivis Real Estate Valuation Services on them. 

    They cant hide behind multiple names and simply claim Im not a customer. I will pursue action with ********* officials (AG) if they dont fix this. I will also file complaints with the board of realtors for the unethical conduct (false statements) of the appraiser and reviewer. The company could have easily addressed the issues but chose to dig in. Common sense and morals flew out the window because Im an individual who wont provide repeat business, and they apparently think I have no recourse. I have other options besides BBB.

    The invoice I paid is from Integrity Appraisal. Receipt number 1587-5139. Amount is $315. Contact info at the bottom of the invoice is ******************************************* ************ 

    If you will provide an address where I can mail documents, Ill send two invoices and two mostly worthless appraisal reports.
    I find it hard to believe that this company can bully me AND the BBB by claiming Im not a customer. Unbelievable.
    Would like some guidance. Should I simply dispute the charge with my credit card company?

    ******* showed me an email string with this customer where ******* repeatedly tried to have a conversation with her, and she would have none of it. She is complaining about our math and weve reviewed the math involved, and its correct. However, she doesnt want to have a conversation with us about it, but instead just wants her money back for the service that she received,  just because she doesnt like the end result of the value. I havent responded to the BBB complaint yet as Id like to talk to you first.

    You have shown no interest in correcting the obvious error. And if you all stand behind your method, theres nothing I can do about that.  Your refusal to put in writing any sort of proposed solution indicates is highly suspicious. My mistake was to engage a company that supports incompetence and unethical practices.
    Javan - Really?  This was a simple issue and should have been quickly and easily handled. I needed a residential appraiser with common knowledge of residential valuation. Again, thats my mistake for picking you guys. I suspect you have spent way more than $300 in time refusing to address the issues. Another smart move. You guys wont acknowledge the simplest of errors and I have no use for such nonsense.

    Our appraiser and support staff reviewed your claim and stand by their professional assumptions given the data and information they have collected.  As you clearly demonstrate, its much easier to be a bully behind emails instead of having a meaningful conversation, which is what my intent was.  If, through that conversation we discover additional information that would change our professional opinion of value, we would be more than willing to consider that.  Writing to you in this situation will clearly only fuel your emotions which is an unprofessional way to convey emotions.  If and when you are ready to have a professional conversation, my offer stands.  If not, we stand by our professional opinion.

    I will not speak to you by phone when you refuse to write down anything. You cant even demonstrate that youve looked at this report. *********** the error on page 11?  I was being nice in calling it a math errorits really a lapse in reasoning (or just plain sloppiness) and only demonstrates further your appraisers incompetence. It was the one thing I hoped you would look at and ADMIT it was wrong. Not the biggest issue but easy to identify and correct.  

    If I were to call you, you would talk down to me like you already have and try to convince me Im wrong when I know Im not. Save it. I probably have more years of work experience than you have lived.  And I dont want to risk blowing up at your dumb a** remarks and cocky attitude. Turn this over to someone who knows how to resolve issues in a professional manner. They will need to WRITE your response and proposed resolution in answering a formal complaint with an outside party. Does company policy prevent you from putting anything in writing? Either way, you and your company cant be trusted to do the right thing. This could have been easily resolved had it not been for your inflated ego, lack of common sense, and poor customer service skills.

    I have a real problem with your offer to only speak by phone. Keeps you from having to document anything.     I have no intention of engaging in another transaction with your company. The only right thing to do is refund most, if not all, of the amount I paid for the appraisal. It is not completely useless because of better accuracy on the guest house. You decide.     Your appraiser made obvious errors. Math on value doesnt work. He shows value of $333,000 and divides that by the main house square footage to arrive at $197 pfs. In reality, he has valued the main house at $150 pfs and the 800 sf guest house at $100 pfs. The bigger issue is his poor comp selection. For some strange reason, he decides that the homes age is most important. His search based on that criteria yields comps that are far from the subject and in inferior locations. My quick search shows several homes within 1 to 2 miles that have sold in the last six months. One is a half-mile away and couldnt be a better comp in location, condition, and even age. Would like to know why he didnt pick it. The only reasonable part of the appraisal is the guest house value. Other than that, this report is a waste of money.

    Besides competence, I also question ethics of the appraiser and reviewer. Theyve checked a box that states Client confirmed third-party images are sufficient to determine subjects condition.  This is untrue. I was never contacted for pictures or other information and, therefore, didnt confirm anything. I expected to receive a call or email during the two weeks between order and due dates but did not. 

    Needless to say, Im extremely disappointed with the quality and accuracy of the report. This property is not that unusual. But someone sitting behind a desk in ********* who doesnt understand comps cant value it correctly.

    The company refuses to acknowledge their mistakes. I dont trust their representatives based on misinformation provided up front, simple and obvious errors they dont see, and their refusal to write down any sort of proposed resolution. I worked in the finance and regulatory field for 30+ years and am familiar with appraisals and ethical standards. I will take the issue up with the appropriate regulatory agencies in their state.

    he company assessed our property for property tax in 2021 without even inspecting the property (Section ***** of the ********* Statutes states, the value of the real property should be based on "actual view.") and determined the value of the property much higher than the neighbor properties. When I contacted them and asked about the reason and logic for their assessment, they simply ignored my concerns and said they could not do anything for 2021!I believe a business is responsible to provide a reasonable logic for the decision they made which caused a higher tax burden to a US citizen. Being contracted with a state government should not let a business ignore their responsibilities in doing a business professionally.I provided the neighbor property's tax assessment as a comparison and requested the reason for under assessing that property with higher market value but they did not respond.

    2021 was a market revaluation for the Town of Geneva, therefore, all properties were valued at market value. The Town had not undergone a market adjustment for years, so the increase included the market adjustment from the time of the last revaluation until 2021. The market increased significantly during that timeframe. All properties in the Town were valued at their market value based on the neighborhood they were in and the style of their home. Some styles increase more than others. This is all reflected in the revaluation. The Town only contracts us to do maintenance services and an interim market revaluation. They do not contract us to go through all properties. Instead, we are contracted to visit a property if it pulled out a permit, was new construction, or was a sale. According to state statutes states that "Real property shall be valued by the assessor in the manner specified in the ********* property assessment manual provided under s. 73.03 (2a) from actual view or from the best information that the assessor can practicably obtain, at the full value which could ordinarily be obtained therefore at private sale. In determining the value, the assessor shall consider recent arm's-length sales of the property to be assessed if according to professionally acceptable appraisal practices those sales conform to recent arm's-length sales of reasonably comparable property; recent arm's-length sales of reasonably comparable property; and all factors that, according to professionally acceptable appraisal practices, affect the value of the property to be assessed."

    In addition, the assessor was in contact with the property owner on multiple occasions explaining this and discussing the property.
