    The appraiser made several mistakes that caused him to value the house & property significantly lower than the realtor’s listing price, the buyer’s offer price, and all online estimates. When those mistakes were cordially brought to his attention by the buyer, realtor, and lender, Mr. Bartholomew refused to make corrections or adjust his valuation. The specific mistakes the appraiser made include the following: 1. The appraiser miscalculated the finished square footage: basing his appraised valuation on 1,964 “square feet of gross living area above grade” when, in fact, it was 2,379 square feet of gross living area above grade (as was noted in the realty listing and supported by the city Assessor’s Office). Mr. Bartholomew, however, would not reconsider his number nor acknowledge the city assessor’s calculation. 2. The appraiser miscounted the rooms—noting only 9, not 10 (missing a bedroom/den). Rather than correcting his mistake and re-evaluating the home’s value, he responded: “The difference between 5 or 6 bedrooms doesn't affect the value at this time.” However, that bedroom made a difference between having 2 bedrooms upstairs or 3 (including the master bedroom and two other rooms). That room certainly can add value to the home at any time. 3. He also misreported the Garage as 2-car, when it was actually a 2.5-car garage (with a loft), and he did not account for many upgrades. Online realty estimates gave the value of this home as $212,000; $220,000; and $226,000; but Mr. Bartholomew refused to adjust his value of $198,000. Perhaps that’s why his company is called “Lender Preferred Appraisals” so that a lender will have more value in his property than in the appraised amount he lends.
