    I have four properties in ** that Gardiner Appraisal Services reassesses every year. They have never sent me a letter for ANY of my properties to let me know of when they will be coming around to reassess. After the reassessment takes place, they still neglect to send me a notice, letting me know if the new assessment and the dates that the board of review period is open to challenge the new assessment. I have never been given the opportunity to refute my property taxes and know that on one of my properties specifically, I'm significantly paying more taxes per year than what I should be (about $900). For the 5 years I've owned that specific property, I've overpaid the property taxes about $5,000 because they've valued the home at way more than it's worth. I'm a Realtor in ** so I have the resources needed to compare my properties to others and know how to determine the fair market value of each. I have had no opportunities to refute my taxes because they neglect to send me the letters and notices. I've heard the same complaints about this company from several others.

    ************************* called our office on 10/10/2022.  She indicated that she owned 3 properties: ***********************************************; *********************************************************; and *****************************************, **.  The last property is located in the Town of **************** and we are not the assessor for that municipality.

    The first property is located in the *************.  We completed a full revaluation this year, which means that we send appointments to all the properties in the ************* to view the properties.  She called us on 10/10/2022 indicating that she had not received an appointment for the revaluation.  We had to send letters to 362 properties and we were not complete with the work there at the time of her call, so a letter was not sent yet.  She made arrangements for one of our employees, ***********************, to view the property on 10/11/2022.  *********************** viewed the property on 10/11/2022.  ************************* purchased the property on 7/28/2021 and this was the first time that we viewed it since she purchased the property, so I am not sure what she was referring to when she stated that we assess it every year.  A notice was mailed to her on 10/21/2022 to *********************** and *************************, *************************************************, which is the address listed on her *********** Transfer Return and the address that Grant County has recorded for her.  The *********** Transfer Return is registered with the Register of Deeds and the notices were generated by Grant ***************** class="gmail_default" style="color: rgb(7, 55, 99); font-family: verdana, sans-serif;">
    The second property is located in the ******************.  We also completed a full revaluation in the ******************.  A letter was sent on 11/24/2021 to the previous owner, who was the owner at that time to view the property on 12/7/2021.  ***** did not purchase the property until 2/4/2022.  A notice was mailed to her on 9/30/2022 to Homepage LLC, *************************************************, which is the address listed on her *********** Transfer Return and the address that Lafayette County has recorded for her.  The *********** Transfer Return is registered with the Register of Deeds. We have only been the assessor there since 2020 and the letter dated 11/24/2021 was the only letter that was sent to view the property since we have been assessor, so again, I am not sure what she is referring to that we assess the property every year.

    She also states that she is paying more taxes per year than what she should be for the last 5 years, but she has only owned the two properties for 1 year and 3 months and 9 months respectively.  I am guessing that she is referring to her property located in the Town of ****************, which we do not assess.

    I do not know what the fourth property she is referring to.  When she called on 10/10/2022, she indicated that she owned 3 properties and gave us the addresses listed above.

    I had emailed the BBB a few weeks ago to remove my complaint since in the process of the revaluation on my primary home ************************************************ learned that Gardiner Appraisal is not the assessing company for my property of main concern at **************************************************, **. I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution is satisfactory to me.
