Deposit was made of $1272.82 on 6-4-24. Final payment after work completion made on 6-14-24 for $1272.81. Work involved removing water-damaged drywall, old window, insulation, clean up mold, install new insulation, drywall, window, paint (customer-supplied paint). Importance was stressed to a draft coming in at bottom of wall by baseboard. On December 11th, 2024 I sent Lakeshore Restoration an email which they have not replied to. It basically stated the following: Unfortunately, a low-quality window was used. I was never explained the process of windows nor given an option on types of windows. This is a single-pane window and nothing but cold air blows in. My upstairs is now colder than it was before the work was done. I have condensation on the window and the new wall. All this work is going to be for nothing. During the Summer I also had bugs getting in through the window. I was definitely hopeful, but I am displeased. The business has not reached out to resolve and my home is freezing almost to the point I can't live in it. My utility bills are through the roof. I'm living off space heaters as extra heating and the walls are going to be more damaged than before they did the work. My family and pets are suffering health issues due to the dry cold air blowing in. Something isnt' right with the wall or window. The hallway is currently temping at 41 degrees.

On or before May 29, 2024, Lakeshore Restoration LLC was requested to produce an itemized estimate to repair a water damaged wall and replace a window.

On May 29, 2024, this itemized estimate was completed and emailed to Mrs ****** for review and approval, along with a detailed explanation of the scope of work, including the fact that a vinyl single pane window would be replacing the existing wooden single pane window. (see exhibit A).

On June 2, 2024, 4 days after receiving the estimate, we received an approval email and a request to schedule the project. (see exhibit B)

On June 10, 2024 we started this project as contracted and agreed with the customer. We received a non-heated stair landing space, with an old wooden single pane window covered in plastic, with surrounding walls showing signs of mold and long-term water damage. (see exhibit D and E)

The restoration project was completed on time and we delivered what we had promised in our itemized estimate and detailed scope of work. (see exhibit F and G)

We reviewed this complaint and didn't find grounds for a refund on this project.

    Better Business Bureau:

I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

[Please type your response here.]If business is a reputable business they would know that a single pane window would be inefficient in our climate and would not work. These types of windows are not Energy Star Certified. I've had my home inspected twice this winter by my **** company and they have also noted an issue with the wall and window. There is so much air coming in that I have foam, plastic, tape, and another barrier attempting to keep the air out as well as a sheet at the bottom of the stairs. It's not working. My old wooden window was more efficient than this c*** The lack of quality work is costing me more money and damage to my home. I will be having an inspector coming in soon and they will note the same lack of proper work offered/performed.

    Hello *******,

Thanks for providing us with the inspection report.

During our initial review looks like this report was made in order to outline a scope of work for general home improvement to get a city funded *********** this doesn't look nothing related to construction coding, since all windows in the house are set to be replaced among many other recommended tasks.

This document was forwarded to our legal counselors, they contacted the city of two rivers on this, and are still waiting on a reply, the city hasn't responded yet.

Nevertheless, just reading the estimate for work completed in your house, we determined that this dispute is all based on the window installed.

Therefore, without any legal advice, the management wants to offer you a refund of the total amount you paid to remove the old window and replace it with the existing one ($414.30)

Funds would be sent in a business draft (check) payable to ******* ****** and mailed out to the service address within 5 days upon acceptance.
