1 starIf any company deserves the name patriot, its NOT this one. Youd think theyd have empathy for tenants let alone an employee. We reached out on April 4th of this year about our door leaking, they said they would take a look and then nothing. In May, the kitchen flooded from the front door. After waiting 5 hours, maintenance finally showed up and then promised sand bags. We didnt get the sand bags for a couple days, and soon after quickcrete was poured in the rain. Our door was cemented shut now too. A couple weeks ago, our entire apartment flooded, through the still cemented shut door, some spots with an inch of water. They ended up caulking the door shut a few hours after. We had to get rid of our furniture due to water damage and mold, as well as find somewhere to go with our dog and cat at 10:30 at night. A couple days later they offered us another apartment, then never followed up. We now know that apartment has bed bugs or roaches of some sort, so good thing we got out of there. The apartment smelled horrible with mold before we got what was left of our stuff out. Our renters insurance agent told us, it is patriot properties job to cover our losses as it was due to negligence, they refused. So I went to the news because I know I am not the only person this has happened to. Then they proceeded to fire my fiance directly after the news reporter reached out to them, and claimed it was due to breaking their nda. After talking to lawyers we know its clear that wasnt the case. My advice, pay the extra few hundred dollars at another property not managed by them, you get what you pay for.********************************************************************************************************************************Review fromKelly G

This is the WORST property management company ever. I was shown the apartment by the owner Cody ******* and he was super nice and I was excited to apply. They told me to look at the portal to see my results of my application. The information was NOT MINE and it was awful.. The person on the phone said he was sorry I got the wrong letter.? What is going on here? It's really too bad but they are awful. I tried to message Cody because as the woof the property i think he should be aware of how awful his property management is. He was in a news article talking about how excited he was to bring more renting options in Madison which is a great idea but it's a shame he chose this company for his property management company.Patriot Properties

I have now lived at Patriot Properties for 2 months. I was living there for a week, and someone put a package in my apartment without notifying. when I called about my frustrations about someone in my apartment, she stated she will notate my account. ARE YOU SERIOUS!?! When I looked at the apartment initially, I saw a in the security camera in the hall by the elevator. I thought, that makes me feel better knowing I have a security camera in the hallway. BUT NO, it's just a decoy. Needless to say, no one called me about what had happened. I explained to the woman on the other end of the line that it states in the lease agreement; property management MUST give 24hr notice prior to going into someone's apartment. I then asked for her to have a property manager contact me, she stated she will forward it over. Well, guess what, I never received a call back. Recently, Oct. 11th through Oct 16th the whole building went without hot water because they were going through third-party vendor. I believe there is a Wisconsin state law that tenants are not allowed to go without hot water for more than 24hrs. Not to mention, I went to pay my full rent payment; I logged on Patriot Properties website, and it states I owe $13.86 for gas. From what I can see throughout my apartment, it's all electric, which I paid. I called **************, the representative stated I do have a gas meter, and I was charged last month for the amount I stated above. I looked at my lease and on page 16 it states I will be responsible for electric/gas; however, I was never told when I moved in. I was just told to have the electric set up in my name. Now through all of this, I had to purchase a camera for my apartment. I still do not know who was in my apartment. For all I know it could have been one of the previous tenants because I only received one key when I moved in. Other places I lived, I've always received two keys. This property management deserves ZERO STARS.Patriot Properties

This rental company is terrible. They do not follow procedures and policy for their lease. I received a five day lease violation about trash that was reported from a neighbor child and there was no proof or pictures to this violation when i contacted the property manager they told me dont worry about it. I said i wanted it removed there was no reason for the violation that i had no trash outside there was over five units that had household couches chairs and other trash outside yet the management did not want to hear it. Then i ended up moving i lived in a housing voucher unit and had to wait four months to get into my mailbox and buy the key and lock for forty dollars to get my mail because management did not provide a key now they are threatening me telling me they are going to charge me for the key and lock if i so not return the key. This company is outrageous and i really dont know how they get away with treating people and families this way.Patriot Properties

While we appreciate the feedback given, our team has been in contact with you to resolve the key issue and there was no charges to your account. As for lease violations issued, our team works with the community and staff to ensure all tenants are following the lease and community guidelines. If any person is not in compliance with lease terms, a lease violation notice is issued. It is our policy not to disclose any names or information to tenants on who or how the information is received in regards to possible lease violations. Patriot did ask you to vacate the property, with all legal notices, due to lease violations brought to us by ***********. I wish I could give less than 1 star. They purchased our property, made no improvements, and took away our parking spots. They don't care about the property, and have no manager or maintenance people stationed here. They purchased this building simply to add another property to their portfolio. They don't care about the people that live here. If you can avoid them, do it. They are wannabe slumlords.Patriot Properties

Zero stars. The worst of the worst of the worst property managers I have ever dealt with in my 23 years of living in *******, **. To have someone pick up a phone at their office was a challenge, but their response to needed property repairs was ridiculously delayed or non-existent. If you asked why after a month of notice they still hadn't done anything, you got the angry retort from their office staff that they had many properties to take care of. You are treated like you are a dot among their many dots of rental dollars-- nothing humane here. If you have a choice, please do not ever go with these incompetent and uncaring folks.Patriot Properties

1 starIf I could give 0 stars I would. This company does not care about the people who live in their so called properties. Atleast not mine. One of the property managers came by one day looking around our building that they had taken over back in Nov 2022. I was outside when I was approached by a male manager (who did not give me his name) and told me that things need to be removed or he will remove them. Had a very unapproachable demeanor and yelled at me to remove my things from outside. We were not notified of any new rules, or changes in our lease and I told him that. He said "we don't have to notify you of anything ". I said "yes, you do. It's, for 1, a professional thing to do". He then said, "I don't think trailer trash like you has any room to argue". Such a disgusting company to allow such behavior in a property management company. They have NO respect for anyone who rents from them. And they constantly change things in our lease agreement which they can't do until it is time for renewal. Which I pray to the universe I don't have to do. When my security deposit was being refunded I received a text saying my utilities still had a balance. I told them they could deduct it. I just got a past due letter from my utility company in the mail stating they never received payment for this. This is now 2 months since I’ve left patriot properties and I am still having to deal with issues with them. Beyond this specific issue this company is awful to the tenants. The office people are rude, unknowledgeable and refuse to help. I wouldn’t recommend my worst enemy to rent from herePatriot Properties

Upon further investigation it appears SP Utilities received the payment and applied it to the house meter, instead of to the outstanding unit balance.
