    Business Response

    Date: 11/21/2024

Worth Services has had four email addresses over the years as needs changed.  All four still function and are checked regularly.
************************************************************* is the current preferred email
    ***************************************************************** is the backup email
*************************************************** is the email published with the *********************, but has difficulties receiving large attachments, and so receives but is not used for sending emails.
*********************************************** is from when our internet was satellite-provided, and still receives but is not used for sending emails.

So far, we've received ***** emails this year, not counting the 10 to 20 spam emails every day.

Worth Services has two telephone lines.
************ is the main telephone line, which is currently cut off from the office.  It can still receive messages on the phone-company-provided message system, and is checked for messages regularly.  It's greeting tells the call that the line is out, but that they can leave a message there or call the alternate telephone line.
************ is the alternate telephone line.  It is fully functional, with an answering machine for when we're not in the office.

So far, we've had 775 messages left for us this year, not counting the spam messages.

Phone number ************ is not in the list of messages received, and **************** is not in the emails received.

THIS IS BAD, REAL BAD!WE HAVE BEEN GROSSLY OVER ACCESSED, AND OTHERWISE OVERTAXED (PER ACRE OF LAND). WE PURCHASED OUR 120 ACRE FARM IN ****, WE ADDED AN ADDITIONAL 35 ACRE PARCEL TO IT IN 2021. WE HAVE BEEN PAYING JUST OVER $2,400.00 ON THE ENTIRE PROPERTY IN TAXES ANNUALLY... UNTIL NOW!OUR PROPERTY TAX BILL WENT FROM $2,400.00 IN 2022 TO A STAGGERING $17,000.00 IN 2023!THIS IS OUTRAGEOUS, THIS CONSTITUTES FRAUD!OUR PROPERTY BY DEFINITION IS CONSIDERED AG FOREST BUT IS BEING TAXED AS FOREST, WE ARE BEING CHARGED OVER $120.00 AN ACRE! THIS AMOUNT IS NEARLY 3 TIMES THE ***** AVERAGE COST PER ACRE... LET'S DON'T FORGET THIS IS IN RICHLAND COUNTY!I TRIED TO REACH OUT TO THIS COMPANY ON NUMEROUS OCCASIONS SINCE RECEIVING THE ***** THERE APPEARS TO BE ZERO ACCOUNTABILITY AND ZERO TRANSPARENCY WITHIN THIS COMPANY.THERE WILL BE RAMIFICATIONS!

I have talked to ******************* repeatedly about his property:
    05/18/2022  1hour 10minutes
    02/03/2023  30minutes
    01/08/2024  50minutes
    01/15/2024  3minutes

He is very excited, won't let me answer any questions, and shouts down
anything I try to tell him.  He has specifically said that he does not
care what the assessing laws require.

*********************** lands are assessed exactly per ********* Statutes, at market value when applicable
and at reduced value where warranted.  His increase in taxes is because
his lands were formerly in the ********** of ****************** Managed
Forest Land Program, and are no longer in that program.

    Only one
of *********************** parcels qualifies as Agricultural Forest; the other
five parcels are assessed as Forest (full market value), and do not
legally qualify for the Agricultural Forest classification.

In addition to the over 2 and a half hours on the phone with him, I have
mailed to him printed copies of the ********** of ********* Guide for
Agricultural Assessment, and information on the State of ***********
requirements for putting his land into a conservancy and thus making it
    exempt from taxation.

******************* is going to achieve nothing by calling me further.  He is, quite simply, being assessed correctly.  If
he disagrees with this, the ONLY next step is to formally object at the
Town of ******'s ***** of ************* I tried telling him this during the
last phone call, but he probably didn't hear, as he was talking over me
as I said it and was still talking when I hung up on him.

today 8/20/2023 I received notice of assessment of my property. These clowns saw fit to increase the value of my property by more than double it's value last year for zero reason at all. I have made zero assessable improvements to the property (cleaning up trash and clearing brush are not assessable) and have made no additions to my home, no additional square feet, no improvements aside from regular maintenance and removal of some things that were hazards and needed removing. I have already requested reasoning behind their ludicrious assessment which is seeking to tax me out of my home. I am prepared to file an appeal with the township of ***** and also to seek legal representation to *** this assessor for just deciding my property is worth way more than I can sell it for in it's current condition. They should have their license revoked and I will be also filing a complaint with both the state and the county.

    Business Response

    Date: 09/06/2023

The Town of ***** received a revaluation for all properties in 2023, the first revaluation since 2014.  Revaluations are a legal requirement when the sales of properties indicate that the Town is under-assessed.  Revaluation changes in a property are not due to any physical changes to the property, but are reflecting economic growth - the property is worth more now than it was.

This property is being treated uniformly with other properties of similar age and size, and has a value that very much reflects current conditions.  To revert the property back to the previous assessed value as the owner requests would be illegal:  to lower one person's property without lowering all properties would be to give that owner preferential treatment.

This person will be treated exactly the same as all other landowners in *****.  They can object to the assessment at Open Book, the informal meeting with the assessor; object at ***** of ******* the formal, judicial hearing before the Town *****; appeal to the **************** of ******** and appeal to Circuit Court.  In every case, they'll be required to provide evidence of why their property should be assessed lower than what it is.

[A default letter is provided here which indicates your acceptance of the business's response.  If you wish, you may update it before sending it.]

    Better Business Bureau:

I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution is satisfactory to me after direct contact from the business in question. The data used to value my property was in error and Im talking with the assessor, I was able to provide the actual data about square footage and condition to get an accurate valuation. This matter is now closed and the assessor will be sending me a new valuation notice with the updated value.

    Regards,
