    I rented a home which I took very good care of, made cosmetic updates and upgrades which I provided receipts for including carpet cleaning when I moved out. The lease stated my deposit would be returned in 45 days. I received a very small portion of my deposit back almost 12 weeks later (84 days) where they had charged me for carpet cleaning and $700 for painting. The house was not painted when I moved in nor did they reimburse me for any painting and repairs I did while living there. They will not answer any calls or messages regarding the receipts I sent. My deposit was $1350 and they returned $398 to me. We spent over $1000 on paint and I have before and after photos of new wallpaper and paint in the kitchen, new wallpaper and paint in the dining room, smoke damage repair (from previous tenants) on the fire place and paint, carpet cleaning, new numbers for the exterior of the home, and new numbers for the mailbox. Consistently throughout the renting process I was lied to, made promises to, and was never treated in a professional manner by the people working at Real Property, even the first day they were 2 hours late to bring the keys and would not answer their phones until I called from an unlisted number. I have never not collected a deposit back in full in any renting situation until dealing with this company. During my whole renting experience they were never a reputable company to deal with. From promising countertops that took 2 years to put in to a broken window they took months to replace all while telling me repeatedly “they’re coming tomorrow” all for no one to show up. There was a water flooding incident in the basement they took months to fix and mold was visibly growing on the walls.

    My wife and I contacted RPM Valley about a house they had for rent on their website, the pictures they had posted to their site were from at least 6 years prior but they passed them off as recent. So we signed a lease and sent them 5 thousand dollars to hold the property for us until we were able to move approximately 1 month later. Once we arrived to the property, we observed mold throughout the house, water damaged walls the cabinets were detached from the walls and ceiling, the sun room was collapsing do to water damage, there was exposed wiring, rat poop and ants inside. The floors were warped, and the wooden slats were separating and uneven. The closets were unfinished, they were just holes in the wall with drilled dry wall to close them. The car port was tilting over slightly and the out door fence was falling off the hill and was a rusted mess. When we called to have them switch our property, they eventually found us somewhere after 3 days and told us they would take our 5 thousand dollars and apply it to the new property. After 3 months they let us know that we were behind on rent because they took 2 months of our pre paid rent and gave it to the previous owner of the dilapidated house (without discussing it with us.) Now they’re avoiding us, and won’t let us pay rent online, now that we can’t pay online anymore they’re adding late fees. We NEED SOME HELP, please we just left our families and moved our child across the country and gave them all of our money.

    We were contacted by the tenant about a house that we had for rent on the internet. 

    At that time the tenants did not choose to come in from out of state to view the property.  They chose to go ahead and do an application for the tenancy of the home as we had multiple applicants for this property.  It was explained numerous times that we do not HOLD property because that puts the owner out of rent for those months and that they would be paying for the home for the full length of their lease.  They decided to go ahead and secure the property with a legal binding Lease. In the Lease that they signed it states that the tenant is responsible for all yard care, utilities, pest control, and anything else that pertains to the home such as rental insurance, etc.  They executed the Lease on June 20th, 2023 and their Lease started on July 1, 2023.  They paid $4,900 which included a pet fee of $300 dollars, and five months of prepaid rent until November.  Nothing more was said.  They arrived August, not July.  When they went to the property, they decided not to take it and said they wanted out of their Lease.  It was told to them that they signed the Lease, and we would put it back on the market but that they would be responsible for the Lease until it was rented out again.  RPM paid for 3 nights in a motel for them and by Monday they executed another Lease on a different property.  We put it back on the market in August and a Lease was secured within a week and they were released from the previous lease.   They were charged for July and half of August's rent, the lawncare, and the electric that was to be turned over in their name but wasn't.  They were refunded their security deposit, and $2483.81 was applied to their new residence.  

    They paid their original rent online back on June 23rd and have since paid online, so I'm not sure what issues they may be having.  There is also NO late feels on their ledger.

    Real Property Management Valley (RPMV for short) have committed acts of fraud, by stealing funds from my family's account. RPMV terminated a month to month lease in May 16th 2023 giving 45 days to exit the premises. The residence was fully vacated on June 30th 2023, in which they was made fully aware of prior to the completion of the final lease period. On the date of July 4th 2023 RPMV withdrew $850 from my family's account without permission or further authorization. Due to the termination RPMV established their actions are legally considered an act of fraud and and identity theft.

    The above complaint was not filed by the tenant.  

    Real Property Management does not "take money" from accounts.  The actual tenant set the account up with their bank and they pay it through their bank.  We have told two of her "family" members who have called and her that she will need to contact HER bank and have THEM to stop payment and have it reversed as it was done electronically. 

    RPM did give a 45 day notice to move out as the owner wanted her mother to move in.  Tenant was on a month-to-month lease after fulfilment of a year's lease and RPM was only required to give a 30 day notice.  We were more than generous to give the extra 15 days to find housing and move.  

    Furthermore, to accuse and defame RPM is illegal and can be held accountable for it.

    RPMV Is completely lying about not embezzling funds and have recently started trying to the person they stole the funds from to shut down their account so they can keep they money they embezzled and have the bank reimburse it which is fruad.  Anything admitted less than is a complete lie.

    AGAIN, as stated THEY pay online.  THEY have to shut down  THEIR online account.  If it is not shut down by August 1, the REOCCURING bill that they put on will be charged out again.  THEY have to do it.  It is their account.
