I rented an apartment from this business at **** ******** *** *** *********** ** ***** from 12/27/2022 through 5/19/2023. I was charged extra money in addition to the $725 security deposit at an adjusted rate to move in 4 days early ($166.94) but not compensated any money for the partial month that remained when I moved out early - as my lease wasn’t up until May 31. I texted my landlord to let him know I was moving out, and after doing a check of my apartment, he gave me a list of things that needed addressed in the apartment and that I could do it myself or be charged a fee and this is quoted from him : “A couple minor deductions were apparent in the unit. Did u want to remedy those things or should I go ahead and schedule the cleaning crew??Bathroom needs cleaned. Most notably the toilet & tub. 1 light bulb in the kitchen. Stove pans in kitchen.
U can borrow cleaning stuff if u want to try to get more deposit back. It's up to u.”
I told him I would take care of the items and I did. I finally get my returned security deposit in the mail on July 5, $600. with an invoice saying that $125 was deducted for carpet cleaning.
He was called and he just said I was expected to do that because it was “in the lease”. I got out my lease to review, and the carpet cleaning is listed under “Move out guidelines checklist.” Nowhere does it say it is required. The it says “IF cleaning is needed…” followed by a list of monetary deductions.
The only carpet in this one- bedroom apartment is a 12x12 bedroom that I never wore shoes in. It did not need cleaned. And I’m sure it did not cost him $125 to clean it. And if the company cleans carpets between ALL renters (which was another claim he made) then isn’t that the responsibility of the lessor?

I feel I was unduly charged a fee and deserve to be refunded ALL of the security deposit. Especially since he checked the apartment before I turned in my key, didn’t mention the carpet. I have documentation of all of the texts, etc.
