    Legacy Property Solutions is a corrupt rental company. They are scamming people left and right! We have had nothing but trouble from them since we moved in. When it came time for the move check-out they would not setup a time to come and do a walk through with us and then charged us for stupid things like $1,050 for labor to replace 6 light bulbs 3 toilet seats and a blind! And they could not produce receipt for all the things they “had to fix”. We had the house professionally cleaned when we moved out and provided the receipt for the cleaning ($375) to them and then they charged us for a second cleaning fee of $455 to have the whole place cleaned again. The lady who did the cleaning for us is troubled over the fact that they believe the house was dirty. We have reached out to the community and this seems to be a common practice for Legacy Property solutions. Someone needs to hold them accountable for taking advantage of the people who rent from them!
    Supposedly because they can take advantage of people they will. Their staff also has no problem being incredibly rude to customers, going as far as hanging up on me 3 times in a row…rather than having an adult conversation and answering my questions as to the charges they had on our move out form.

    The tenant and her family rented a unit from Legacy Property Solutions.  When she provided move out notice to Legacy she asked for the names of cleaning companies that we recommended.   The tenant was also provided a list of the cleaning that we required upon move out.   We provided them to her.  She contacted the recommended cleaning company and chose to hire someone else because the cleaning company said they could do it cheaper than our recommendation.   Upon move out inspection, the cleaning was less than what is acceptable.  We contacted our cleaning company, one of the same ones that were provided to the tenant, and they went in and cleaned the unit.  Pictures were taken both before cleaning and after the cleaning.   The invoice that was received was for $455.00.   In addition, there was damages attributed to the tenant.  The damages totaled $1216.07.   The total deposit being held on behalf of the tenant was $1700.  After the costs of the cleaning and maintenance were deducted a refund of $28.93, along with copies of all of the receipts associated with her deposit disposition were forwarded to her.  

    The tenant called the office and questioned the cleaning.   I told her that this was an independent contractor and that Legacy did not dictate the cost of the cleaning only that the cleaning be sufficient for a new tenant to move in.  The invoice is very detailed with a list of every item that was cleaned in the unit.  A copy of this invoice is attached.  The tenant is angry that she paid for cleaning and then we cleaned again.  The cleaning that was completed was not complete as per the list that was provided to the tenant and the unit needed further cleaning prior to a new tenant being provided occupancy.   

    The tenant also questioned the fact that she had to pay for labor for maintenance that was completed that was not normal wear and tear upon vacating.  She said that she has never heard of a company charging labor for maintenance.  This seems to be a ludicrous statement to me.  The tenant was also provided the pictures of the condition of the property outlining the damages and cleaning that she was charged for.   After a lengthy discussion, with the tenant that was going in circles, I told her that her recourse would be to file small claims action.  This would allow the courts to take into account all of the documentation, facts and pictures and create a judgment based on this information and not take her word or mine.   The tenant continued to argue with me.  There was no point in continuing and I told her that I didn't feel there was anything more I could provide to her and I hoped she had a better day and hung up.  The tenant called back that day 12 times.  I didn't hang up on her out of anger, but rather we had reached a point where the conversation was going nowhere, and she continued to threaten Legacy and I chose to end the conversation.  

    I understand that she would like more of her deposit back.  Because the tenant does not agree with the disposition does not make it invalid or mean that we are scamming her.  It means that we don't agree.  I, again, encourage her to take the action to small claims court.  I am confident based on the documentation and pictures that the outcome would be in Legacy's favor.  If possible, I would be happy to post the pictures here also.  A picture is, after all, worth a thousand words.
