    In early July 2023, I spoke with our Assigned KDMManager ****** ****** via phone call regarding my concerns with our boards operations of late. I learned after the fact that the Elected Board Manager had stepped down and another board member took his place. This was not shared with property owners as we did not receive any information or opportunity to re-elect a new Manager. I reached out to KDM Management which is the Management Company that our board hired for guidance and ensuring that we follow the required rules and policies relating to condo living and ownership. In speaking with ****** I learned that she was newly assigned to our condos which is La Rose Terrace in Morinville which is just north of St Albert. ****** had only been with our unit for a few months and still learning about our current situations and board plans to address a number of our property concerns. As property owner here for the past 5 years we have seen on going problems such as lack of communication with owners. Lack of any progress to address issues that were identified years ago. In addition, my concern with KDM Management is that we’re obviously in a situation where we need experienced guidance and leadership from their company, and ****** is now I believe the third person assigned to our condo board by KDM in the past 5 years. We need experienced help from KDM to ensure we progress with a number of issues concerning the upkeep of our property as well as safety concerns do to children playing on the main drive into our property and the speed of some owners and renters entering and exiting the property. As stated I just wanted to bring this to the ***’s attention and hope that steps can be taken to address matters and get better communication going with the owners and finally see some positive progress.

    I am being charged over charges for the furnace repair. Mr. ***** ***** has changed a furnace blower in my condo unit. Even though i request him. to provide me a quotation. He did not provide me a quote and did not receive my approval. I did call him directly without involving condo management.
    KDM management paid my invoice to Mr. ***** *****. without consulting me. they are charging back to me. I need help to resolve this issue. thanks

    Good morning Mr. *********,
    I have consulted with the Managing Team for this corporation,
    to my understanding it was a no heat call to ***** ***** ******** and upon their
    arrival it was observed that the part needing replacement was necessary to get
    heat back into this unit. Situations with no heat are a requirement not a
    choice.

    ***** ***** ******** is one of the few in the Edmonton area
    who can work on this type of system and has been working with this Corporation
    for many years now and is the primary contractor by the Board of Directors. Bringing
    in your own plumber or contractor is not an option.

    As per the Corporation Bylaws, this type of service is the responsibility
    of the owner, however with it being no heat and an emergency, the Corporation
    is the first to respond. Once the Corporation responds, they are responsible to
    make payment to the contractor, then they Bylaws will determine if there is a
    charge back to the owner or if the cost remains with the Corporation.

    Further to my understanding, arrangements have
    already been made for the outstanding payment.
