    Sterling Property is the landlord of the mobile park I live in, I own my home but pay lot fees. In my lease with them they are required to pay for water. In 2019 the ******** guidelines for acceptable levels of manganese in the water changed. In Feb 2020 Northern Health informed Sterling Properties that their water in the park must be fixed. Fwd to Sept 2023, it still has not been done. Sterling did not provide water to the residents between feb 2020 and march 2022. I filed a complaintvwith the residential tenancy board and won. They issued an order on July 13th 2023 for Sterling to pay back 40 % of my lot fees from march 2020-march 2022. I served them with the document July 14th 2023 and they were required to pay by Aug 14 2023. It is now Sept 11 2023 and they are not paying, answering calls or even answering calls from the press.

    on August 31, 2022 I have my final inspection done the house (********* *** ****** ***** **) I had rented since July 2016 and I am still waiting for some kind of communication from Sterling Management about return of my damage deposit of $800.00 plus interest. I have emailed their office at least 4 times asking for the return of the damage to no response only that they are looking into it. The pre inspection completed one week prior by the same person was surprising pleasant with only one issue about the marks on the basement floor. (that were noted when I had moved in 6 years prior). When the same person started the home inspection on Aug 31, 2022 it became very clear that all she wanted to do was argue and to upset me so she could keep the damage deposit. I had hired people to clean the house who actually work cleaning hotels and to her the job was not done good enough. It was cleaned to the same extend it was clean when I had moved in 6 years ago. I had actually cleaned the top of the clothes washing machine with a tooth brush and it was still not clean enough. When she started blaming me for the condition of the main bathroom that due to their repairs it was sealed up for the last year I knew it was time to leave. So before the inspection was completed I signed that I disagreed and left. I had paid out over $125,000.00 in rent sometimes almost 3 months in advance took care of house like my own no pets, no kids, no drinking, no smoking no drugs, not even any plants. I had been charged a late payment penalty when I paid over 7 days early, the list goes on. Appliance complaints ignored I had to replace washing machine, dishwasher and fridge. I had to stay in a motel for a few days after the poor repairs done to the main bathroom. I feel that some how Sterling Management should be held accountable for the way they treat their renters. I appears their solution to every problem is to ignore it and hope it goes away. Would like to avoid legal action?

    This former tenant left $1400 of damages in a unit that only had an $800 damage deposit.

    It was filthy, the washing machine was un attached, and there were nails and holes throughout the drywall.

    This will be the last I will note / discuss this matter.

    I am rejecting this response because:  It is very easy to say the repairs were more than the damage deposit.  I say the house was in the same condition it was in when I moved in 6 years ago plus normal wear and tear.  Sterling Management has had over 3 months to justify any kind of repairs needed to the house, because they never supplied me with the final inspection sheet.  Sterling Management did not honor their legal requirements to respond in the time period set out by the authority having jurisdiction in these matters.  Sterling Management in my experience holds the renters to a standard they themselves do not comply to.   a; number of times when there was an over charge on the water bill I had to take time off work that very day to pay this bill and was unable to wait to pay it when I would pay my rent.  It has been over 3 months and I have had no response on this matter from Sterling Management, I was actually surprised when Sterling  Sincerely, Management responded to your company. 

    The truth in my opinion is that the damage deposit is not the real issue but it is how the renters are treated by Sterling Management.  Instead of ignoring issues like overcharging to the extend of late payment when the payment was made at least a week before it was due. Just admit that your accounting at that time was behind and now it is better. Instead of ignoring  and bullying people just admit you made a mistake and try to make it right.  The main bathroom that was sealed up for the last year because of the odor of moisture and mold sealed into the walls and floor is a good example.  Instead of arguing and going against the diagnose from the companies that do this type of work and saying I don't smell anything and the experts do not know what they are talking about. This type of attitude does not accomplish anything but simply makes matters worse.  The problem with not showing others respect is that means these types of people or companies have no respect for themselves.  

    Because of ongoing health issues I will not be pursing this matter any further.  Because of the past 6 years of experience with Sterling Management I knew that they would not willingly give me back my damage deposit.  If they choose to not do business with honor and respect there is northing I can do about it.  An honorable company would simply say we are sorry about the past issues and the least we could do is give your damage deposit back. It is said he who controls your anger controls you so I refuse to allow anyone to do that to me.  You all have a nice day and I appreciate the effort you put into this.  Thank you ***** ** *******
