Great family run business. Exactly what you need for this type of project. Couldn't have gone any better. Highly recommend!

We wanted to build a Nomad in our backyard as a financial opportunity for my mother, my brother, and I. Initially, we were assured by their representatives that the process would be seamless they claimed to take care of all docs and permit processing. I have recordings of these meetings to confirm their promises. Since the company is based in ******, I checked multiple times to ensure there would be no issues. However, after they secured our money, the permitting process was a mess We were required to pay an outside engineering company for the plans (an extra $3750). This was never mentioned, and I verified this by re-listening to the recordings. The drawings took 3 months to receive. Once we had the drawings, we discovered that the permitting process was not as easy as they claimed. Instead of fully handling it, they expected us to act as the contractor, get the permit signed by a notary, and take it to the county office. This was now 5 months after making the deposit. My mother, ************ all have fulltime jobs and did not have the time to go back * forth to the county. After expressing that the permits should have been taken care of as per the onboarding, they connected us with a contractor. We waited & waited, still without the paperwork, and the construction company informed us they couldnt secure a subcontractor. They pestered us for more money, assuring us that this would expedite the process, even though nothing had been accomplished yet. Then, my brother passed away from a routine surgery. Needless to say, getting our deposit back would be helpful. Despite this, their response was shockingly heartless. They stated:"Unfortunately, due to the sensitivity of our cashflow requirements ..... all deposits must remain non-refundable. Maintaining this policy is crucial to ensuring our companys very existence."This company is not equipped to work within the US their service are extremely unsatisfactory from the beginning. Heartless.

It was found that ADU permits in ****'s area are considerably more complex than in other areas and considerable effort was spent by NOMAD to create the permit application documents. One requirement is to have a contractor in place who can sign as the responsible party for all on-site assembly and construction. Finding a contractor to do this would not only require completing a full set of construction documents for tendering purposes, it would then require sourcing contractors, detailed correspondence, site visits, and waiting for final pricing. A sizable deposit would also be required by the selected contractor before signing. The other option available was to have the owner sign as the builder. Experience in other areas confirms that this strategy would allow the permit application and review to proceed immediately and allow them to source a builder during the permit review period. The builder on the application could then be revised with their contractors signature. This was explained and agreed to by the purchaser. While this route saves considerable time, the county also required the owner to sign in front of a notary public and is the basis of the purchasers complaint. While the Cubes structure has been fully engineered, every county/city requires a licensed engineer in the state to sign off on the permit documents due to specific environmental aspects. This engineering forms part of the project soft costs, similar to permit application fees, special energy reports required by the county/city, and any other cost relating to obtaining permits in that specific location. NOMAD provides preliminary design, permit drawings, application documents, and admin of the review process free of charge. We are certainly sympathetic to the purchasers situation; however, our purchase contracts specifically state that all deposits are non-refundable. We would not be in business if we had to return deposits due to all of the purchasers unforeseen circumstances.

**** ******* *** ************ ******** ********* ** *** *** ******I purchased their cube but lost access to my land and thus couldn't receive the shipment and couldn't build. I've been told I'd be paying $700/month storage fees until I'm able to receive the components. As land access issues were taking a long time to be solved, Nomad agreed to work on selling my components to somebody else and promised a partial refund. There is an email thread about that.I've sold my land counting on them to keep their promise. After almost a year of silence I've been trying to reach out to them but couldn't until I tried to call them from a different number. That's when I learned they actually quietly sold my components about 6 months earlier, never told me about that and refused to refund anything at all.At this point they deny they ever promised me a refund and after getting payment for the same components twice they are holding my $52.000 as a hostage.

At ************ request, we both made efforts to find another buyer that would allow us to issue a refund of his completed components. After a year of storing his products in a third-party warehouse at NOMAD’s expense, we finally used them to fulfill an old order, which was received before **********’s order and had been held up with city permits. NOMAD also promised ********** that it would honor his credit and re-manufacture the components upon sorting out his land issues. Storage fees over the one-year period were not invoiced or received.

Before addressing the reply from the business I'd like to mention that they threatened me with a defamation lawsuit demanding I take down this review and the one I left on ******. Commenting on their reply, they were storing my components from October 2020 to June 2021, when they claim they sold them. So, it was about 9 months, not a year. They can't even stick to the facts while planning to sue me for defamation. It's true they haven't been invoicing me for storage, which makes me wonder if they ever actually paid $700/month for specifically my components, or if it was the amount they were paying to the warehouse for everything they were storing there. They sent me an invoice once however, in January 2021, after I asked for it. The amount was $700 USD/month, while storing components in Canada and being invoiced by the warehouse as $700 CAD/month (about 30% less) as it was revealed during legal proceedings. So, this is the kind of business I'm dealing with.
