    We entered a purchase agreement with Ants to buy our home at the beginning of July. We were supposed to close on 8/31. We heard NOTHING FOR WEEKS. We made multiple attempts to contact them with no response until 2 days before closing where they backed out of the contract due to changes in the market and the home smelled like smoke. The home wasnt occupied for a month and that was never mentioned! They paid for us to rent places (where we had to sign leases) to lure us out of the home after they initially lied about it being shown with us still living there. We moved in 10 days. 2 adults and 6 kids! We did everything they asked. We had to leave things behind bc we didnt have room, they insisted they would clean it out even though we offered. They did nothing! They showed the home with everything left behind and trash in the garage! They only paid August mortgage bc it was PART OF THE SIGNED AGREEMENT! We never paid a day late and it took them until the 16th to pay it. Theres no way anybody would leave like this on a maybe. They promised multiple times that buying our home was not contingent upon the condition, the market or them selling it. They absolutely knew we could not afford to rent and keep our mortgage. My wife asked specifically if they were the buyer, they repeatedly stated that they were and IF WE SIGNED, CLOSING/PAYMENT WOULD BE NO LATER THAN 9/1- NO-MATTER-WHAT. Also, before they bailed on the contract they found out there was water damage in the home which THEY NEVER TOLD US ABOUT. We found out days later ON OUR OWN! They knew about it and lied to everyone! I have proof! Funny, the water usage mysteriously stopped hours after they defaulted on the agreement. We now have rent/mortgage/mysterious water damage including a massive water bill to take care of! Were walking away more than empty handed! We would never have moved out if they were going to do this. This is sinful! There are children involved and they knew our livelihood was at stake.

    We entered into a purchase agreement with Ants to buy our home AS-IS in July. We did this to avoid the showing process and we didnt want a for sale sign in the yard. Before signing I made it perfectly clear that we would not be interested of the home would be shown while we occupied it. They reassured me multiple times. I have text messages to prove it. We signed and later found out from a realtor they were expecting to show the home. I asked to be released bc that wasnt the agreement. They were going to release me based off the conversations I referenced but asked if they helped us move out early would we consider staying. I agreed under the condition that the contract is honored with no strings attached. I asked every way possible. I made sure they agreed there would be no last min surprises or loopholes. We signed leases to rent and knew we couldnt afford to the home and rental. I had phone conversation and texts agreeing that no matter what they would be closing at the end of August. They only asked for 30 days to try to sell it beforehand. We did EVERYTHING they asked. They were supposed to provide ******* money and clean out the stuff we left. THEY DID NOTHING. The yard wasnt mowed, trash was left, nothing was cleaned out and no ******* money. They called 2 days before closing to renegotiate the contract stating the property (which was unoccupied for a month) smelled like smoke and the market shifted. I refused. We wouldnt have moved me and my 5 kids for anything less than what we agreed to! They knew the situation and they lied! They told me they would be paying the amount in the signed agreement no matter what. Just like we couldnt come back and ask for more if our equity went up (which it did!) they could not come down without changing the agreement. They muscled us out of our home and bailed! This is beyond unprofessional. Its criminal and its been devastating! They breached their contract and completely destabilized me and my families life.

    We did everything possible to get this transaction closed. We paid for the sellers, first month rent and deposit at two rental properties to assist with them moving out. As well as paid the mortgage on the property during our transaction. We are sad to say that we could not get this transaction to a close, but the sellers did not leave empty handed. We apologize that the market conditions did not allow for this sale to close.

    I am rejecting this response because: this does not address the broken contract nor does it resolve ANY OF THE ISSUES. What about the water damage you left in my home that wasnt disclosed? I have filed a police report and I contacting the attorney general. This is FRAUD AND VANDALISM. 16 days of intermittent water usage well over a normal month of all 6 of us living there. Ill make sure all of your names first and last are listed on every review website I have access to. Your pictures too. LIARS.

    6 months ago I started receiving calls from “Ant" concerning buying our home for cash. It was clearly stated in our contract that “Ant” would put down an "earnest money” deposit to hold the house, that would be forfeited in case they pulled out of the agreement. We agreed that “Ant" had one week after signing the contract for due diligence to both have the property professionally inspected, and conduct a walk through, which they did with their own contacts. For this week only, they could also pull out of the contract without any penalty. After this, they were contractually obligated to honor the terms of the contract which clearly specifies that after this one week due diligence period they could not pull out of the contract without losing their "earnest money” deposit. Over the following month, they asked me for three different variations in the contract which I obliged but none of these “addendums”, altered their obligation to forfeit the “earnest money” deposit in case they broke the contract. After almost two months, I find out from THEIR title company, that they had decided unilaterally to pull out of the deal. I was not initially concerned at this time about the "earnest money" deposit because I had received confirmation from ****** ******** the officer at “Ant” appointed to my case that she had already sent the wire to their Title Company AND SHE ALSO SENT ME A COPY OF THE WIRE RECEIPT! Then, later, I also hear from “Ant’s” local agent they had no intention to forfeit the earnest money deposit as required by the contract. I contacted *******, the owner, and at first he also assured me that the earnest money had been deposited to the title company, just as ****** had previously lied to me. Then, finally, ******* comes clean with two false and ridiculous excuses that in the first week of the contract, more than 6 weeks previously, I had not allowed a second walk through of my property and that the house had not passed inspection. Both of these excuses were 100% FALSE and RIDICULOUS because ******* didn’t invent these lies until long AFTER the due diligence period had expired and AFTER asking me to sign the three addendums in the weeks following that same expiration. In other words they blatantly came up with this nonsense only after advertising my house for 2 months on the open market with THEIR local real estate agency hoping to flip it for a quick profit and never actually intending to purchase it at all, even though they repeatedly wrote in both the contracts and their addendums that they were the “buyer” of the property. When they couldn’t make a quick profit by flipping it, they brazenly violated the contract inventing out of thin air two ridiculous lies. To this day, they still refuse to pay the “earnest money” deposit as is laid out clearly in our contract.

    I signed a contract to purchase a property and 2 days before our closing date with the attorneys office, this company disputed a previous mutual release from a contract they previously had with the seller. They stated that the signature through dotloop was fraudulent and they are now seeking damages from the seller for a previous agreement that they had. The truth is their wholesalers and they were unsuccessful and selling the contract to a buyer and this is their attempt to prevent the seller from selling to a new buyer unless they pay this company a large sum of money to get out of the contract. The accusation that this buyer has made against the seller is costing me money as the new buyer and I will in turn have to seek damages from this wholesaler.

    Good afternoon. The facts of this complaint are incorrect. We were ready to close ourselves or with our partners on ******'s home in ******* as soon as we had a clear title commitment. ****** refused to go through with the sale or submit the docs to title allowing us to close. I understand your frustration, we were frustrated as well and had spent time money and had passed on other properties due to us having the funds ready for this one. We are owed almost double the amount requested for us to release the property, and have asked for a discount in order to appease all parties.  Thank you.

    The listing agent has the copy of the mutual release. There is also proof that this company advertised this property as a wholesale deal. This includes the lack of ******* money deposited and trust.

    I was approached by this company to help me sell my home as is. They asked me how much I wanted for it and I told them. They refused to pay it but said that they would pay for me to move. I said okay I would work on it and I needed assistance with the moving. 4 different associates promised to get me information about moving assistance and at no point did anyone ever actually give me a single piece of information just "oh yeah we help with local moves." NO OTHER INFORMATION has been received. They're telling me I have to be out by next week because of the closing but refused to tell me when or where the closing is. They have given me no information, they have given me no concessions, they have done nothing to sell this home so I am contacting an attorney to break the contract. They have false claims on their website and they provided false information on the phone, they had no intention of helping move. The woman today had an attitude and told me that I've done nothing to move out of my home. That I have no place in mind and I'm not looking. That's incorrect. I have a specialty breed of dogs that requires a specific place and I asked for their help and they have done nothing. I have walked through or viewed online over 50 homes. I couldn't put it in any applications because I was given no information from this company about closing. Today I ask when is closing she said 'you'll be contacted sometime.' How am I to go to closing when no one knows where or when or with who? I am finding another realtor to sell my home because this place is poor and does not care.

    We were ready to close on Ms. ******** ******’s home, we explained we
    could pay for moving costs for a local move. All she would need to do is
    get some quotes from a moving company of her choice and we would be
    happy to cover it. We never received any moving quotes. Approximately a
    few days before closing Ms. ******** ****** called our homebuying
    specialist to inform us she would not be moving forward with the sale,
    because we did not assist her in moving. We asked if there was any way
    we could push back the closing and source some quotes directly. She
    declined the offer and accused us of forcing her to sign an agreement. We
    then respectively, informed Ms. ******** that we were sorry that she felt
    that way and we would be happy to send her a release or push back the
    closing whatever she felt was the better situation for her. She aggressively
    declined, and then threatened various employees with a  variety of threats. We have not filed
    any lien on Ms. ********'s property even though legally we could file a
    notice of interest. If you feel we could have better handled this matter please let us know and we will strive to improve.
