RE: Complaint Against Apex Management Unpaid *********** Property Management We are filing a complaint against Apex Management for failing to pay us the January 2025 rent for our property at ***************************************************************** Despite more than ten attempts (documentable) via email, text, and phone, we have still not received our payment.Additionally, their poor management caused multiple issues, including neglecting exterior gate repair despite repeated requests. We finally called Athens Fence to have the work done. After our tenants moved out my husband flew in from out of state to make improvements to the master bathroom and closet. Because he had been on site, they refused to clean the main floor where the master bathroom and closet are located. Their lack of communication and accountability does not reflect even the poorest of business practice. We seek your assistance in recovering our unpaid rent and holding Apex Management accountable for their business practices.Thank you for your attention to this matter.Sincerely,******* *****

Upon receiving this message and speaking with another Resident on the phone, it was brought to our attention that the number listed on ****** was an old number that is no longer in use. We have updated the phone number on our ****** business listing and we also posted our active business phone number on this community's discussion board.

After posting our office phone number, Mr. ******* called our office and spoke with one of our team members who was actively researching Mr. ********* account. As of this response, Mr. ********* account has been corrected, and our team has emailed him to let him know.

Our clients having the ability to contact our team for assistance is very important to us. We are glad the issue about our phone number listing was brought to our attention so it could be resolved to avoid future issues with communication.

    Respectfully,

    Management Apex LLC

This company is responsible for managing the homeowners association for the neighborhood I used to live in. After selling our home, they continue to send email communications claiming that we owe ***************. We have tried contacting them multiple times to explain that we have sold the house and tell them the new homeowner (which we also shared at closing and which is public record). They have never responded to emails. They never answer their phone. Their website domain no longer exists. Yet they continue to harass us for money. We clearly do not owe any money, we do not want to be bothered anymore, and we wish to cease contact with this company. Others in the neighborhood (*************** in Harvest, **) experienced multiple issues with this business when we lived there, but nobody could ever get responses. It has been two years since we sold this house. We paid all required dues on time throughout our home ownership (and therefore membership in the ***** Were hoping you can help with getting in contact with them and getting us off their distribution. We also want to ensure we wont have collectors coming after us due to this businesss mistakes. Thank you!

Upon receipt of this information, we checked our records and  were unable to find any estoppel / statement requests from the closing / title company. It is standard practice for requests to be sent to the *** Management Company during preparation for an upcoming closing. This is how the title company knows there is a clear title, and also how the management company obtains the new owners information. We apologize for the automated correspondence that you have received since selling the property, and we have removed you from the property account. There will be no adverse impact to your credit, etc... as we have not turned the account over to an attorney. Upon searching the probate records, we were able to obtain the new owner's name, but the probate site has no additional information available such as a deed, etc.. We have updated the ownership name in our records and you will no longer receive communication from our company regarding this property.

We understand your concerns regarding the fiduciary responsibilities of the association as your management company. However, please be advised that waiving late fees without board of directors' approval goes beyond the scope of our authority as a management company. We strive to abide by all regulations and policies set forth to ensure the proper management of the association. Additionally, we would like to thank you for bringing this matter to our attention and assure you that we responded to your request for a call within the same day.

Management Apex manages our HOA for *************** Subdivision in *******, **. They have committed multiple breaches of fiduciary duty, as well as breaches of covenant, and are incredibly difficult to reach. Our builder, *****************, directs us to Management Apex for any HOA concern, and multiple residents report that they are unable to get ahold of anyone. Management Apex is behind approximately $4,000 in lawn care dues, yet continues to take our money while threatening liens on our properties. Buyer beware if you are buying a house in a neighborhood that even MENTIONS Management Apex.

Management Apex (our HOA) has virtually no communication with neighborhoods, (*************** and ****************). Neither reaching by phone, email, or in person gets to no one. For Plantation Park, it has neglected to pay the landscaping company for previous done work (owes $4000 per the landscaper). They won't pay the landscaping but they expect us to pay the dues. We (the neighborhood) believe Management Apex is embezzling our dues. Their job per our by-laws is to arrange landscaping and enforce covenant rules. They are doing neither. The neighborhood is completed and Management Apex is supposed to allow the homeowners to vote to remove them and return HOA responsibilities to the homeowners but we can't get anyone to talk to us. We just want the Management Apex removed from us.

Management Apex is our HOA. They have collected money from our residents over the last 3 years and have not maintained the common areas of the subdivision. they fail to provide communication, status or updates on why our landscaping has not been maintained per the agreements. As over 200 residents who have paid approx. $60/year per household, we have no idea where our money has gone or what is has been used for. The entrances to our subdivision are over grown with grass and beginning to attract rodents and other animals that could pose a risk to residents, particularly to small children and our pets. this is also effecting the impression of our subdivision for current and future residents.

This business is responsible for property management for our neighborhood HOA. Multiple neighbors and myself have attempted to resolve ongoing issues regarding upkeep of our neighborhood, and use of our yearly fees. Weve been unable to resolve the issue, and have not been successful with getting return communication from anyone working there. Weve had individuals of the neighborhood attempt to present to the business location, and were treated poorly. Our dues have been broken down and should cover the groundskeeping at the entrance and the community areas of our neighborhood, and with contact to the most recently hired company for lawn care to do the yardwork they advised have been unsuccessful in obtaining payment from Apex. Due to the lack of payment, the lawn company can no longer continue doing the routine mowing and upkeep. The condition of our neighborhood continues to be affected, and we have no means to correct the situation as all efforts to even get return response have failed. They do not respond to email or phone calls. They have not performed the basic duty that they have been contracted to perform to keep our neighborhood maintained, and I am unsure where the money our community is paying for is going other than their pockets.
