I feel compelled to share our experience with Lighthouse Management, especially given the numerous negative reviews weve come across. Unfortunately, our situation has been particularly frustrating and disappointing.Our backyard has significant issues that have yet to be addressed properly. The brick landscaping is elevated in a way that creates a safety hazardwhen we have guests over, we often have to place a table over it to prevent trips and falls. Additionally, our brick wall and grill area are cracked, and our porch is uneven in elevation, further contributing to the unsafe environment.After some investigation, we discovered that the root cause was a tree outside our fenceplanted by the **** The *** acknowledged that the tree had aggressive roots reaching toward our pool and causing damage to our backyard. They informed us that the process to resolve this would involve cutting down the tree, killing the roots, and having an inspector assess the damage. We proceeded with this process, which took nearly 3 years.However, when the inspector finally arrived, Lighthouse Management suddenly claimed they were no longer responsible for the damage, citing it as an act of God. This reasoning is perplexing and unacceptable. If damage caused by natural events like sun exposure or weeds after rain qualifies as acts of God, then why do they issue fines for faded paint or weeds? Why did they wait until the inspectors visit to deny responsibility? This inconsistency is troubling and suggests a lack of transparency and accountability.Overall, our experience with Lighthouse Management has been disappointing. Their handling of our situation, especially after such a long process, leaves much to be desired. We hope they take these concerns seriously and improve their communication and responsibility in managing property issues.Business Response

This neighborhood at *************. All neighbors are a**holes . Everyone speeds up and down the main road need to have speed bumps put on the road . Neighbors always complain about music as if its a crime to play music several times officers have been out to my residence and tell me and I always turn the music down but if a neighbor would have the common courtesy to come over and ask respectfully I would do so . But the guy likes to come on to my property and yell at me and demand something I dont think so . I have not broken any laws . Next time he steps foot into my property I will call for trespassing onto my property if he wants to be ***** .Business Response

The issues mentioned in this complaint are neighbor to neighbor issues and should be reported to the police if you feel threatened.

I have pointed out many flaws in which the management company is operating in hopes that we could come to a understanding and actually abide by the bylaws(3.1, 3.10 sub art 4, 4.7, 6.1, 6.8, 6.9 )and the CC&R's Only to be set a meeting date 3 months out While they continue the illegally fine the residents of the community. I attempted to warn the management company about how the board is not able to make changes being a single member of the board and they just keep fining people left and right to where people cannot maintain their own homes. I myself was fined over $200 for new growth on a tree because it was a "weed". asked them to remove it because they were grossly mistaken, and they refused to listen and instead still fine me to this day because the mandatory tree is doing well.Business Response

The ********************** has the right to adopt policies whether it is a 1 member board or 3-5 member board. Each year the association has an annual meeting which calls interested homeowners to submit a candidate application to be voted onto the board. This particular association has seen no interest in other homeowners for several years. The only board member has the fiduciary duty to continue to handle the business of the association. The enforcement policy adopted is enforceable and in full effect. Any updates are noticed to the community. A hearing has been scheduled per the owners request in following state statues and because the board holds meetings quarterly is why the hearing is not until October. At the time of the hearing the board will hear his argument and will make a decision accordingly. Please note that Lighthouse Management is only the management company and all direction is provided to us by the association's board of directors.Customer Answer

the hoa is still legally bound to follow the bylaws and the cc&rs to the letter with there being no interest is simply because of how its currently being ran and the entire community feels harassed and ignored regarding valid disputes. I have spoken directly to several home owners and each one states how the management company allows messes all over the community yet we get fined for mandatory plants that cant even be evaluated due to the lack members in the architectural committee. The hoa is required to be a democratic process not a dictatorship .Business Response

Again, the *** management company takes direction from the Board of Directors of the association. The Board of Directors is comprised of homeowners within the community which are voted on by the community. Our office does not make decisions on our own but from the Board. If homeowners want to see changes within the community and it's policies they need to get on the board and attend board meetings.Customer Answer

so does *** just not have any integrity? Its been posted in your very own website that you take care of communities but when it comes to legalities of doing so you blame the community? What kind of company does this you accepted the responsibility to maintain the community and its going south and now that someones standing up for the community youre blaming us. You can quit whenever you want it will not change anything. You also stated your acting on the communities responses when was the last time you sent a letter asking for what the community would like to see? People work and cant always attend the meetings which is why sending meeting minutes keeps the community informed.

Hoa harassing the community and placing false complaints against homeowners, charging homeowners thousands of dollars so the hoa can make a profit, at homeowners expense, abusing the system with fraudulent claims.Business Response

Asked them politely many times to cut the tree that is right behind my fence because it creates a huge mess in my backyard. I pay a gardener to come out every 2 times of the month and pay him 150 each time because the leaves are everywhere in my backyard just for it to get messy again within ******************************************************************************************************************* for the gardening bill. The last time they told me that they would bring someone out to trim it and I let them know to tell me a date and time so I can make sure I am home so it is done correctly and no response. The employees of this company are basically acting as a cult. They are quick enough to fine me for over night parking to a car that doesnt even belong to me but not resolve my on going issue with there tree. I have called multiple times on multiple occasions and the answer that I get is no . They also told me I can pay to have someone cut it if I would like but it will be under my expense . It is kind of ridiculous how they treat home owners when they do absolutely nothing for us.Business Response

Lighthouse Management is not directly responsible for the maintenance of this tree. The **** New River Shores, in which she resides is responsible for this tree. We are an *** management company, and our responsibility is to be the intermediary between the homeowners and the *** board of directors which is also comprised of homeowners. The last documented call with our office appears to have been in May 2023 when a request was submitted to the board of directors on behalf of the homeowner to remove the tree. The board denied this request to have the tree removed. The *** does have a landscaper and any regular common area landscape maintenance will be conducted per the contract.Initial Complaint

This HOA has been harassing me on a monthly basis. First it was exterior paint complaint, the next month it was "not enough plants" , both of which were remedied. Now they are complaining about my work truck being parked in the driveway. I understand rules and regulations, however the truck has been being parked in my driveway for a year, and it's a clean, running truck that I drive to work 3-4 days a week. This is also causing unnecessary financial burden on my family.Business Response

We are sorry to hear that you feel that you are being harassed. However, when you purchased the home you signed a legal binding document acknowledging that you accept the CC&Rs and association documents regarding the rules of the association. Included in these rules are guidelines on vehicles and where they may kept and size restrictions. Please also be aware that Lighthouse Management only enforces your associations rules in addition to taking direction from the association's board of directors.
In order to dispute the letter of non compliance you must request a hearing within 10 days of the date of the violation. Once we have received that hearing request in writing you will be scheduled for the next board meeting to address your concerns with the board.
