-Purchased a New home built by Morgan Taylor 2017.-Had issues with the **** install and getting the Master Bedroom air flow balanced -Sonoran Mechanical was sub hired by Morgan Taylor to install **** unit.-After 2 years of Sonoran Mechanical trying to fix our issue. They claimed they had solved the problems and stopped coming, but they did not. -May 2024 upon an **** check up for the summer we were informed we still had some issues.-The service provider we hired for regular **** checkups told us we needed $1000-2000 To just put Freon back in our unit. There was a leak in a copper pipe which Sonoran Mechanical had buried in the ground. Along with other items they wanted to fix our unit. Totaling $2800-3000 to fix.-WE decided to get a few other **** companies out to give us another look at our unit.-We received 3 other bids -What we learned was absolutely astonishing. The reason our 6.5 yr old **** had failed was not only a Freon issue. There were 2 main vents never even attached to back of furnace.along with numerous other vents of wrong size to totally crimped and mashed down vents through out the Attic, -We learned that we had been heating and cooling our attic for 6.5 years,. Now we understood why our master bedroom never really cooled off and why our power bills were more than should have been.-We have a new energy efficient home 1600 sq.ft - I had an Attorney reach out to Sonoran Mechanical and copied Morgan Taylor of our issue.- No response from anyone.-We are asking for the replacement cost it took us to get a proper **** installed. As the original unit never was installed properly which led to the **** demise too early.- We also learned that the **** unit was not large enough to begin to cool our home.- Would appreciate the responsibility of the Sub Sonoran Mechinical and Morgan Taylor to pull together to help us recover this unexpected expense to replace a properly working **** unit.-Morgan TaylorBusiness Response

Morgan Taylor Homes has no records on file of notification of this issue until this point. We have checked our records and do not see any correspondence to our warranty department up until this complaint. We are happy to address issues, but on a home that was built in 2017, to have such a problem arise that occured during construction and just discovered in 2024 would be unusual, we have passed all occupancy inspections prior to finishing this house. No previous inspections had shown evidence of said issues up until this point. Morgan Taylor Homes has a 1-year builder warranty and warranty for HVAC would fall under an extended warranty with said subcontractor.Initial Complaint

Morgan Taylor is building our home, besides the fact that the home is 6 months passed completion date, part of the contract stated that Morgan Taylor was to complete and connect our well. The bank drawl was for $******. Morgan Taylor decided not to do the well and told us to outsource. We paid another company to do it over $20,000. Now Morgan Taylor is only offering to give us **** stating they were only going to charge us that. Yet They took the $****** funds and told us that they will be re-allocating them to other parts of the build. This is stealing and lying. If they didnt do the well and the well was being charged at ******, all ****** needs to be returned to us. They cannot just re-allocate funds for a project they didnt do! Morgan Taylor is claiming they made an accident by putting ****** under the well and so they are going to reallocate those funds! This is a legal contract between us, the bank and Morgan Taylor and now they are trying to renegotiate it. This is unacceptable and inappropriate. This is a dishonest way of doing work. If youre charging a customer $****** for a service and thats what the bank draw and inspection schedule is Stating, and the builder decides not to do the work, they are not entitled to draw that ****** under the well! Those funds need to go to the buyer since the service wasnt provided! I feel Morgan Taylor is cheating customers, is in breach of contract, and dishonestly conducting business! Under the draw schedule in order for Morgan Taylor to get the $****** the bank needs to be able to inspect the well, approve that its completed and release those funds. That is why Morgan Taylor is reallocating the funds because they dont want to release the ****** that they were charging us! Im not going to accept them forcing us to pay more money for stucco, paint, and whatever else they choose to reallocate the ****** to! Point blank they charged us $****** for a well, they did not do the well, those funds need to be refunded.Business Response

****** & ***** Suderback, the nature of this complaint deals with contractual documentation and lender financing pertaining to bank draws at the stages of construction. Morgan Taylor Homes has since resolved this issue with the client and closed out our contractual obligations. These homeowners have now been in their home and are at the 1-year warranty ***** we continue to work with them to close out said obligations in that process and wish them the best.Initial Complaint

I was verbally and written promised by two supervisors, *************************, written promise, and secondly by ***********************, verbal that my home, that has poor paint quality, and was the stucco was not allowed to dry completely would be repaired and repainted.Almost most two years have passed and still nothing has been done to repair the poor paint job that was done when I originally purchased the home. Morgan Taylor has a history of breaking promises and not following through and things that are needed to be done. I have discussed the problems with the current project manager *****************************, only to get no where on the painting. This house was closed in November of 2019- Morgan Taylor Homes has been working with the client to finalize and close out remaining warranty items as of this past month. We have since completed the close out of remaining items and this was not presented to us as something that was promised by a previous employee until after said warranty items were completed. We have a limited 1 year builder warranty that we abide by and at the end of 1 year we will come back and handle stucco repairs and paint as needed. That does not mean we will repaint the entire house and we are also outside of that time period.Initial Complaint

I disagree with the response; this is a a false statement. They do not work with us at all. We send emails, they ignore them. The only time there is any level of response is if we file a complaint with ***********. *** has been sent multiple emails regarding the status of the items he agreed to handle back in March; he does not acknowledge that he's been contacted. So to say they are working with us is FALSE. As stated, we met FOUR months ago to try and resolve the ongoing septic/sewer issue and here we are, months later, with NOHTING done on this issue.

***** *****, this complaint deals with the pre-construction phase and communication during said stage. This buyer made the decision to relocate elsewhere during the construction and was able to re-sell the property and Morgan Taylor closed on the home with the new homeowner and has continued to follow up with warranty and made the process completely seamless and transferable to the new buyer.Customer Answer

Morgan Taylor promised my home by 4/1/23, then extended to June 2023 and now the end of September. We granted the extension till June, but minimal work was performed & the builder failed to complete the home. Days, even weeks went by with NO progress or workers on site. They refuse to respond to my request to get a list of what needs to be completed still that justifies an additional extension! Per our contract they promised delivery of our home no later than 14 months starting 6/9/22. That would be 8/9/23. I do not feel they should be granted the extension beyond that date! These extensions are costing me ****s a month since we are paying on the construction loan monthly! I want my house finished before 8/9 or I want to be compensated for the additional interest only monthly payments they have caused me to have! And if they extend, I want a list of the work that still needs to be completed!Business Response
