      From the start of our tenancy, this house has shown a disturbing lack of quality. We call it the gingerbread house it looks fine on the outside but falls apart under normal use. For nearly three years, weve dealt with numerous unresolved issues that would be unacceptable in any rental, especially at nearly $3,000 per month.The most serious problem is an improperly installed shower drain that doesnt drain properly, leading to constant mold growth. Professionals confirmed its a construction defect, but Progress Residential refuses to cover the repair, ignoring the health risks. The bathroom sink used to hold water and smell horrible. Now, the toilet constantly runs and sometimes overflows, forcing us to shut off the water supply entirely.The flooring began buckling within the first year. Rather than fixing it correctly, they patched it with mismatched material, making it look worse and doing nothing to solve the actual issue. The backyard fence is literally falling over, and we had to tie it up with rope to prevent it from collapsing into our neighbors yard. Despite multiple service requests, nothing has been done.When the refrigerator broke, they replaced it with a smaller model completely inappropriate for our large family. We chose this home based on the listed features, and this downgrade has made daily life harder.Worst of all, theres a consistent pattern: I submit service requests, a tech confirms repairs are needed, and Progress declines to authorize them while still collecting full rent each month. Its unacceptable, unprofessional, and borders on negligence.Weve lived here for three years, and Ive never experienced so many problems or so little accountability. This home does not reflect the high rent they demand.

      Review: ????? (1 star)I rented a home through this company for over 3 years, and I would not recommend them to anyone. Each year, they raised the rent significantlywell above what would be considered reasonable increases. It was clear they were more interested in squeezing tenants for every ***** than building any kind of long-term relationship.When we finally had the opportunity to buy our own home, I was toldby two of their own employeesthat only 30 days notice was required to move out. I followed their instructions, and even have email proof of the conversation. Despite that, they turned around and charged me over $1,800, claiming I didnt give proper notice. Since then, Ive tried repeatedly to contact them to resolve the issue and request a refund, but they have ignored my emails ************* make things worse, throughout our time renting, every time we received a warning letter from the *** (just warnings, not violations with fees), the rental company would charge us fees anyway, even though the *** hadn't charged them anything. It felt like they looked for any excuse to tack on extra charges.Please think twice before renting from this company. In my experience, they care only about maximizing profitsnot about fairness, honesty, or treating long-term tenants with respect.

      I recently signed a lease with Progress Residential for the property at *****************************************. Upon my official move-in date, I discovered unsafe and unacceptable living conditionsincluding a cracked, elevated floor that creaked, shifted, and posed a tripping hazard, stove with exposed wires over the fire isle .Maintenance admitted they didnt know when or if the correct materials would be found to fix it. I was never informed prior to move-in that repairs had been scheduled or that the home was not fully ready.Despite reporting these issues immediately and formally requesting termination of my lease in writing (within 24 hours), Ive received limited responses and no confirmed resolution. This situation has caused me serious emotional distress, and I believe this conduct is negligent, deceptive, and harmfulespecially considering I paid nearly $4,000 ********** requesting a full refund and immediate termination of my lease, as permitted under the legal clause provided when a habitability issue cannot be cured within 3 days

      We just moved into a progress home that was supposedly move in ready. So far we have had a leaky roof, broken AC w/exposed outside wiring that was reported upon move in and no repair order on schedule, toilet, sprinkler heads broken , water erosion around the front entry way from no gutters, fire ant problem, yard mole issues, overgrown shrubs and trees, inside walls have putty on them with no painting. Floors are scratched and dented. Appliances dented. Front door is outward opening with non compliant hinges making it unsafe. Door can be popped off the hinges. I have spent countless hours with email and maintenance calls during our move in which has caused unnecessary stress on our family. Ive spent money on yard maintenance over due, insect and exterminating chemicals for the yard and interior from no upkeep. Purchased sprinkler heads that should have been replaced before move in. Order for AC to be fixed, and 5 days without AC in ******* 100 degrees is not acceptable.

      I have a rat infested house and after telling me and promising they would fix it and saying they would pay damages, they have ghosted me. Worst company ever.

      Me and my husband has been locked out of the online payment portal to pay our rent online due to having 2 return check fees that was due to bank fraud. I called they claim they cant reverse it and we would have to make in person or scan check payment until our lease is up which I explained is very inconvenient. We dont use checks so we ended up getting checks from the bank scanned them over just to see they charge use a $125 late fee it was paid on the 3rd our rent has never been late weve been at this property for 3 years now. This is a huge inconvenience weve always paid our rent on the 28th or 30th so I dont understand why they cant reverse the return check issue. Ive been reading these complaints and I see that another tenant had the same issue and they reversed it to one return check so now I see theyre causing inconvenience just because. I will be calling higher up to report this issue because its ridiculous!

      Terrible decision in renting from them. They are scam artists who jacks up the rent monthly with these fees. My rent is $2515 but rent for July is $2868 with all the fees. This company is whats wrong with America today. Hidden fees to make a **** at the expense of hard working people.

      Three days ago my wife and I came home at 3pm after church to our house being 80 degrees inside. By the time I called it was 81 inside which is supposed to be grounds for an emergency maintenance. They couldnt get us scheduled that night due to an error someone made at their office. The cheap company they had come out spent 5 mins here at 4:00pm and fixed it had coolish air (75 degrees) for 12 hours, if that. It was out once again. We had to wait till it was 81 degrees once again for it to be an emergency and at 3:11 pm my wife called it in after trying to get it called in earlier. Its now currently almost 9:30 pm and 87 degrees inside over 2 hours ago they were supposed to get us a hotel and no one ever called. It was supposed to be sent up to the emergency service manager and he was supposed to call, still nothing. This is absolutely ridiculous being left with no communication on anything for OVER 6 HOURS with no AC in 95+ weather. This is just from the 3:11 call today not including from the original call over 51 hours ago. We also have a dog who is being put in this heat. As of now, it is cooler outside than in our home.

      This company needs to be investigated and held liable for the living conditions of these properties. I submitted a maintenance request advising AC unit is out. This would classify as an emergency request do to heat levels in the house have reached higher than 102 degrees! The soonest they will come will be on Tuesday and my home has been at this temperature since Thursday! I have so many other items to list that its not worth it- lease is up soon and my family and I will be moving on! I truly wish the governing bodies over these rental/property management companies would step in- they are all but unchecked thoroughly that is and it forces hard working people to suffer through this type of nonsense! I know some of us will still have to use them but if avoidable by all costs I would urge you to head and run another direction!

      My shower has been down since 06/03/2025 and Progress Residential still has not fixed the issues. I am writing to urgently escalate a series of unresolved issues at my residence. Progress Residential has sent out three different plumbers from different companies, seemingly in search of the cheapest repair option. Meanwhile, the shower still has not been replaced and ceiling is still wide open in downstairs guest bathroom and laundry room. Water has leaked behind the shower tile, affecting the downstairs ceiling, and there is mold behind the tile in the bathroom.Progress Residential has sent out three different plumbers, and still has not approved any work orders for the work to be completed, while putting my health at risk.High ************************** dated on 06/06/2025 and 06/11/2025 ***** Plumber of Marietta dated on 06/13/2025 GA ProServices dated 06/20/2025 All three companies informed Progress Residential they can replace shower and submitted their estimates. Progress Residential has refused to approve any estimates after all three companies have evaluated the issue, submitted picture along with video footage, and clearly informed Progress that:The shower must be replaced Water is leaking between walls from upstairs shower to downstairs guest bathroom and laundry room. The sheetrock behind the tile is compromised and needs to be replaced There is toxic mold that needs to be remediated immediately The drywall in the guest bathroom and laundry room remains wide open, leaving us exposed to bugs and creating additional health risks.All three companies have stated they are fully equipped to complete job, but Progress Residential has not approved work order. Which is unacceptable. I am requesting:Removal of mold/tile Shower and door replacement Drywall repairs in the guest bathroom and laundry room Please address this matter without further delay and bring the property up to standard health and safety codes.
