I am an engineer with over 25 years of experience. I was recently hired by a builder who had built a home and sold it. The homeowner had some concerns about some cracks in the foundation and had contacted Arizona Foundation Solutions (AFS) to assess and provide a repair. *** did a floor level survey and found the interior floor slab was 0.6 inches out of level. They also noted the cracks in the foundation and recommended repairs to the foundation. The proposed releveling and foundation repairs were $32,000 which included repairs to the post-tensioned cable ends. My office visited the home and noted that there was not a single drywall, tile or stucco crack indicative of soil movement. The unevenness in the floor? Studies done by engineers on literally thousands of homes show that most homes are built within 0.5 to 1 inch of level at the time of construction. So the fact that this home was 0.6 inches out of level is normal and did not need to be releveled. And the repairs to the post-tensioned foundation? The foundation was not a post-tensioned foundation system. It was a conventional foundation system. How can a company that claims to be specialists in foundation repairs (called Arizona Foundation Solutions) not know the difference between a conventional and post-tensioned foundation system? Needless to say, no repairs were needed on this home but yet, this company tried to sell the homeowner a $32,000 repair.

I recently had completed a foundation stem wall repair to my home. The initial estimator gave me a fair price for the limited work scope. The repair specialist (*****) performed all of the work himself in a single day, doing an excellent job. He showed me the interim steps so that I understood the process, and even revised the invoice down a little for an unneeded portion of the original work scope. He cleaned up after all of the work. I appreciate his friendliness, professionalism, and diligence.

On October 15, 2024, Arizona Foundation Solutions sent one of their Specialist for an estimate. The pricing was approximately $53,8159 for foundation repair. I was told if I locked in right then I could save $10,000. I had to sign right then and pay $12,000 to hold the discount. I signed but told the salesman I wanted to get a second opinion. He said that was fine. I called another company for a second estimate and they said they would not be able to come out for two weeks. I called ******* ********, a Arizona Foundation Solutions Specialist, and told him my second estimate would not be for 2 weeks. He said that was fine. I met with the other company and decided to go with them. I called ******* **** immediately on October 25th, and told him I was going with the other company. This was within 10 days. They are refusing to refund any of my $12,000. If they were not going to honor this within 10 days, they never should have approved and okayed the time frame for my second estimate. I feel like I was deceived. Also, in the Job Details it states 1. The customer will remove flooring in the work area prior to project start date if required for installation. If the flooring is NOT removed, **** reserves the right to increase the total cost of the agreement......and is not responsible for damage to flooring that is not removed. 2. The customer will: move items 10 feet away from the work area prior to project start date. If items are not moved away from the work area, **** reserves the right to increase the total cost of the agreement to either move the items or reschedule and remobilize. I am 71 years old living on a fixed income. I am concerned for any other senior citizens that have dealings with this company.

We received your agreement to proceed with the repair work on your home on October 15th, 2024. ******* covered the scope of repair work, agreement and provided dates for installation.

The agreement you signed states your intent to proceed with the repair work and the deposit being non-refundable. You have a 3 day right of rescission.

On your agreement, it states that all cancellations will only be valid and official if made by written letter or via email. We did not receive your cancellation in writing from you until December 19th 2024. That is 65 days from your signed agreement. This was 17 days before your project install date of January 6th.

When you proceed with repair work, we must set time on the schedule for your project, set aside your materials, and order the rest we dont have on hand, we also must order permit. Company at this time incurred more costs than the 25% deposit, costs are closer to 50% of the entire project cost.

For best foundation repair results, we do have specifications that homeowners will have to prepare for prior work start to allow to fit equipment and proper installation of solutions. We do not install any flooring or provide moving services.

AZFS is an integrity-based company, we do not discriminate against any person as we consider ourselves a reflection of our community. We have honored your agreement over and above our contractual obligation. You chose to cancel your agreement 65 days after signing and 17 days before scheduled installation.

Mr. ***** thank you for your message. **** has been with us for almost 6 years, that comes with a lot of experience and training in this field. We reviewed your file and what our design specialist inspected/recommended.We respectfully stand behind our diagnosis of your soil problem and work proposed on your ******* you received other opinions, it is completely up to you as the homeowner to decide which opinion you prefer to go with and we respect that. Most companies do not go through the extensive inspection, data collection and design to repair these type of issues on a permanent level. If you are looking for a structural concern then an engineer is appropriate and recommended to understand if the house will stay up right and not fall down. They only determine the structural safety of the home at the current moment in time, no future potential inclinations. From a serviceability standpoint, the house can continue to move. Therefore why stability control with our solutions comes into effect. From our notes and communication it seems you were happy until days after the appointment. We would be happy to re-explain the findings and reasoning for our proposed work.

It took quite a while to hear back after we initially reached out for an estimate, but once the sales rep came out to give us an estimate everything went quickly & smoothly. ***** did a great job with our stem wall repairs. He gave us advice on how to keep any problems from reoccurring. He also noticed that one part of the repairs from our estimate wasn't really indicated, which saved us some money off the final price. Our stem wall looks great ******** couldn't be happier.

I sent an email to *** after receiving an absurd quote ($29k) for supposed necessary repairs. I received a scripted response stating that the project WOULD be submitted to a third-party group of structural engineers to review and sign-off which means *** had quoted a $29k job without having a single credentialed expert looking at the report. My BS meter still in the red, I finally asked the most important question which was if the data they used was based in anyway on Arizona building code or even industry standards. This is when the responses abruptly stopped. After jumping through fire, I was somehow able to hire a licensed structural engineer to come out to the house the next day to do a full inspection of the property ********************** The engineer was given the *** report and conducted his own inspection of the home which, based on his findings, showed no indication of a compromised foundation which, incidentally, happened to line-up with the home inspectors observations. I also asked the engineer about the data use by *** and he advised that he had never heard of their formulas or criterium as it was not in AZ building code nor was it a common way to determine the soundness of a foundation. The engineer also said that, because the home was built in the 70s, some of the repairs *** quoted werent even possible.Youd be better off risking your house collapsing into a pile of rubble before you have these scam artists step foot onto your property.

I had an issue with water pooling at the base of my house when it rains. Initially I was frustrated by the job, but ******************************* and ********************* went out of their way to make things right. They definitely put the customer first and did everything they could to make sure I was satisfied. (Ps if they ask you if you want to talk to the Director of Operations, say no, he reminded me of a used car salesman. Kinda aggressive) Overall I would recommend.
