Wheeler ******* is the Property management company hired by our townhome complex to manage the premises. On Tuesday 05/27/25 the electrical power was cut to the back exit gate as well as lighting around our homes common areas as well as the trash receptacle. All lights and gates were working fine prior to the electrician disconnecting the power. Signs placed at the mailbox area and exit gates by the electrician stated the following: Due to a meter pedestal replacement, all common area lighting in this area, and the back gate will have no power on Tuesday 05/27. Power will be restored on Wednesday 05/28. The evening of 05/28/25 I noticed no lighting whatsoever around our home and immediately reported this to ******* at Wheeler *******. At first she blamed it on light bulbs. Then stated that the lights were all not working prior to being disconnecting. As a homeowner I consider this a security issue. When I make contact with the management company I expect a prompt reaction and the issue fixed. PERIOD!!!!

    hello,

The electricians came out Wednesday to replace a pedestal for one electrical box over on the east side of the complex.  Notice was posted on the trash dumpster that the electrical will be down for the day for the repairs. On Thursday Mr. ********** contacted us and said theres five lights out and mentioned its because of when they replace a pedestal that they made all the lights go out. I circled back to ***** Lighting (vendor) to advise and they said no, that replacing the Post didnt have anything to do with the electrical. ***** lighting also contacted Mr. ********** to let them know it wasnt caused by the installation of a new pedestal for the meter. So, I reached out to ****, board member, and he said there are three lightbulbs that are out and would replace as soon as he was feeling better. I relayed that message to Mr. *********** but he said no they all work just fine before they replaced the pedestal. He said theres five lights out now. Long story short ***** Lighting gave me a bid on Thursday afternoon to wire trace I think theres a wiring issue so I asked the board if it would be OK to proceed. They said yes and I notified ***** Lighting Friday morning. I also let ************* know this as well. ***** Lighting said they couldnt come today they would do their best Monday depending how the weekend goes. Unfortunately,Monday they couldnt make it out because they had emergency calls. They had to be taken care of, so they assured me yesterday theyd be there today. It just wasnt fast enough for Mr. ***************************

    Better Business Bureau:

I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution is satisfactory to me. In addition, after speaking with the electrician who performed the work he indicated that it was very possible that by shutting the electricity off and back on could have been the reason the lights went out. All in all there were a total of (7) lights this affected. Two in the back parking lot, one at my unit and one each at all three of my adjoining neighbors and the dumpster receptacle area.

    Sincerely,

    ***** **********

Every month the condominium residents pay $300 in *************** to cover things like water, trash, landscaping, and the use of a pool area. However, last summer, and already this summer, weve lost use of the pool without any forthcoming information. Its bad enough that its only open Memorial Day to Labor Day, but now the opening of the pool area is supposedly delayed this summer. In addition, for 3 months this year no required posting of board meeting agendas were placed anywhere. I had to threaten legal help if it wasnt posted. This management company keeps raising the price and we get less and less services.

************************* is correct that she contacted us regarding posting the agenda to the meeting.  Previous to her contacting us, we provided the agenda to a member of the ***** who had agreed to post the agenda at the Clubhouse as required by civil code.   Since her complaint was received, the manager has made arrangements to post the agenda at the clubhouse.  The agenda was posted on the exterior window to the Clubhouse. Possibly someone was removing the agenda at some point prior to the meeting.  The manager will now make sure the agenda is posted inside the clubhouse facing out through the window.

The pool this year was scheduled to be open on labor day weekend following the draining of the pool to remove some stains on the bottom of the pool. Unfortunately, someone turned the water off before the pool was completely filled and the service tech was unable to start the pool on time.  The pool was filled and put back into service as soon as possible.

The assessments paid each month are not increased by management.  It is the ***** of ********* sole responsibility to establish the amount of the Assessments each year. The ***** of ********* generally have to increase the assessments to keep up the increasing costs of utilities, insurance, labor costs, material costs, and maintenance costs associated with aging infrastructure.

I am rejecting this response because:

I recently went to the pool area to see if the agenda was listed for the June meeting.  It was not.  The agendas have NOT been posted inside like the manager has explained, but rather outside the window.  Its no wonder they are taken down because theyre easily accessible.

As for the increase in dues, its mentioned that its used to take care of the infrastructure of buildings.  I dont see that happening.  *** complained about cracks in the outside of the building but to no avail.  *** even questioned the yearly statement we get and I barely get an explanation.  The management and HOA board are ridiculous and lazy!  Ive even been asked to take photos of wasps nests last year because management doesnt want to come out here and do their job!

    This firm constantly gives excuse!

    Sincerely,

    *************************
