I have been making regular mortgage monthly payments and receiving. The downpayment assistance is showing up as a past due account on my credit report. It is ***** that is forgiven after 5 years according to the statements made by their loan officer. I received absolutely NO NOTICE before this account went into past due history. The only information I have is what showed up on my credit report. In addition no payments were EVER supposed to made. No disclosures on payments were ever made. On my mortgage statements from the lender there is no account for this second mortgage to be found. On my yourmortgageonline.com portal this loan cannot be found. I have requested more information in 2021 when the lender reached out asking to refinance, for which I asked if I was able to refinance and asked form more information on the downpayment assistance. This error needs to be removed immediately, and terms of the downpayment assistance needs to be furnished immediately as well.Business Response

In April 2022, we closed on a home with this company. Everything seemed good. Our first issue came when they told us after closing we should expect a refund because we overpaid. Months after cashing the refund check, they raised our mortgage due to an escrow shortage in the exact same amount of the refund because they made a mistake. Second mistake came from failing to pay our escrowed insurance policy and allowing it to lapse. We found new insurance, and provided them with all the appropriate documentation. May 3rd was the date the new insurance was activated, on June 27th at 4 am they sent an email saying that $2400 was pulled out for insurance because we did not have any. On their website I can clearly see where our insurance is listed and their new insurance listed under miscellaneous insurance. We have spent hours and hours calling this company trying to clear up all of the issues, and our mortgage is still higher than agreed upon and they are saying that they cannot help with the additional purchased insurance. This company is terrible to deal with from the bottom to the top, no one can assist with anything, no one listens to you they all blame shift and everyone you speak with has a different story. What kind of company pulls $2400 from your account without a phone call first?Business Response

I was in a forbearance plan back during Covid 19. After that period I was offered a trial modification with my previous serviced and was required to make three payments for the months of April, May and June of 2022. After making the payments as agreed my loan was sold to Land Home before my final documents were processed. Thus transferring all my information over to Land Home. I have been calling to get details and sending over requested information since January of 2023. Each time there is the excuse of, we are so far behind, or our systems are down. Each time that I call now which is about once a week, ** told they are just waiting on my final documents to be printed so that they can mail it to me. I just want them to stop stalling and send the final documents with the terms that were agreed upon during the trial modification. There is no reason why this should take so long.Business Response

I opened a Mortgage with Land Home Financial Services Oct. 2020. I made all payments. In October 2022 I entered into the ** ********************* as self employeed and COVID. THe ************* Then was to make my payment through May 1st. THEY DID SO!! HOWEVER, Land Home Financial continued to report me bad credit dropping my score almost 200 point. THEY were legally not allowed to report anything derogatory under program. THEY also were over ***** days delayed in posting payment THEY admitted they had received. As of May 1st I began again Making MY own payments and the *********** completed all payments Oct -April HOWEVER!!! Even though when I log in it shows all payments received!!! THEY are still trying to say I owe and incorrect reporting. Loss *************** says they are behind and will send to research. THIS has been their excuse for over 7 months!!! The STate and I call weekly/daily with the run around from LHFS. AS of today I have contacted and attorney as they broken the law and I now have sold my home and under contract to close by June 16th!! THEIR incorrect reporting may cost me the sale of my home and NOT being able to recover my credit in time to find a place to rent. PLEASE STOP THEM from continuing this practice against innocent people whom are trying to do right and THEY agreed legally to put in this program.Business Response

We were in forbearance due to reduction of income and COVID. During forbearance, we accumulated an unpaid balance on our mortgage. We were protected from being reported to the credit bureau because we were protected under the Cares Act. When we came out of forbearance, we were entered into a loan modification program with loss mitigation. During the modification program we had to make a designated payment for each of 3 months. We made those payments in full and on time. The 3rd and final payment was made in Nov 2022. After the trial payments we were told we would be mailed documents for ** to sign that would modify our loan. The modification would move the past due amount on our mortgage to the end of our loan and bring the loan current with a $0 past due amount. It took them OVER 90 DAYS to send ** the documents. They advised us to continue making the same trial payment each month while we await the documents, which we did. We finally received the documents on 3/6/2023. While all of this was going on, we discovered that they had been reporting ** as delinquent to the credit bureau every month since November 2022 even though we have followed everything they have asked and WE WERE MAKING PAYMENTS ON TIME every month. They have also been assessing late fees on our account every month. Reporting ** the credit bureau and charging ** late fees should not be happening because we were in a loan modification program and were waiting on them to send ** the documents we needed to sign. I realize the loss mitigation department is actually with another bank, however I have contacted Land Home and spoken to the manager of corporate contact center, ***************************. She assured me she could help me and assigned my issues to someone in her department, but they have both since stopped contacting me and the issues have not been resolved. I am attaching a copy of our mortgage statement showing we have been making the required payments every month.Business Response

In all of my 7 years of ************ I have never experienced a mortgage lender with such POOR SERVICE. ****** has completely DROPPED THE **** for her clients, and unfortunately, both the buyers and sellers of this transaction have been terribly inconvenienced due to her INABILITY TO COMMUNICATE, and BLATANT DISHONESTY. At one point I had to contact the corporate office of this company to verify that she was still employed by them. I will never be able to put any faith in any transaction or document with Land Home Financial Services or *************************** listed as *******************. If you are planning to apply for a mortgage, please do your research. Ask any Realtor for a mortgage lender recommendation who will take good care of you and your finances. There are many excellent local mortgage lenders out there. Complaints are usually not my style, but I do hope this just helps just one person avoid the trouble my clients have experienced in what should have been a seamless transaction.Business Response

Tried to explain to *************************** that in ******* we have to have them sign off in a lien that their company is on our mobile home title. She refuses although we have sent 284 pages of documentation. We even had the local county tax collectors office as well as the property appraisers office contact her and she still refuses to help ** get their name off our title as a lien as she stated they dont even show that address or names or they have not serviced the original account but here in ******* you have to sign off on liens when they are paid! We need ours release as its been paid for a long time now. Im sending what I think is just the pertinent information but I have tons and tons of documentation and paperwork.Business Response

I am rejecting this response because we only received the first set of documents which had one incorrect number/letter and we had to resend on our part. Unfortunately in ******* you cannot use copies you can only use the originals. We have yet to see other original documents as the documents you have copies of are all copies and still exactly the same so no difference if you say you keep sending the wrong documents back. But once our issue is resolved and we get the titles in my name. I will then remove my complaint. Again, only received one set of documents in which were incorrect on my part but ********** stated she had resent the originals and did not. Now we have ************ who states she sent the originals but are still the wrong ones if they are apart of the copies in their response and in her email today. So it is not resolved until my titles that are paid in full by me are in my name. Thank you!

I bought a Condo in March 2022 through ****** VA Loans, aka Land Home Financial. It was a VA home loan and I am 100% Disabled. Once the loan was complete, I filed for property tax exemption through The City and County of Honolulu. I received notification that I was exempt and would be while I maintained the property as my main residence. Land Home Financial was notified by my on September 6, 2022 and also by the City and County of Honolulu. Subsequently, I have resent the notifications and made numerous calls yet, I am still being billed ******** Home Financial for property taxes that I have been exempted from due to military disability.Business Response

After (5) years of my mortgage, the ************** has decided to more than double my escrow deposits, claiming the account was short. When I call Land Home Financial they refuse to let me talk to anyone in the escrow department. They have set my monthly draft at the higher amount disregarding my concerns. The monthly draft was not paid due to this issue. I have been trying to close the escrow account which they said would take **** days, meanwhile the base principal on the loan has gone unpaid because they refuse to take a "Short Payment". Fees will be accumulated and my credit will be affected. I cannot get resolution and I cannot speak to anyone in that department. At this time I believe this is theft. I want a full accounting of how this gross miscalculation occurred, I want the account closed immediately and I want to be refunded for late fee penalties that have incurred due to mismanagement.Business Response
