1 starThis company hires the most unprofessional property managers and staff they can find. The property manager in **********, ******* has consistently given me site inspections for TWO YEARS. I tried working with her as I am a disabled person. She never reached out to me (she doesnt believe in emails). I received a letter of eviction about a month ago to do what ended up costing over $3,000. CONVENIENTLY it occurred after I called to complain about her and her administrative assistant and their lack of professionalism-again. I did what was on the letter. As of two weeks later the property manager has not signed anything stating that everything is complete. Why? Corporate office says other work needs to be done. At this point the only theory that can be come up with if they are trying to get rid of me for some reason. They can think about that one again. Im not going anywhere.Review fromDavid A

1 starManagers unprofessional and rude. After one of these twice a year inspections, was giving things to do list again. Almost everything they had a problem with, (only them mind u) was involving the porch and a portable wheelchair ramp that they actually asked " does she need to use a wheelchair ramp?", Really, the wheelchair ON the porch didn't give u a hint? Also the firewood we put on 2 pallets behind the garbage can storage area. One manager actually asked "what's the firewood for?!?" .... unbelievable. I had told them we would need a ramp before Xmas cause our mom had heart attack and then came back to us after 15min of CPR in the hospital. Month and half later a small stroke. We are blessed she is still with us. Feels like we have been targeted since moved in and that we can't actually LIVE in our home. Said they needed to get some kind of ADPabdn, sumthin, approval for our portable wheelchair ramp for us to keep it, asked y we couldn't put it in the tiny storage unit. We are all disabled! It's hard enough setting the folding 12" ramp up every time. After there very first inspection, I had to rebuild the backdoor stairs with a railing cause wasn't up to code or we would be breaking rules or something,,that's how THEY sold it to us! As well as the 2ft by 2ft gapeing hole under the bathroom sink that went directly under the house. Could see the outside water spigot and grass. Anyway, not 15 minutes after leaving the office the new, or temporary maintenance man comes over and hands me an envelope with a notification of a rent increase, AGAIN, of almost $100. That's 3 rent increases in 2 yrs. Unprofessional from the get go. Managers home just got a 6ft CEDAR fence that blocks the front door on top of the stairs of porch.Every one else is being told to take there fences down cause they are not white, 4ft tall and *****! All against THERE codes to live here. Unbelievable two faced practices. Not even gonna get into the ants and possums problem. Stay away from Cal-Am!Review fromJanine F

1 starI was having a little trouble paying my rent because of an on-the-job injury so I asked the Choctaw Nation of ******** to help me pay my rent for one month. I am a tribal member, and they were only too happy to help me. All the manager of ************** Estates in ******** ********** had to do was send a few forms to the Choctaw Nation and they would pay part of my rent. Well, the manager put in the wrong address (********** **********) to where the Choctaw emergency services should send the money to help pay the rent. When I realized what had happened the manager acted like I was the one at fault. She smiled at me and said nothing could be done. Both she and the assistant manager acted like it was great fun for them. Neither one apologized for the problem the manager had started. The manager even promised that she had written down the right address (*******) on the landlord form and the e-mail sent to the Choctaw emergency services. When I called the ********* services to confirm the address, they sent me the landlord form and her e-mail and neither one of them had the right address on them. Needless to say, I didn't receive any financial help because the Choctaw emergency services had to cancel the check since it was sent to the wrong address. I am mad at the way I was treated by the manager when it was obviously her fault, and I can't figure out how she screwed up such an easy form. I hate being lied too as well.Review fromMaria A

1 starThe company cal-am properties inc hires unprofessional employees that go and mistreats minors. I was at home bringing down my furniture because I have just purchased a trailer located at 67th and ******** called ******************** estates when the lady approached my younger daughter and demanded we moved my car because it was interfering with traffic the street is about 7ft wide and my car was only out a feet. She then proceeded to discrimine my daughter saying she didnt speak English and that she wanted to speak with someone that did understand her. At that time she began to hit the trailers window a couple times with aggression. Thats when my son came out and began to go back and forth with her bulgar language toward my son who is also a minor. By the time I went outside and try to speak to her she shut me off and continued to fight with my children ignoring my presence. She was so unprofessional to not ask for the owner of the property or ask for an adult. She also has my cellphone number where she contacted me the next day because she had filled that I broke two parts of the contracts and now are threating me to have me remove from the trailer.Review fromMarilynn R

1 star*************** streets are filthy since a massive flood from with Wetlands caused when the Cal-Am wall collapsed. The flood brought tons of dirt, debris, and rocks down our streets, and near our homes. Said dirt has been contaminated by animal f**** from the Wetlands certainly. Additionally, while many of the residents suffer from dust and dirt allergy, nothing more is being done to clean our streets. The manager made the decision to deposit a huge pile of that dirt across from my home. Every time I open my garage door I'm inundated with dirt flying into my house, and into my allergy ridden eyes. So unhealthy! We need more than promises to bring back the beauty of ***************, and to ensure we keep healthy in our homes. Come on, Cal-Am! Do your part!Review fromFrances M

1 starI bought a new unit and had 1 year warranty. After 11 months I fell in the shower due to the drain cap not afixed I slipped and broke my ankle. Called the warranty department to fix and as soon as I said I was injured they said I was out of warrant. I had paperwork and knew I wasnt. After no contact I decided to file a small claims on them. They never answered the complaint so I won. Then they decided to have their lawyers over turn it. It f it dont work the Judge decided I had warranty and then they sent us an eviction notice. I got a Lawyer to fight it. After paying $2000. We decided to sell and move out. We lived there for 6 years and owned 3 houses in that time. I really hope this helps someone else to know how terrible they treat their customers.Review fromJoseph T

1 starWe have lived owned in this **************** park for 10 years. We purchased another home for my parents here two years ago. So now, we pay for two homes. We pay almost $1000 a month for space lease EACH. Our lease goes up about $75 a year, every year. That is one issue...how are we to afford to pay this on a fixed income, and what are we getting??? We don't have a pool or any of that fun stuff that I see mentioned by previous reviews :)The 2nd issue: The "Management"...and I use the term loosely..changed our yard waste pick up to the local/regional waste management company after years of having our own cans and the management picking up our yard waste. GREAT!! finally, decent uniform cans that roll and the pick up is on the same day as the garbage! So awesome!!! Today, after about 2 months of the new cans, we got notice that we are returning to the management picking up our yard waste, we have to now provide our own cans again...which we of course tossed out since we were provided the new cans. I called our "manager" and all they could say was it was "corporate" and we have no input as to what they do. How sad to work for a company that wont take your suggestions..right. GREAT, so now we get to go purchase new cans for both my parents and ourselves. I have worked in customer service my whole life...this is not customer service, BUT WE SURE PAY FOR IT!!!Review fromTracy U

1 starQuiet place to live in a good part of town, yes. Clean for the most part, yes. Is it $669 a month yes, H*** NO. They don't have a gym, which website says we do. Pool was closed more than open during the summer. They have done nothing to make any improvements around here. Nothing!!!! Rent was 610, now its 669 for no reason to residents. Many are senior citizens out here. New people moving in are paying $175k for their homes and now have this huge increase on top of that. On-site management are nice people, but you never can get a hold of them. They don't enforce many rules, but be one day late and they are all in your face. Its out of control and Cal-Am is taking full advantage of the housing market being so bad. They are forcing hard working people from their homes with nowhere to go for their own greed. Somebody needs to stand up to these ruthless, heartless businesses like Cal-Am. As soon as we can move, we are gone. I do not recommend anyone moving to their properties. We have been here 11 years and are so far done with this place. Its sad cause we really like the people here and it is a nice community, its ******************* and lack of respect for the good people living here and making them richer and richer at our expenses. Greed is ugly. Zero stars if I couldReview fromEr B

1 starDO NOT BUY FROM THIS PLACE AT ALL!!! The have very poor poor communication, employees, repairs, the home, and they even make you feel unwelcome. I lived here for 2 years almost to 3 years in April and they still haven't come to my home and repair everything that was wrong with the home while I was in warranty. I sent them so many emails, text, and phones regarding this issue and haven't heard from no one. This place is a piece of s***. They supposedly sale you a brand new home and within 6 months s*** starts to fall apart and don't want to fix it. ************ and Cal am properties **** a** all the way especially there employees. No communication want so ever. Please please do not buy from them. I regret it so bad and want to move out ASAP. FYI if you agree anything with management or any employees make sure u email them because they tell you one thing and then change for no F*****g reason and then tell you well u have it in writing. So make sure you keep record of writing communication with them. Piece of s*** place to live. They don't deserve stars at all.
