      I contacted Final Touch Construction to assess and repair two separate roof leaks. One leak where back patio and roof meet and one in the hallway where the AC unit is attached to roof. They claim the chimney needed repair and was the source for the patio leak. December 2nd 2022 I paid $750 to bag the chimney and replace 20 broken roof tiles around chimney. December 17th I paid $1,800 for chimney stucco repair and new flashing around chimney. January 6th I paid $1,000 for interior drywall repair that was caused by these two leaks. Days later we had rain and the interior drywall repairs were soaked through and damaged again, due to roof leaks not being properly repaired as promised. Nothing was done near the AC unit to address that roof leak besides a smear of "sealant" on one area which DID NOT resolve that leak. The leak got so bad I had to use a bucket to catch the water drips coming through the new drywall.
      "New" flashing installed around chimney is not complete. I found damaged area around a vent (directly above patio leak) was covered up with loose tiles by workers without repair. Workers came out several times to "attempt" to fix the roof leaks with no success. Damaged interior drywall has not been repaired a second time and shows visible water damage. I requested a refund which was denied. I received a new quote for further repair to lift set and relay roof tile in the amount of $4,520 with no guarantee on their work.

      On 11/28 a technician arrived to assess a reported leak. We strongly advised a complete lift, set and relay would be the best solution but the leak could be coming from several areas. With tile roofs, a leak can have several entry points and only 1 exit. Which is the case with this particular home. The stucco around the chimney and broken tiles in the area of the chimney leak were all entry points for water. The stucco was completely redone around the chimney per our estimate details as well as tile replacement. Homeowner opted to go the the cheaper route to try and resolve leaking however found that continuous repairs are more than anticipated. Repairs were conducted per our contract, after leaks persisted after we strongly advised a LSR was the best solution and an estimate was provided. Homeowner demanded we allocate the monies spent on the repairs towards the LSR costs. He was advised that this cannot be done as the work we were contracted to do was completed and if elected could not 100% guarantee no future leaks as they were contributing leak factors. Our LSR have a 10 year warranty. If this solution was opted for the roof would be guarantied for 10 years

       I am rejecting this response because:
      The initial inspection did not involve a conversation about a complete lift, set and relay. That seems excessive for two separate unrelated leaks. A technician was able to crawl into the attic space to where the leak was and took photos of where the wood had water stains. He was sure he knew where the leak was and felt confident that the work done in that area would fix the leak. Being told later that the chimney was the source of the leak was a surprise to me because it was several feet away. I agreed to have the chimney stucco completely redone because it was a recommendation from a professional and it clearly needed work. That was not the cheaper route in my opinion. The flashing that was put around the bottom of the chimney remains incomplete and prone to further leaks. Photos available.
      The vent I mentioned before that was DIRECTLY above the patio leak showed signs of distress and water stains yet was never looked at or repaired and actually covered up with a piece of torch paper weighted down by a loose roof tile. Photos available.
      For the second (unrelated) roof leak, there was no repair done where the AC unit is mounted to the roof besides a smear of black sealant however, their drywall worker was quick to repair the interior drywall and get paid. That particular leak is actually worse now that it was before they arrived, and water has penetrated through the new drywall with a persistent drip when it rains. Final Touch made promises to gain my business and did not follow through. I am stuck with the same two leaks, and have put over $3k in someone else's pocket.

      Attached are the two proposals. Both Have been completed and we Can't refund money for work completed. one was for Stucco and Drywall repairs, one was for replacing all the broken tiles we found.

      We Sealed the HVAC for Free. Mastic is Commonly used for such flashings. and it isn't just a "smear of sealant" We have gone out there several times, and have not charged any additional fees.

      The proposal we provided for the Lift Set Relay of the Entire Plane takes into account a credit for 750, The amount originally charged to replace the tile. We are being more than reasonable but we are not in the business of providing free work nor refunds for completed work. Home owners are always advised a lift set relay is the only thing that guarantees a repair. We offer no Warranties on leak repairs for Tile roofs.

      We can Take care of the ceiling repair again, as a courtesy after the roof work is completed.

       I am rejecting this response because:
      The whole point of calling your business was to repair two leaks in our roof. I had no intention to stucco my chimney (one proposal you sent) but I agreed because I was told that was contributing to one of the leaks. The stucco work was completed but the flashing around the bottom of the chimney WAS NOT (also on the proposal). Photos attached. Why would you stucco the chimney for a water leak and then not complete the flashing around the bottom where you claim water seeped into and traveled down the chimney inside the home. That was work NOT COMPLETED per our agreement. 

      Attached are photos of the vent I mentioned twice now and you failed to address. The vent on the roof right above the patio leak that your workers covered up with loose tiles. Once I got up there and removed the loose tiles that were holding a piece of torch paper over the damage, I saw the water stains in the wood of the roof. Why was that not brought to my attention upon inspection? I found it after everything was paid in full and you workers were done. Even after it rained and leaks continued, your men came back to the home, nothing was ever said about the vent. 

      You claim that you sealed the HVAC for free but I’ve paid thousands of dollars to your company already. It wasn’t free. Besides, that’s where the SECOND leak was located. Which has still not been repaired. Why would your business repair interior drywall without first confirming the roof no longer leaks? Your guy got paid and left.. and my roof continued to leak. Although the drywall work was completed, it was pointless because now it looks worse than before and will need a second repair. 

      Most of the tiles that I paid to replace were tiles that your workers cracked while repairing the chimney stucco. Photo attached. There were very few tiles cracked on the roof before any work was started. You can say whatever you want to say in attempt to defend your reputation but at the end of the day it will be known that what happened here was shady and unprofessional. I expect a refund for work not completed.
