On June 14, 2025, I received a call at 1:22 PM from **************, a number linked to a Public Storage staff member. The caller was extremely rude, dismissive, and hung up on me mid-conversation. This was not an isolated incident.I rent a unit at the *******, ** location, and nearly every interaction with Public Storage staff in the ************* region has been marked by disrespect, unprofessionalism, and a lack of basic courtesy. For example, the staff member ****** is rarely available in the front office, and when she is, she is often dismissive and unhelpful.There is no clear way to file a formal complaint, and attempts to reach customer service have gone nowhere. I also know of other customers who have experienced similar treatment, indicating this is not a one-off issue but a systemic problem.Adding to this frustration, Public Storage regularly implements price hikes without justification, compounding the poor service with questionable billing practices.Business Response

Our
records show that you spoke with District Manager Fernando on June 14, 2025,
regarding the Property Manager's incorrect pronunciation of your name. He
assured you that he would revisit with the team members on how we can
effectively communicate with customers with unique names to avoid such errors
in the future.
You
also had concerns about your rent rate. Please refer to the excerpt from your
Rental Agreement:
The
monthly rent amounts and types of other fees and/or charges, as well as any
other terms of this Lease/Rental Agreement, may be adjusted by the Owner
effective the month following written notice by the Owner to the Occupant
specifying the adjustment. Such notice shall be given not less than thirty (30)
days prior to the first day on which the adjustment shall be effective. Any
such adjustment shall not otherwise affect other terms of this Lease/Rental
Agreement, and all other terms of this Lease/Rental Agreement shall remain in
full force and effect. This is all stipulated in the Rental Agreement which the
consumer signed and agreed on.
After
reviewing your account, we were able to waive the late fee of $27.75 and make a
Rent Credit Adjustment, keeping your rent rate at $186.00 (Rent $171.00 plus
$15.00 insurance) for three additional months starting in July, August, and
September.
On
October 1, 2025, your rent rate will automatically increase to $200.00 ($185.00
plus $15.00 insurance) without any further notice.

Public Storage charges a teaser rate to get people to rent units in their facility. They then increase the rents every 6-12 months. These increases are not modest, tagged to inflation; they are are excessive. The company claims they send out emails and/or notes via regular mail to inform renters of upcoming rent increases. I have never seen any such notices in the 2 years I have using their service - and they have increased my rent 2x during this period.The main issue is the predatory pricing practices and the excessive and repeated rent increases. They often increase rents by 30-40%. It's totally unacceptable to operate a business where the expectation from a renter is a fixed price, wtih possibly a modest periodic increase and a supplier of this service that increases the rents every 6-12 months by 30-40% each time!!!For instance, I rented a 5x10 air-conditioned unit in 2023 for $133 + additional fees/month. One year later, they tried to increase my rent from $133 to ~$180. They rescinded that increase upon my request. However, in June 12th, 2025, I see my bill has increased from $133/month to $184/month, an increase of 38%!!!!!!This is totally unacceptable. It's clear that they are increasing people's rents and hoping that people either don't notice or are too locked in and/or busy to do anything about it. They should be forced to provide longer term contracts and be limited to a more modest set of possible increases - period.I would like my rent to be returned to the original figure that I contracted for. period. $15.00 total $163.00 would take place on March 1, 2024.
In
the month of September, you reached out to customer service regarding a rent
rate reduction , which we were able to grant as of October 1, 2024, we made a
rent adjustment to $133.00 plus $15.00 insurance giving you a total of $148.00.
April
29, 2025 , a rent increase letter was mailed to the same address on the BBB
complaint. Advising you that on June 1, 2025, your rent would increase to
$168.00 plus $15.00 insurance total $183.00.
If
price is still an issue, we can always revisit what you are currently storing
to see if we can find another less expensive storage unit that meets your
needs. To do so, please contact your Property Manager who would be happy to

I paid for a 5x10 storage space, but when arriving to the facility discovered the space assigned to me was an 8x4 foot space. When I asked the manager, ******** to see the space, he lied to my face and said it was 5x10. This was unfortunate as I was being charged by the minute to move my items through a moving company that was forced to wait while Mr. ***** shows me other unit. Non of the units he showed were the promised 5x10. The closest was a 4x9. False advertising and it cost me $120 more for the time it took to sort this debacle out. I tried calling customer service and they said they could not help me. I was forced to choose a smaller unit number 133. But I was charged for a larger unit. We moved our things into storage in September 2024. Since then, the price has risen over $100 but yet the original price online for the unit we have is under $200 and our price was $305. After months of calling the customer service number and calling the location and going up there (right across the street from our subdivision, we can never speak to anyone cause no one is ever there). Then finally one day at the end of May right before the bill is due, someone was there. Go in there regarding the price. She dropped Junes payment to $281 and starting July it is suppose to be $199. Well, it is still showing $281. Of course, no one has been at the location since. Not understanding why prices are going up every few months cause the property isnt taken care of. Gate been broke and open since we moved our stuff in. We need these issues resolved before making a decision to move elsewhere cause raising prices every few months for a mid size unit (10x20) or any unit is ridiculous and a scam. Unfortunately, to even submit anything in writing is really null and void because no one is ever there. No one was there last week. We live right across the street from the storage. So, how do we get anything resolved if no one is there, and we have left messages on the voicemail with no return call, still! As for competitive rates, Cube Smart in ******** is much cheaper...FYI.

I rented Unit F0013 (1015) at this location on October 3, 2023, through Public Storages website. My initial monthly cost was $83 plus $15 for insurance, totaling $98/month. I have never made a late payment, have been enrolled in autopay since day one, and have had no returned *************** June 2025, I received notice that my rent would increase to $206/month more than double the original amount (a 110% increase in less than one year). However, as of today, Public Storage is actively advertising 1015 and 1120 units at this same facility for $76$120/month.This pricing structure appears intentionally predatory. It lures in customers with competitive rates, then dramatically increases rent shortly thereafter while continuing to advertise lower rates to new customers. These increases far exceed market norms and are inconsistent with the advertised value.I submitted a formal dispute to Public Storages Dispute Resolution team on June 8, 2025, with a copy of my contract and a written explanation. Thank you for your response. I appreciate the temporary extension; however, the core issue remains unresolved.
While the rental agreement may legally permit rent adjustments, the size and timing of this increase — from $83 to $191 (a 130%+ jump in under a year) — is excessive and deeply concerning. This is especially true when your own website advertises the same or larger units for far less to new customers.
I was told I could only receive that lower rate by vacating and moving to a new unit. But that doesn’t solve the problem — because, as I’ve now experienced, any new unit would just be subjected to the same steep and unpredictable increases later. This is not a sustainable or fair pricing model.
I’ve compared your pricing against other storage providers in the Elkhorn/Omaha area and found that your adjusted rates are well above local market averages for outdoor, non–climate-controlled units of the same size — often by 50% or more. So while you state your rates are competitive, that may only be true when compared against your own inflated pricing.
I have been a reliable customer, on autopay, with no late payments. My only request has been a fair and consistent rate — not a rate that doubles while advertised rates drop. I’ve filed a complaint with the Nebraska Attorney General and will continue to document this for other consumers.
I’m still open to resolving this amicably. But that would require restoring a fair rate — either back to my original agreement, or something in line with your current advertised pricing — without requiring a physical unit move.

I appreciate the follow-up, but I do not consider this issue resolved.
While Public Storage has offered a short-term discount, it fails to address the core issue: my rent was more than doubled — from $83 to $191 — in under a year, while the company simultaneously advertises larger or comparable units for as low as $76/month on its own website.
Suggesting that I must move all of my belongings to a different unit to access these “promotional” rates is unreasonable, and it does nothing to prevent the same pricing abuse from recurring at the new unit. This amounts to a bait-and-switch model dressed up in fine print, and it exploits loyal, autopay customers who have never paid late and have no other service issues.
Their response avoids any acknowledgment of ethical business practices, market comparisons, or the disproportionate nature of the increase. Public Storage simply restates policy while sidestepping accountability for how those policies harm existing customers.
I will be forwarding the result of this complaint — and the company's unwillingness to address the issue — to members of the local media. I will also continue to share this experience publicly so other consumers can make informed decisions.
I stand by everything stated in my original complaint and do not consider this matter resolved.

I paid a contractor to clear out my storage and he found dead rodents and large roaches along with mold outside and inside the unit. He was not able to salvage the items that were affected by the water. The roaches are called water bugs and like moisture which is why they multiplied in my unit. Previous I was able to go in and out without issues. The recent rain has made conditions worst in the indoor unit. I complained about it. Nothing was cleaned. The dead mouse was still in the hall no one called to adjudicate the pest issue. I tried closing my storage multiple times. Im told that because I have items there and a lock I keep getting billed. Unfortunately I dont live in the state anymore I would like the account closed and charges removed. I have paid on time up until this incident for well over a year and have thousands of dollars in damages to my personal property. Unfortunately I had to leave my family Christmas ornaments since my kids had from childhood the infestation in that corner with water damage was so bad the contractor would not touch it.Business Response

On or about July 2, 2023 I rented a storage space from Public Storage located at ******************************************. The initial transaction was initiated online via their website. Upon visiting the facility to complete the rental processs and collect the keys, I advised the representative I have ******************** and have consistently maintained ******************** for the last several years. My Homeowners policy covers itms stored in a storage facility. The representative cautioned me and said most homeowner's policies don't coverage items at a storage facility. I said well that may be true, but mine does. I showed the representative a copy of my policy and was told the insurance would be deleted. On or about June 3, 2025, I noticed I have been routinely billed $15 for insurance. Due to this expense being automatically paid each month, I was not aware I was being charged. Beginning June 3rd, and subsequently on June 4th, and June 6th I called Public Storage at ************* and left a detailed message explaining the situation and a request for a retroactive refund. To date, I have not received a return phone call. I also attempted to utilize the chat feature in the app and each time I encountered a message saying all representatives were busy and to attempt to establish contact another time. I also attempted to locate a number at their corporate office in ********, **. The number I found, ************** was not helpful as it automatically queris my phone number and routes me back to the location of my storage unit.Business Response

Currently using public storage 2 units to store my items.The inside unit has a water pipe leak above it causing water to fall on my items for the past 1 month. My boxes and furniture is soaked. I storage at Public Storage, which is located ***************************************.. I've been storing with them since July 2021. I've had share problems with them and it never seems that i could speak to someone of hiring power, or even contact customer services. There's items that been removed (stolen) from my unit. The employees customer services Stank badly. Very argumentative, back and forth, not listening to a word i say or mention. Consistently calling me, due to their Co- worker not preforming their duties correctly. Told me today, after I spoke with them just about two weeks ago that rent would be paid in full on June 18, 2025. However they didn't hear that and now wants to evict my belongings. On 04/01/2025 I paid $30 for the first month of storage space with the lock for $20.00 Included in the price. I never moved anything into the storage and didn't useit. So, I paid $89.00 for the billing date 05/02/2025 I also scheduled a vacate date for 5/02/2025. They continued to charge/bill me fraudulently and their practices are very unethical for adding month and late fee after I scheduled move out date and called them $109.00.?? I have documents and dates to back my claims. And recorded phone calls and they do too.Business Response
