      Our property is listed on Auction.com as a foreclosure auction. THIS IS NOT TRUE! Our debt was settled with PNC Bank and *************************************************************************************** in mid-September as evidenced by the attached documentation. Auction.com is refusing to remove our home from their site, stating that MRLP is the party solely responsible for notification of removal. MRLP will only provide the attached documents and will not get involved with any disputes.

      We have filed Chapter 13 to stop a foreclosure sale originally scheduled for July 11, 2023. The foreclosure sale trustee, National Default Servicing Corporation, "postponed" the sale to September 19, 2023.Via email, we pleaded with Auction.com to remove the foreclosure listing. As of the date of this complaint, our home is still listed on Auction.com - ******************************************************************************* despite the fact the Bankruptcy court ordered a stay, our home is listed as "Active - Scheduled for Auction." People are constantly knocking on our door and offering "cash" to buy our home. This is very distressing. How difficult would it be for Auction.com to implement a system to "report problems?" We did not receive a reply to written requests to remove the listing that has been online after the bankruptcy stay became effective on July 10, 2023

      I purchased a property from their auction in March of this year, the property is sold as it which I understand. I received the deed and when I went to sell during the survey it was discovered in the description of the property in the deed I was sold a land locked property which is illegal. I reached out to the lead lawyer and was told they would look into it. There's a easement on record that they did not include in the description making the property land locked. I sent the easement over and was told that it has been missed previously and that's why it was also missed during this transfer/recording. I understand mistakes can be made but they then informed me they are not obligated to correct it. I was sold a land locked property by auction.com, this is illegal and they are refusing any further assistance and states I should get a real estate attorney to correct the issue. I would understand this being my issue having bought the property as is but what they sold me illegal and they are refusing to take accountability. I should not be financially liable for a mistake they made in the recording of the property description by not attaching the recorded deed on the county records.

Bidders are explicitly advised to research such matters prior to bidding on the property. Such research should include, but not be limited to, an examination of the quality of title the bidder will receive. All sales at ** trustee sales are as-is and all sales are final.  It is recommended that you confer with a RE attorney or title professional to address the deed issue.  Auction.com does not prepare the deed.  We sincerely wish you the best with this process.

      Auction.com is listing houses for auction stating that they are bank owned, when in fact they are not. I work for the city, have access to all home owner records and have found multiple discrepancies on ownership listed on auction.com. They are trying to auction off homes as bank owned, when in fact they are not. The home owners have been contacted about this and encouraged to write in on their own as to avoid any false sales. Auction.com puts out so much false information, they need to be decommissioned.

      5/26/2023 Item #: O-1444F-421 I am resubmitting this information for the property at *************. You stated that we needed to due diligence on a property that you stated was occupied and there were no photos of the termite infested shed that was apart of the deal. My next step is go to small claims court. Auction.com are listing properties and leaving important information out to make sale. If I would look at a property with an agent I would have been able to view the property. Auction.com listed this property and enclosed photos of the house only, I was aware of the damages and I was willing to address those issues. You deliberately left out the photos of ******** because the bid would have been lower. It seems that's the way this Auction.com does business.. I am asking you to own up to this issue.... Due diligence you say, you could only know about the damage in ******** until you accessed it through the front door. The listing agent would have known. Auction.com are scammers.. Thanks you BBB for you time.

      Auction.com, using Zillow.com, is trying to auction my home residence at ******************************************************************************* (auction event id# ******* with auction dates 7-10-23 to 7- *****). This is fraud, as I own the home. I purchased my home in March 2023 using a licensed realtor and through an abstract & title company and have title insurance, a registered warranty deed, and a mortgage. The former owner is a licensed realtor investment firm who purchased the foreclosed property in January 2023. People are trespassing and taking pictures of my house and property which is illegal and submitting them online. Please help get this scam auction removed.

      Thank you for bringing this to our attention.  Auction.com provides marketing services for sellers of distressed properties.  *** marketing of ********************** was a result of being contracted to do so.  When the issue of a possible previous sale was brought to the attention of Auction.com via phone call to our ***************** this issue was escalated to our portfolio management team and then to the seller we were under contract with.  Auction.com is pending a response from the seller while they confirm the previous sale, but acting in good faith Auction.com has removed the marketing of this address from the site.  Auction.com does not control activity by other real estate sites, such as Zillow.com.

      I recently was the winning bidder on 4/26 for a home on auction.com. This was a big mistake. I find auction.com is not very honest. They tend to leave out very important details. They deliberately left out inside pictures of the shed because it was defected. It was a selling point. We were only able to see from a distance and relied on the pictures that was posted to decide. They did not post pictures of any affected areas, termites, asbestos, etc. The pictures displayed a carport and shed. We were not able to view the shed from a distance, you would have to be in the yard to view. Once we received the code for the house we were able to enter the shed. Upon entering, there were live termites swarming around. They had destroyed the whole wall, sheetrock and other material. The carport/shed needs to be torn down. The person listing the house for Auction was a where because one key opens up the main house and the carport/shed. There were several things the was not disclosed, the repairs for the damage areas will cost an additional $20,000 to repair, its not a so good deal anymore. When an agent list you home you are required to fill out a disclosure packet stating the defects. If you are going to list a property you should follow the same protocol. If the termites and siding information was disclosing, I wouldnt have purchased this property or the price, it would have been much less. Whomever listed the house knew there was termite damage. Even though, we were not able to access the property prior they should have been honest, but they deliberately left those pictures out. The termites are still active. What a waste on this property. The price has doubled to get it back in order, the shed has been gutting. If the shed wasnt listed as part of the selling price, it shouldnt be listed period

Auction.com refers to the previous series of explanations for this duplicate complaint.  Since this is a duplicate complaint, Auction.com requests that the BBB close this complaint out with the same resolution as the previous complaint.

      I am resubmitting me complaint to because not enough information was sent. I recently was the winning bidder on 4/26 for a home on auction.com (Item #: O-1444F-421). The house was listed showing there was a detached shed/carport, pictures enclosed.This was a big mistake (scammers) Upon entering the shed, it has severe termite damage. We were not allowed to view the property until we purchased. The person listing the property knew there was damage. The keys allows access to all of the doors on the property.I called a few days before the check was cashed to see if there was any type disclosure information. I never received a call back from Auction. The closing company was not sure If I would get me back if I changed my mind about the deal. I was honest with this company and would like to do busy again, but If they are going to be dishonest and leave important information, I don't think I will. This shed/ carport is expected to cost another ****** to ****** to repair or replace. It's would have been a determining factor in not going through with this deal. Listing agents/brokers are required to disclose defects. I feel that deliberately left out the photos know it would bring down the cost. It's heartbreaking to spend your hard earned money and be scammed.

      Auction.com has my house listed for foreclosure auction for date 05/10/23. I have a written copy of the motion to cancel this foreclosure sale dated 04/28/23. I want this listing for **************************************************************************** to be taken down since people won't stop coming by my house at all times of the day and bothering my family.

      Thank you for bringing this to our attention.  Auction.com is a marketing platform used by banks and foreclosure firms to sell distressed properties.  As such, Auction.com can only remove assets we have been contracted to market after being directed to do so by the banks or foreclosure firms.  Auction.com in good faith escalated this concern to the appropriate foreclosure firm.  The foreclosure firm indicated the Judge granted their motion to cancel the 5/10/23 auction on 5/4/23.  This auction has been rescheduled pending final resolution and judgement.  The asset is not being marketed by Auction.com currently.  We hope this information helps.  If you have further questions, you can reach out to **************** at **************.

      Auction.com is inaccurately advertising my home as an auction/foreclosure sale. I did a COVID-19 relief modification with my mortgage company and my home is in no auction status. This is really upsetting as people have been coming by taking pictures, walking through my backyard, approaching my neighbors and me in attempts to buy and telling my neighbors that my home was foreclosed on. This is causing me a great deal of distress.

At the time of this response, the search result on Zillow shows the last sale date as 2019 with no active sale listing. THEY REFUSE TO REMOVE IT FROM THEIR page the information that they are reporting is not only inaccurate it is causing damage to the property with people coming on to the property and looking in my backyard at all our of the night I just want the listing taken down *******************************************************************
