1 starI was an ********* member who vetted property management companies in ***************** and we chose Powerstone. BIG MISTAKE. The first few years, we had a decent manager, but we were assigned a new manager about a year ago and it has been awful. All I hear are complaints about her poor performance. Unfortunately, I experienced damage to my condo and had to deal with her first-hand. I now understand why everyone is complaining. I actually reached out to her supervisor and had high hopes things would improve. I was wrong. From what I'm reading and hearing, it appears to be their company culture to be unresponsive and unsupportive of the members of the communities they manage. I am no longer on the board, but I am going to do all I can to find a solution to our Powerstone problem.Review fromSARA S

My experience with ******** ****, property manager for *************************, and her supervisor, ******* ******, at Powerstone Property Management, has been deeply frustrating. Powerstones 186 one-star reviews reflect the lack of care and urgency that I have personally experienced.******** ***** attitude towards homeowners like myself is not one of incompetence, but rather a complete lack of care. She repeatedly states that she "works at the direction of the board," and it seems that everyone elses concerns are irrelevant to her. Theres no urgency to address important homeowner issues, and her disregard for basic fairness and human decency is glaring.When Ive raised concernssuch as landscapers working too close to my vehicle or selective enforcement of the community rulesIve been met with deflections and excuses. Despite providing clear video evidence, ******** has shown zero interest in addressing these issues or treating me with respect, both as a homeowner and as a person.******* ******, Danielles boss, is no better. Instead of holding ******** accountable or resolving the issues, ******* defends ********** inaction, making it clear that Powerstone Property Management as a whole lacks accountability. Their approach seems to prioritize keeping the board happy at the expense of other homeowners, who are left in the dark.Powerstones pattern of ignoring legitimate concerns is reflected in the hundreds of negative reviews. 1 starPPM has declined in every way since we moved into these condos about 10 years ago, ***'s management companies are responsible for ensuring the association's financial stability and meeting its financial obligations as well as the maintenance and physical upkeep of the community. Powerstone has been failing over and over again while increasing *** fees to more than double since we moved in here due to mismanagement and poor planning of the work needed on the buildings through the years. The bathrooms of our swimming pool here at whispering hills community off ****************** and *********** have been closed for 5 months, so both men and women's bathrooms have been completely shut down for 5 months now, that's great when you have kids and elderly residents trying to use the pool right? Termites is another issue, they replaced the roofs about a year and a half ago and they are still replacing roofs however 5 months ago (May 29th to be exact I reported pin holes inside my ********************** in 2 different areas and outside on the roof as I was removing piled up leaves y found termites crawling from the pile into the roof cracks. After several emails and phone calls they sent a guy that didn't even bring a ladder and told me he was going to be back, I kept insisting on phone calls and emails and haven't heard back from the *** yet in the past 3 months now. Last but not least another property we have in *************, which unfortunately they also manage has been with the bedroom ceiling and wall open wide with studs visible inside and front den for 9 months now as we reported a water leak December 2022 which they never repaired just patched claiming raining season wouldn't let them work and replace the roof, well I guess the raining season never ended as of today September 4th 2024 the ceiling inside the condo is still wide open as well as the wall of our bedroom and the front den wall as well, making it impossible to live inside. PPM practices what I call **************************** They used to send out heads up emails when the *** bill was due. Now they don't and if a day late charge late fees. On my last payment I could not log on because it said my user ID or password were invalid. They were not. I have been trying to contact them for a month trying to get help logging on. I've called and emailed and get no help. Yesterday I received a certified pre-lien letter from PPM with a substantial collection fee. This is clearly a scam tactic to extort additional fees from homeowners. I have lived in this property for 38 years and always paid my *************** without any liens or other issues. 1 starWhat a scam this website is. The BBB is giving this horrendous company a 5 star rating....and every review is a 1 star. Better Business Bureau.....you're a friggin scam. Powerstone is a absolute mess of an organization. they mistreat their residents on every project and have zero oversight from any level of managament within the company to catch these issues. 1 starPowerstone is the literally the worst company Ive ever dealt with.In July 2022 I did not receive a quarterly billing statement from Powerstone for my homeowners association assessment. Without this reminder, I did not make the payment. I also did not receive a letter, call, or email alerting me of delinquency.I received the next quarters bill on September 16, 2022. This was the first notice I received about the late payment, and I paid the past-due payment, the current payment, and the late charge on that very same day.The very next day after I paid all payments and the late charge, I received 3 certified legal demand letters threatening liens and foreclosure. In this letter, Powerstone demanded another $310 in fees.Given that I received no statement in July, no notice that I was late, and paid the past due payment and late charge on the same day I learned about it, and in light of my 22-year perfect pay history, I decided to write to Powerstone asking them to waive the additional $310 in fees.I spent over 11 months 11 months! - trying to get Powerstone to respond to my appeal. All I wanted was a simple yes or no.Between September 2022 and August 2023, I sent 10 emails, made 8 telephone calls, sent a certified letter to Powerstone CEO *********************, and voicemailed him twice all with zero response. Over those months, several apologetic, low-level customer service representatives kept repeating that my appeal will be reviewed at the next board meeting, and that Id receive an answer soon.Finally, on August 25, 2023 **** days after making my appeal, I received an answer (No). I paid all fees on the very same day I received their ruling.It's ridiculous that Powerstone treats their homeowners this way. If you are a board member of a homeowners association, I encourage you to make inquiries about your homeowners experiences with Powerstone. Our satisfaction should be your concern. 1 starI have been a homeowner in *********** for over 28 years. I live on ********************************** in Laguna Audubon. In all that time, I have been very happy with our neighborhood and how it has been managed. I recognize that we do not live in a perfect world and are often challenged by limited resources. That said as responsible citizens of our city, county, state and planet, it is up to us to protect our environment as we are its stewards. In recent months, I have become disgruntled with the management of our neighborhood association. Specifically, when it has been been brought to the attention of the *********** ********************* that residents health and that of their pets have been threatened by toxic chemicals sprayed into neighborhood parks and shared green spaces at best, the response of AVCA has been disinterested. I believe that neighborhood associations should be transparent in both their communications and their actions. As such, they should be responsive to community concerns and willing to join together to resolve conflicts. This has not been the case at all with these recent complaints. As a result, neighbors and their children and pets have suffered ill health and, in fact, in some instances they are moving away from an environment they view as unsafe. Aside from the impact on homeowners or renters, where is the concern for workers forced to utilize these toxic chemicals? There are various options available to curtail weeds. In my own ********** native, drought resistant garden, when weeds are bothersome, we pull them. Does it take a little more time? Maybe so but we sleep much easier as a result. It is time to come together to chart a mutually acceptable solution. 1 starVery much poorly managed association in ***********. Using toxic chemicals kn the city and not willing to stop Is really frustrating the residents in the city. Other cities such as ****** got rid of all these chemicals and powerstone seems to ignore this big issue that has caused many health issue for the residents. 1 starI have lived in *********** above *************** for 20 years and have never experienced such irresponsible behavior by AV ********************* and its management company Powerstone. AVCA has been freely using exceedingly toxic pesticides and herbicides on slopes and parks. I was standing in my backyard when a worker (from the landscape management company that services AVCA )was spraying a weed killer that drifted into my face- it was as if I stuck my head in an oven filled with gasoline. The areas that have been sprayed look like the aftermath of a fire or nuclear disaster. *************** has a sign on play equipment that says for children 12 and under. Do Powerstone and AVCA know the documented correlation between pesticides and childhood cancers? I had 2 non- related brothers die of leukemia at 4 1/2 and 2 1/2 years old. We lived across the street from a farm which used pesticides. Consequently I have a heightened awareness of this issue/problem. Would the employees of Powerstone and AVCA want their young children playing at these parks knowing the statistics? Powerstone needs to actually manage AVCA and stop this dumping of toxic chemicals on its residents. You know better- now DO better!Review fromCaylynn C

1 starPowerstone manages my city association (*********** **************************** We've only had horrific experiences with AVCA, and their use of toxic pesticides and herbicides on our community hills, parks, and streets. There is a slope near our house that has been in the process of being landscaped for over a year now. They ripped out the bushes, then sprayed for weeks with weed killers, while wearing HAZMAT suits: at least from March-July. I watched the daily work as this was on my way to and from dropping my son off at school. These chemicals are airborne and on my drive everyday I feel dizzy and lightheaded. This chronic exposure to the toxic chemicals has also caused an itchy skin rash that is continuing to spread on my ****************** and chest. I have never dealt with allergies or rashes before but this started in April and gets bad and flares up any time I visit a park. The chemicals are known to cause severe health hazards through inhalation such as cancer, lung and brain damage, immune system damage, infertility, and more. These hazards are even listed on the product's labels. Numerous studies have demonstrated that the use of these chemicals are toxic, harmful and even lethal. Several residents and myself have complained to AVCA about this. Other cities in Orange County like ****** use organic herbicides and pesticides in their landscaping and have been successful.This is causing harm to my family and seems to have gotten worse this year. **** keeps telling us that these chemicals are "completely safe". But these chemicals ARE NOT SAFE and are going to cause lasting issues. I do not want my children to grow up having chronic health issues, develop cancers or even experience infertility because they played at parks that were laced with poison. The community is not thriving, and neighbors and residents are beginning to look into ways to fix this. AVCA needs to work with the community to ensure that AV is a safe place to grow up.
