I submitted an application for an apartment and paid a large fee for it- within an hour after doing so I emailed them stating that I am rescinding my application and please withdraw it and refund the fee I paid. I also sent a text to the employee who had been constantly calling, texting and emailing me daily right after the first time I reached out to them with questions about the property. My application was submitted after close of business hours and my withdrawal was sent less than an hour later. Therefore there was nothing they had to do - no work involved such as processing the application and everything that would entail. I called, emailed and texted as soon as the office opened the following morning to ensure they were aware that I rescinded my application and would not be moving forward with it and I thanked them for their time and would just like my money refunded. At first they kept responding that they had to reach out to a colleague about my refund and would get back to me. This went on for several days. I was then told that they would be keeping a large amount of my fee back for administrative purposes. I questioned that as I withdrew my application after the office was closed and they had my withdrawal request before the office opened the next morning. Nobody would respond to me even though i called, emailed and texted. Finally I gave up and said fine- its basically theft but please refund the rest of my money ASAP. Its now been over 3 weeks. No refund yet and every time I reach out they mostly ignore me and will not take or return my calls and they did respond to my text today stating they have to reach out to a colleague as they are unaware of the refund process. This entire situation is completely unacceptable and something needs to be done about the shady way they conduct business and basically steals money from customers with no legitimate reason.Business Response

Everything my daughter needed to do to be removed from the lease where she lived with her ex has been done. We were CLEARLY TOLD after he signed a form, she would be removed. Now they have claimed more money is due and have refused to take her name off the leased. It was a clear verbal agreement. They have kept her name on the lease and are demanding more money. Company is neglecting its tenants by way of distress, scamming and ignoring. Just read the ****** reviews to get an understanding of what they have done to specific tenants. I also wanted to point out I had something stolen after it was improperly dropped off in our mail room(which is also the room to get in the building) and the cameras they said worked when I moved in, aren't accessible so they can't even see who goes in and out of the building. The doors are also all broken and anyone can access any floor as well as the pictures used on their website to promote units are all of one upgraded unit that the rest of the building does not align with. They are a scamming company who catfish prospective renters and have it seems gotten away with it for almost a decade now. I can't even contact someone who works there and I have tried every single number and extension they have put online. Lastly, I would like you to look into bad business practices regarding the rental prices they advertise vs the actual price they hit you with on your contract, I am paying about 300 dollars more than expected per month because they do not tell you about all the add-ons or insurance that is required by them to live there until the day you show up to pickup the keys. There are multiple claims like this on ****** Reviews. I would be more than happy to help y'all if you decide to take this further. I would not put it past this company to be making millions extra a year due to the neglect and scamming they have done.Initial Complaint

I live at their property called The Collective in *********, ***When we moved in (July 2022) they said the garage door was undergoing repairs and would be working soon. It wasn't repaired until 2024. Many reports of stolen cars and car break-ins from residents (us included).ALL of summer 2023 - the pool was closed. Next, the place is gross. There are overflowing dog waste trash cans, and dog p*** covering the tree lawns surrounding our building. The hallway carpets are gross and the stairwells are often littered with garbage. Next, is the constant stealing of my packages. There is a Luxer system that puts about half of your deliveries into lockers. The rest of your deliveries will go right NEXT to the lockers or into a room that anyone can access. I have had 5+ packages go missing in one way or another. Id have to file a police report to have any action taken on my missing packages. The Collective decided to install smart home devices (lock pad, thermostat, water leak detector) and hike up our rent. We didnt ask for or agree to that. Increase the rent for FUTURE renters.The alarm system in our building has been faulty for months. One night (January 23) it blared from 1am-7am. At one point around 4am, it was only RESIDENTS that were trying to solve the problem. This caused myself and my dog massive amounts of anxiety and distress. There were people sleeping in their cars. I had to call out of work. This was a night of pure torture, and the issue still wasnt fixed for a month. From management, we got a *********** breakfast sandwich and an absurdly small amount of money off our rent. A few apology emails. The alarm problems have happened 6 times in 2024. September 14, 2024- alarm was going off from 11pm-7am. This is illegal.Initial Complaint

eatening email (attached) claiming my statements were false and slanderous and that he was reporting me to their corporate office unless I removed it. I contacted the regional manager and showed him this email. No action was taken. Other reviews state the property manager has done the same to them.Now after the fire alarm incident, I do not feel safe in the building. I do not believe the fire suppression and notification system are working properly and given how they treat other issues I do not trust this management company to resolve it.
