Allowing falsified court documents to be filed. They allowed discrimination. I get charged a $100 late fee if I use the Dropbox. But other tenants in my same building do not. They are allowing the Owners the Penalosas to bully us into paying more because we actually pay the least. In the apartment building, the highest is 1650. Lowest is 1175 I pay 1225.They sent a 90 day notice out 15 days late. Recieved 10/15/2024 Making all aof what they are doing Is illegal.. I have a 6 year old Autistic son at home and i dont need this. NOT PROTECTING TENANT'S RIGHTS ONLY FOR OWNERS

Hi ****** - It was a pleasure meeting with you yesterday. Please note that we never discriminate as this is illegal. The late fee only applies when a tenant is late. I checked our records and please note that the only time that we charged a late fee is when the rent was received late. Please also note that we are not trying to bully you into paying more. The state of California has strict rules as to how much a landlord can increase the rent and we abide by these rules. I really appreciated the opportunity to speak with you in person at our office yesterday and as promised we will be evaluating with the owner and we will follow-up with you via phone call within 24 hours. Thank you.

Their rental agreement favors the landlord or owner, and of course them. Read your lease very carefully, better yet, take it to a legal service for review. It doesn't favor the tenant. They will send it to you through email for you to sign electronically. Better to take your time on this one. If you sign it in the office, take your time, and do not rush, it could cost you. Their leases expire at the end of the calendar year. Who moves around the holidays? My first lease was 10 months long before they sent me a renewal with $100.00 a month increase, then harassed us to sign it or else. They want you to pay your rent online for a fee of $1.20. You pay a fee to pay your rent? They left me a nasty email because I deposited my rent through a mail slot or inconvenienced them by paying in person. They require you to carry renter's insurance (it's a good idea anyway), but they want to be added to the policy as additional insured. My insurance company refused, they only insure the people who live at the residence and it prevents the property owner or management company from making a claim on your insurance. They prefer to communicate online with little human interaction. If you don't have a computer or have difficulty using a computer, you will have difficulty with them. They want you to go online for repair services. If you call the and reach someone, you are lucky, especially on the weekend. They are slow to get repairs done. The A/C never worked right when summer started. It was couple of months and several repairmen (some a little shady) before someone showed up and knew what he was doing. It took him 10 minutes to make the repair.

Scam artists. I submitted an application online for a rental property. I paid the $45 application fee. I submitted the information requested on the application to allow it to go through. I did not submit it very private information, like attachments of paystubs, since it was not required until I knew my application was accepted. I got no response. 3 days later I got a voicemail that the place had been rented. I requested a refund of my application and they refused. They said that my application was incomplete, yet nobody notified before the apartment was rented. Beware of their shady business practices. Looks like a money making scheme and not a real, stand-up business. No wonder the 1 star rating.

It appears that we approved your application however another application was in process before yours and was approved right before we we able to process your application. All the properties that we manage are rented on a first-come first-served basis however since you already have been approved, please note that your application is good for 90 days and we would like to invite you to consider any other properties that we have available. If this does not work for you, please email us at *********************************************************** and we'll be happy to refund your application fee.
