      Despite a lawful court decision in the eviction case stating that I owe $0.00 to North Oak Real Estate, my former Landlord has issued itemized disposition of security deposit requesting payment and sending it to the collection office: *************************** This action violates the court's ruling (sealed judgement) and also breaches collection laws. When I contacted North Oak Real Estate Investments **** and informed them that they act against the lawful judgement, they did nothing to stop the procedure and despite my clear objection they referred the case to collections. The Tenant Relations lady was very unpleasant and did not want to hear about the binding court's decision and the rule of law in the **. I attach the documentation: court's decisions for me and my partner *******************************, letters send to the Landlord and ************************** and itemized disposition of security deposit received from the Landlord.       Property management is charging application fees, runnning background AND CREDIT checks and denying application under false claims. Company will not send a denial reason to state why they are denying applicants.

      I was a resident of Case Ave and vacated on 2/11/24 due to health and safety concerns & very poor property management. I was scheduled for pre walk through, but *** never showed up and when asked about what happened he said "life". We scheduled a final walkthrough and when I showed up, he had done it without my ability to witness. Then I was sent a vague list of damages well after the 21 days that is required. I requested a detailed invoice of the charges and was told to email tenant relations. It has now been 16 days with no response. I called again and was told I just have to keep waiting. This is unacceptable. This unethical company does not care about the residents. These some examples that prove that:1. Security: This is supposedly a security building, but it is not secure at all. The gate to the lower parking garage is constantly broken and left open for days at a time. My vehicle was broken into along with many others who have had their vehicles/motorcycles stolen. I have seen transients sleeping in the garage and urinating and have been accosted by them. The front door is not auto closing so it is often left open. One of many incidents included a barefoot man entering and setting fire to the lounge. I personally had an attempted break in to my unit and was assaulted by a transient woman. I notified the manager and he said she had been there before. I notified the police. The manager never followed up or seemed to care. He never notified the other tenants to be careful. Clearly there is a history of people entering and committing crimes, but no one is doing anything to prevent these repeat incidents.2. There is dog feces/urine all over the complex, in stairwells, *************. and the manager just threatens to check cameras, but doesn't ever fix the problem. 3. Manager is rarely in office or available and does not respond to messages. Many tenants have concurred.The numerous 1 star reviews with similar complaints confirms North ***'s indifference.

      My partner and I vacated our apartment on June 10, 2023 and were advised by our building manager that everything was in proper order, clean, and in good repair. When we received our Security Deposit Refund, part of it was missing. We were advised that some of it was applied to unpaid utilities, which we were happy to oblige, but that $450 was applied to "repairing scuff marks". We were not provided images of the supposed scuff marks, not provided an estimate by the contractor, not given the opportunity to repair it ourselves, and scuff marks are also not listed outside normal wear and tear in the leasing agreement that we signed. It appears that this is an unethical trend with this company based on online reviews, previous BBB complaints and it seems like they are trying to get repairs that they are responsible at the expense of the previous tenant. I have attempted to resolve this issue but the property management company is being unhelpful and unreasonable.

      I moved into a property managed by North Oak Real Estate on Jan 4,2023 and it has been the worse experience in all my years as a tenant the apartment was dirty when I moved in but let's skip to present day I have the records to show for all the extreme hassle I have been experiencing as a new tenant. Right now I have contacted the NO via their portal 5-times for lights in the parking stall all to get a maintence report to say it's been rec'd no human contact at all (5) times, now the light is out in my stall this Feb 6. Mailboxes are old and locks broken and I have requested that they either replace or put new stronger locks no response (5) times, my neighbors mail is being put at her front (unsafe)but safer then her mailbox where the lock is broken. I have contacted **** (maintence mgr) via his email sent to ************************* and no response. Beause they don't care about the tenants with this real estate we are supposed to just pay rent and accept no service, they have no onsite property mgment, so they should be sending someone over on a regular to see what's happening on their clients property. I have become so overwhelmed with reaching out to this property mgmt, I am pulling into a dark stall, that's habitability, it's unsafe for me and my vehicle. I have been expecting important mail and it might be getting taken due to the broken lock on the antique mailboxes. Utitity Closet with a water stain and I have asked them to address it on their inspection report on Jan 4, and via email and no response. They get you in the apartment then just don't respond with any kind of courteousness it goes against habitability. I will go to Fair Housing if you don't start taking care of this property.
