I hired RJI Professionals to repair my home after hail damage. I have paid $22,000, which includes 81% of the total cost, and only $2,212 remains unpaid an amount we agreed would be held back until the final window repair was completed and the lien was released.Despite this clear agreement, *** filed a lien on my property before completing the work, even though I had already paid the vast majority of the contract. I never refused payment I simply followed the agreement that the balance would be settled once the remaining work was finished.Originally, their representative (*****) confirmed that the lien would be released once the $22,000 was paid. Later, the company reversed that promise, claiming it was a mistake on her part, yet they took no responsibility for it. Instead, they escalated the situation by demanding payment in full, including the insurance supplement, even though that portion was never tied to a due date and was expected only after project completion. Most concerning is the tone of their communication. Their manager, ****, sent messages that included threats of foreclosure, debt collection, and legal action all while the final portion of the job remains unfinished. His emails came across not only as unprofessional, but intimidating and tyrannical, despite the fact that Ive met my obligations in good ******** filing this complaint because RJI Professionals broke their word, refused accountability, and placed unfair pressure on me using legal threats while failing to complete the agreed-upon work. I request that the BBB intervene to address this situation and encourage *** to honor their original agreement by completing the project and removing the lien before demanding full payment.

RJI Professionals was contracted with ******* Dam to perform repairs for hail damage and to work directly with her insurance carrier to approve and execute the scope of work that they approved. *** performed the insurance scope of repairs which included replacement of her roof, gutters and windows and shutters. *** performed and finished the insurance related scope of repairs on 10/18/24. When replacing Mrs. **** roof, our installers damaged a window that was not a part of the original scope of repairs and *** has agreed to replace that window free of charge. In the meantime, *** was working together with the insurance carrier to get our final scope approved and was confirmed by them to be approved on 3/10/25. *** had filed a lien on the property due to the statutory limitations to do so while waiting on the window to arrive and be installed. We placed a lien on the house for $2,212 based on the insurance scope at that time, however, also at that time we were actively working with Mrs. **** carrier regarding changes to our scope that occurred during and after production. After the lien was filed, Mrs. **** carrier agreed the additional scope was warranted and confirmed issuance of additional funds to Mrs. Dam for the work *** performed. In good faith, our lien had not been amended or re-filed. After the replacement window had arrived, both RJI and our window installer had made countless attempts to contact Mrs. Dam. Our window installer informed us that she had rescheduled the window installation, and since then no one has been able to get a hold of her via phone call, email, text , or even knocking on her door. As such, *** sent a professional email advising her to reach back out to us in hopes to avoid having to involve our legal team. Mrs. **** options were presented to her, including scheduling, and installing the window replacement and paying her outstanding balance. *** also advised that if her balance was paid off timely, we would waive all interest and penalties and remove any liens on the house once the check has cleared.

Our current solution, as previously proposed to Mrs. Dam, is to install the window, waive any interest and penalties, and release the lien upon the check clearing and balance paid in full. Her current balance as approved by her insurance company is $53,044.86.of which $1,227.37 was credited back for work not performed from insurance scope. To date, we have received $42.095.56 which leaves a remaining balance of $9,721.93, before interest and penalties.

In good faith, *** is also willing to split the remaining balance owed if done so in a timely manner.

      Customer Answer

Thank you for the opportunity to respond to RJI Professionals' statement. I am writing to clarify key points and confirm that my complaint has not been resolved.

RJI's response includes misstatements and omits key facts:

I have already paid $42,095.56, including a $22,000 lump sum - that's more than 80% of the total cost. For them to respond to that level of good-faith payment with broken promises, lien filings, and threats of foreclosure is unprofessional and deeply disappointing.

We had a clear agreement: the remaining $2,212 (as shown in the lien) would be paid after the window repair was completed and the lien was released. They later changed the terms, demanding full payment including a supplement that was never tied to a deadline.

Their justification for filing the lien "due to statutory limitations" does not excuse doing so before the job was complete - especially when we had a mutual understanding in place. Even if it was legally permissible, it was a clear act of bad faith.

I rescheduled the window once due to weather. I did not refuse the repair. Their claims that I was "unreachable" are exaggerated. I never indicated unwillingness to complete the process, I simply wasn't constantly available - which is reasonable for any working individual.

Their tone quickly turned hostile and aggressive. Despite having paid over $42K, I was met with foreclosure threats and pressure tactics. That level of conduct toward a customer is unacceptable.

Despite having already paid over 80% of the total cost -- more than $42,000 -- I never gave *** any reason to doubt that I would fulfill my financial obligations. Their decision to file a lien on my home while the project was still incomplete was not only uncalled for, but a blatant show of bad faith. It was a heavy-handed tactic used to gain leverage, not out of necessity, and it completely disregarded our original agreement. To make matters worse, they broke their promise to release the lien upon receiving $22,000 and instead escalated the situation with threats and intimidation. Their conduct was not only unprofessional -- it was coercive and deeply disappointing. No customer who pays in good faith deserves to be treated this way.

The final window installation is now scheduled for this coming Friday -- just five days away. Once the window is completed, I will remit the remaining $2,212 with the understanding that the lien will then be released immediately.

After that, I will release the insurance supplement as well. I am acting in good faith, and I ask that they do the same -- and simply wait for the final step to be completed.

I do not want any further pressure or contact from ***. This is my final request for resolution, and I ask that my complaint be reopened or updated to reflect that it is not resolved. I am happy to provide documentation if needed.

      Sincerely,

      ******* Dam
