I have bought a house from a private seller, and the seller of the house has not signed over the title into my name, but IMPACT is still trying to make me pay lot rent when it does not say that the resdiant has to pay for lot rent but the owner. It also says in the paperwork that there must be proof of title transfer to court manager but that has not happened yet either.Business Response

As *** ********* stated he did purchase a home from a private seller on 6/1/24. Impact communities was not involved in that purchase- We do not have control over when a private seller transfers title - However we do require either a bill of sale or a title transfer to verify home ownership in which case we were provided a signed bill of sale on 6/24 dated 6/1/24 by both involved parties- (BOS uploaded). *** ********* also signed the lease as a resident that states he is the resident and occupant and that he is responsible for lot rent beginning on 6/2/24. We have billed *** ********* for lot rent from 6/2/24 through current date which he has not paid and has been turned over to the attorney for eviction which is why the complaint has been filed.
The sale of the home has nothing to do with Impact Communities and did not involve Impact Communities.Initial Complaint

Retaliation Miss ***** is retaliating against me by writing violations against me including criminal, noise and stalking Stating that one more violation and she will serve me with a non renewal of lease. These allegations are False and never happened. I’ve lived here for 4 years I own my home and I’m a 62 disabled military widow and not once have I caused any problems. I have always paid on time for any and all services. I believe her retaliating against me is due to a formal complaint about her last year. When asking for proof of the violations. She threatened with a non renewal of my lease and gave me a verbal warning of eviction.Business Response

I understand your frustration and your concerns. I wanted to point out that our employee's go through an annual Fair Housing Training so there are not any issues going forward. I did reach out to the field to determine the issues in the complaint. I reviewed the violations and i see that you received two violations from the community manager this week. 1st she was trapping cats in the community and taking them to the pound and having them spayed/neutered and then releasing them back to the community. Several residents complained because she did not own the cats and did not seek their approval. The Lease Violation I issued for that asked her to stop doing it. The second violation she was issued was for harassment of the residents of Lot ****. She has taken photos all around their home. They approached her and asked her to stop and she told them she was in charge of violation enforcement. Yesterday, our community manager received a call from the residents of **** and they were at the mailbox and she started taking photos of them again. the community manager looked out the window and witnessed her doing it. They confronted her after they got off the phone with the manager and asked her to stop taking the photos and she said she didn’t have to, so you were sent another violation for that issue. ( these residents of **** may have contacted the police to file a complaint)
I was told that you came in the office and said you didn’t understand the violations and the manager explained them to you. You stated that you had stopped taking the cats in August because **** the former ACM ( Assistant community manager) had made contact with her and told her to stop. Then you denied the incidents with ****. Community manager told her that she witnessed her taking the photos because they called me when it was happening and I could see her from the office. She said she had her phone up to attempt to get better service. She asked me to remove the violations and I told her no, that they would remain on her file. She asked me if she could sell her home and I offered her the FSBO Program. She said she would sell it on her own and I told her that wasn’t a good idea because anyone purchasing the home would have to be approved for residency and it requires a Bill of Sale and Title Documents to be filled out and that I can help her with those things. She told me to send her the form and walked to the door and once outside she told me I am a hateful mean *****. Community manager told you to have a nice day. I am rejecting this response because:
None of what has been said is true.. no one approached my car, I didn’t take any photos of anyone . I never trapped any cats. Where is the proof? There is none because it never happened. Why is she being able to lie about this?

The attached statements are in regards to the photos that were taken by you, I was also told that Mrs. ****** was in the office, but she admitted that she had taken some cats to the pound to have them spayed/neutered but had stopped the month before. I live in a mobile home park I own my home and I rent the lot. Back in July a tree branch landed on my awing destroyed it busted my window. The landlord said she turned it into her insurance company. Never had it fixed my deck is destroyed. I get every excuse. I just want it fixed.. help there email is ************************ number *** ******* I'm at ** ****** ** **** *******. We understand your frustration with the tree limb issue, after review of the photos that you have submitted. I reached out to the district manager along with the community manager for more information, the district manager contacted you today via the phone he had explained the policy and procedure with this type of issue. Generally, this is to be turned into your homeowner's insurance and they will be able to get this under your insurance and get it resolved and replaced quickly. According to the manager and the photos this tree was not dead at the time that this had happened. I am aware that you have spoken with the community manager on this issue and your awning that was damaged, the community had it removed at no charge to you. The tree that caused this damage has also been removed at no charge to you. If you have any further questions, please contact the office for further discussion.
