1 starWe have been through about 5 landlords since we have been here since 2020. We are almost paying $500 lot rent. My mother who is disabled also lives here and has for the last 20 years. When she moved in lot rent was $150. Not it's almost $500! Her disability check does NOT go up. This is crazy. And now their forcing us to go with a different internet provider. Last year we had a tiny trampoline (for toddlers) we had to take it down. Okay whatever. But literally right down the road the people there have a FULL SIZE trampoline! I could go on and on about the bullcrap here.Impact Communities

We understand your concern with these matters. After review of your concerns, I would like to clarify that we have been the same property management company since 2015 with this community. After review of the transaction history I see that you both pay lot rent and refuse charges, both transactions are under $450.00 a month. The complaint regarding the full size trampoline was found to be valid, the community manager has addressed this matter again with the resident who owns it and it will be removed. It is stated in the community standards that there are to be no trampolines in the community. We have never refused any charges before? I'm confused about what that means. And we have most certainly been through 5 landlords in 3 years. My husband also works for the trash company that picks up the trash for the trailer park. We are suppost to be getting free trash. But we pay $17 a month for trash as well.Review fromJason R

1 starI do not feel Impact Communities deserves a star.I do not recommend Impact Communites as they do not hold up to their own standards. Impact Communities breached their lease for an assault that happened and will not uphold to ensure the safety that they claim is to be ensured in their lease in numerous areas. I have filed a police report, medical documentation, have filed an incident report with the community manager and district manager for them yet to attempt to claim that the assaulted person was lying and the others involved shouldn't be held accountable in the same manner as I would be. In this instance I qoute "if" they are found to be but yet no mention what Impact intends to do to ensure the safety of the one assaulted as it will supposedly breach the others confidentiality, however not sure why they would feel this would need to be in detail, as everything else they have written to me has been extremely vague. I would recommend a different community if any of these are important to you; if ensuring that you have equal rights as a tenant, your safety, a child's safety, upholding a lease by a landlord, and being listened to for concerns about safety and not getting threatened for eviction over minor things for example a contertop sitting by your shed, license plate renewal a few days past the date, if someone else's dog poops in your yard and you didn't notice and didn't pick it up before the weekly inspections, security cameras to help ensure your own safety and these are just some I have been threatened eviction for then this would not be the right community for you.Impact Communities

1 starthey are refusing to give me my keys back to the home I legally own. seen they illegally evicted me and my family. then had my cats taken without even asking us. even thought I have said the home is for saleImpact Communities

After review of your file i see that you were evicted from the community the judge awarded the community the eviction judgement. A month after the eviction there were several animals that were left behind in the home, several cats, kittens, and guinea pigs. The home was left abandoned in the community.Review fromMichelle B

1 starI DEFINITELY dont recommend this company, as stated in a comment when you call its a recorded line and nobody ever returns your call. Ive been dealing with a property manager whos been harassing me for almost two years now. This lady has been trying to force me out my home with lies and without documentation. Please dont use this company, theyre dishonest, unprofessional and dont truly help their community members. Theyll try to force take your mobile home when they know its not fully paid off and try to get you by a 5 years verbal contact saying you cant move your home. This company is a living NIGHTMAREImpact Communities

As we understand your frustration, after review of this complaint I was made aware that you had been given a 60 day lease termination. Once a resident has been given a lease termination, it is our company policy that we turn off all auto payment methods. Once you noticed that this feature had been turned off, you had contacted the local police department and had them meet you at the community To speak with the community manager yesterday. Since this is our company policy to turn off all auto payments to non-residents the police officer was not able to assist with this matter. 1 star**************** owed a trailer it one of the Moble Home parks this company owns and the raised the rent and after living there for 4 year I moved out and that was 3 months agai and they can't even get me my security deposit back.i was told it got returned to them In the mail and the have yet to get it to me. I try calling the corporate office it's just a recording all the time no one ever gets back to you! ITS SAD. NOT A PROFESIONALLY RAN COMPANY! I DO NOT recommend this park to anyone!Impact Communities

1 starI live here, I've lived here for about 3-4 years now. For the past month our well water has been contaminated with E.coli. The steps that are being taken to ensure their residents and the issue has been taken care of is unacceptable. We should not be a month without safe water. We should not have water on our bill for the past month of not being able to use it safely. There has been little communication on steps to taking care of, and the process has been turtle slow. There's days our water is shut off either by the assistant manager or for the 2nd chlorine dump they did, without some people knowing why. To not flush our toilet for over 24 hours is a big deal, especially when you had no warning.Not once have we seen an actual manager out here taking care of us.The DNR made them do a 2nd chlorine dump because they lost water pressure a few days after they chlorinated it the first time...they lost pressure that day because the assistant manager turned off the water to do well repairs.Now today we woke up to again no water, and theres talk that they may need to drill a new water well?Who knows what's true or when this fix will even happenImpact Communities

Water was tested on 10/19 and our water tested fine. It was again tested on 11/10 for the month of November and it was positive for bacteria (Ecoli) We then handed out a need to boil for the water, per the **** On 11/15 the water was tested again and showed negative for bacteria. However, the *** wanted to continue water boil until both ***** were chlorinated and the sewer line was repaired. We repaired the sewer on 11/28 due to the contractors schedule and the Holiday. The well was chlorinated and after chlorination, the well was shut off by mistake, so that the residents could not use the water. On 12/1 the ***** were chlorinated and needed to be left for 24 hours. On December 8th the well had to be turned off due to issues with the control panel for the pumps. This caused a loss in pressure again and the ***** were chlorinated again and remained off for two days and was to be tested by *************** and until then, we were to continue to boil. On 12/15 our pumps went down again and were fixed by end of day! I have had no report since then of any water issues. Water was chlorinated and *************** confirmed this morning that she would be testing today and tomorrow for the two test to confirm no bacteria. We have provided water on multiple occasions during this process and we have communicated that this is all precautionary actions and with the pumps, this is something we cannot control. We followed *** direction, and the majority of this was out of our control. We did deliver water to residents for the days they were without water 5 in total. ********** MHP has issued a $50.00 credit to all residents, We have also been in contact with the residents through this process, Everything is repaired going forward,Review fromAaron L

1 starplace is awful. they lure you in and say off we have this really nice trailer for sale so i put in an application and was first in line wait about to weeks for them to say i was approved but they gave it to someone else then they give me a c*** trailer and expect me to pay outrageous lot rent for a trailer court they dont even maintain or take care of. management is rude and the companty only cares about rent right away or they will boot you out of your own home i have paid over 20k cash for my trailer and they took it right out from under me i got covid where i was working at and had to take time off of work which resulted in late rent payments but i eventually i get it paid and then the next month after i get influena type a and was in the hostpital nearly dying and and miss enough work enough to the point its the 7th of the month and i get paid in 5 days and was gonna pay it and send out a 3 days to pay or vacate when they knew i was on my death bed in the hospital. they stoly me trailer from me and is a very shady company that should be avoided at all costs.Impact Communities

We understand your frustration with the events that happened, after looking into the history and transactions, I see that the last time that your account was a zero balance was March 2023., there was no other payments that were made from March 2023 until August 1,2023. It is unfortunate that this eviction happened. There are several state agency's and local agency's that will also assist with monthly rent expenses, It is documented that our community manager tried several times to contact you to discuss your account and was unable to make contact with you.Review fromRachel R

1 starThey raise the rent every year and use the excuse operating costs. What costs? We pay our own taxes, utilities, insurance, maintenance etc. we maintain our own yards. The only thing they do is raise the rent. We dont have any amenities, they dont fix the pot holes. This place was so much better when the original owners had the place. Now theres mostly riff raft living down here. Half the people moved in and didnt even have a background check. But as long as they get their rent they dont care.Impact Communities
