      **** from Real Property Management came by for a routine quarterly inspection, and I just wanted to say how great the experience was. He was super friendly, professional, and easy to talk to. What really impressed me was that he noticed my bathroom sink was draining slowly and kindly offered to fix iteven though he didnt have to. It was such a thoughtful gesture and really appreciated. Its not every day you come across someone who goes out of their way to help like that. Big thanks to **** and the team at Real Property Management!

      Working with Real Property as a landlord has been very disappointing. They are not likely to meet their 29-day rental guarantee, and when they don't, they will blame it on you. However, we listed at their recommended price, lowered the listing price nearly $300 over the course of six weeks, and when they advised we offer move-in specials, we did. The problem is their juvenile, copy + paste email communication with us, and total lack of marketing and follow-up with interested tenants. When asked how they follow up, they told us the only thing they do is send a text message. No call, no email, no nurturing leads at all. They don't even confirm tours! We were told their system "can't do that and sometimes people just don't show up." In fact, we were also told they just manage too many properties and can't do more than a text message follow-up after a tour if it happens. They also do not list your property on all rental sites. Notably missing are **************, university sites, and many more. We will be meeting with managment to try to remedy this situation and move forward but I'm not holding on to hope. At this point the wildly expensive cancellation is is looking better and better.

      "Where Incompetence and Predatory Practices Meet.The first thing youll learn about Real Property Management is that they DO NOT work on your behalf. They neither manage your property, nor problem-solve on behalf of you or your tenants. The only attention they pay to any matter revolves around whether or not it will generate immediate and significant income for them. Similarly, if ignoring a problem will generate income for them, they will slow a process down to a halt. But if helping to expedite a solution would save you the homeowner money, RPM could not care ******* all starts with their Property Management Agreement (***). You will find that it is designed EXCLUSIVELY to protect them in any event, as well as to purge their responsibility in all matters resulting from their own deficiencies. However, if the owner or tenant is remotely deficient, it outlines clear consequences for RPMs own benefit. I recommend asking your RPM Leasing Agent if the *** can be modified to protect the homeowner I suspect it will be a non-starter for them.I lost count of how many thoughtfully detailed emails were sent to RPM, clearly outlining a series of questions that required an equally detailed response, only to get A) no response (most common), B) a response to 1 or 2 of the bullet points, or C) a response that addressed zero of my questions, but posed its own unrelated questions back to **** strongly recommend NOT working with RPM Colorado in any capacity. Although you are likely to experience some of the above issues with other property management companies, RPM checks every box for a nightmare landlord.If you DO feel that using a management company is still for you, I suggest INSISTING that your *** includes language such as if you dont do your job, owner reserves the right to terminate the agreement, that protects you from the companys inevitable inadequacies.       ThievesI rented from them for 2 years, did the whole walk-thru, etc. still got charged for the damages that were there when we moved in. The place flooded in October 2023 and we lived with damaged floors for months before they were fixed, the water damage to the trim and drywall was NEVER mitigated, almost a year later when our lease was up they charged our security deposit for ************** cleaning, and other random bs charges to talking $785. I paid someone $500 for move-out cleaning and $400 for carpet cleaning. It was cleaner when we vacated, by far! Oh, and high radon levels which they ignored. They give you an after hours emergency maintenance number, which is an answering service, when the flood happened at 3:00 am, we got no response until 8:00 am. We had already called a plumber because a pipe broke in the wall and we were in ankle deep water (no shut off in the unit). Do not recommend renting from them!

      We have received this complaint and we respectfully disagree with what is being outlined by this former resident as it is not accurate.  We are not thieves.  We disburse security deposits in accordance with applicable Colorado real estate laws and that is what we have done here.

      I didn't think it was possible for a property management group to be so incompetent, dishonest, and unprofessional from top to bottom. I've never had issues with any property managers in the past 35 years, so I wasn't prepared for what came to pass. After locating an ideal 3 bedroom home in **********, I had to wait three weeks for a viewing. I submitted an application, never heard back, so I secured another house in the area. At the 11th hour, I was approved and went to ****** to sign paperwork. No keys were issued, which made me nervous, but said they were in a lock-box on the door. I had no reason to believe otherwise. When I showed up with the moving company, there was no lock box or keys. I couldn't reach anyone in the office, and I had to break in through a window to let the movers in. Any modicum of customer service and ********************** of the property promptly stopped after I signed the lease. They sent someone to take detailed photos of every room in the house every 3 months, and our house is immaculately clean, so I didn't mind at first. But It became a nuisance. They couldn't answer basic questions about anything concerning the property, had ignored all service requests, and then they send someone to take pictures of my belongings? We were exemplary tenants, but the owner wanted to move a family member into the house, and after receiving two reminders to renew my lease (4 months before it expired) I suddenly was told to vacate. They used this as an excuse to not fix anything, claiming the homeowner refused the maintenance requests. I have a new home and will live happily ever after, but I'm not willing to accept that I caused 2200 dollars worth of damage in 11 months RPM purposely and spitefully held my 2700 deposit for 61 days, although I had asked for expediency in order to get these people out of my life. They kept 82 percent, and there is ZERO chance that caused 200 dollars a month in damages. Steer clear of RPM at all costs, or it will cost you dearly.

      We have read the complaint from ******* and we respectfully disagree.  Our team is always glad to respond although we do give them the weekends off as they work countless hours during the week to take care of our customers and they rightfully deserve a weekend off to recharge their batteries.       What in the world are your offices going assist me with? Since the day I moved in, there was no "assistance" at all, in any form, except the same comment you just issued in BBB: "please call our offices if you need any assistance". I received a $900 dollar bill from RPM after living there for 8 months, which was due in 5 days or my water would be disconnected. I was never made aware of this until one of your employees showed up at my door with a disconnection notice. That's just the beginning. Every time I called/ emailed and asked for a manager or someone who could answer the most basic of questions, they said there wasn't anyone available to answer me, but they would forward it to the correct person and they would get back to me. Nobody EVER got back to me. The email exchanges demonstrate this in a comical way. I was passed off from person to person and nothing was ever accomplished. It became laughable (I didn't think it possible for such incompetence), but now that RPM has literally stolen my deposit, I don't find the incompetence funny at all. We left the house in better shape than when we moved in 11 months earlier (pictures to prove it), and RPM kept more than 80 percent of the deposit? There was no details as to why, but they charged me $150 for "changing the locks" and another $600 for "items left behind". I never changed the locks, but the front door didn't work so they installed a new door ****. I left a $400 power washer on the street for someone to take for free, and a large cabinet that fell down over the washer/ dryer, which was supposed to be picked up and replaced 6 months prior to me moving out. Of course they charged $150 in water bills that I never saw. The rest of the vague charges are equally ridiculous. The response by RPM is very reflective of all my correspondence with them. Please read it. It is merely a sample of the 30 plus emails I have of RPM bobbing and weaving, avoiding any true discourse leading to solutions. These were not difficult issues, and had you simply dealt with them, we wouldn't be going to court. RPM's response has nothing to do with my compliant. What does working on the weekends have anything to do with anything? Nothing. Welcome to the incompetent world of real property management. Your offices seem to pride themselves on sending meaningless, passive/ aggressive emails. That helps no one. We'll discuss the matter in court, because I'm done tying to "call the office and ask for one of our managers anytime as they will be glad to assist!"

      my name is ******* ******* Viewed a Property managed by Real property management Colorado on Friday, October 11, 2024. The home was absolutely amazing and beautiful. The layout of all of the paperwork on the kitchen countertop was very explanatory and thorough and helpful. The second and most best part of my experience With real property management Colorado was when I had the Delightful blessing of meeting one of their amazing managers, ************************* location.??????. After my children and I did a self show of the property, we drove to the Yosemite location and spoke with Ms. ****** She not only accepted us as a walk-in, but took the time to explain the process regarding our specific circumstances of getting the rental process/journey started, Very thoroughly and with so much love and compassion. Because of her kind, patient and thorough feedback she is a big reason as to the starting journey of home search, paperwork, and every detail entailed such a light, joyful journey. I felt a bit of anxiety because as we all know, moving can be concerning, but working with Ms. ***** has made it a delight and a hopeful journey of accomplishment. Thank you, so much Ms. ****** God bless you and we extend our Love to you from my family to you.??????

      Be a ***** ******** and read reviews on BBB! (RPM website is biased and only pulls the 5 star reviews- we all know that's bogus from the start.) I am a single unit condo owner in Northern Colorado and utilized RPM 2 years-had 1 tenant.RPM Colorado has been nothing but problems and poor communication as an owner, and from the renter perspective. The Northern Colorado team has extremely high turnover (*********), no one can help you, they pass the **** and no one takes accountability to know or resolve anything. Good luck trying to communicate or get a call back with anyone- takes about 3-4 weeks of calling, emailing, leaving voice messages and basically forcing them to address your concern, mom voice activated and manager requested after a month of passing the **** with nothing resolved.They will charge you for anything and everything- and NOT give you any details, dates, times of who was there and what was done on your own property! One of my biggest complaints and requests to have DETAILED maintenance invoice of what was done, who was on site, and date and time. Basics of any maintenance visit from any repair company! They will charge you for time and send maintenance team up from ****** to *******************- be prepared for an extra two hours of fees from this commute you're paying for now too! Oh yeah, this maintenance team remains anonymous too- you have NO clue who/what/when they are on your property.Overall, I do NOT recommend utilizing this comapny as a property owner, or as a renter. They are incompetent, untruthful, unreliable, untrustworthy. Keep reading the rest of the reviews here on BBB, all have a common theme- DO NOT use RPM Colorado. Unfortunately, *** is a monopoly and will keep providing poor services- there are other options though, so go be smart!
