    If you are thinking about getting a quote from Denver Deck Builders ask for the following items:-Can you provide a comprehensive breakdown of the costs? This should include, material costs, labor costs, overhead & profit percentage included in the project. Additionally you should also ask for the labor rates they use for any changes or agree on a percentage of **** up on change orders. The way the contract is written they can charge whatever percentage they want and a direct quote from the Owner "we purposely priced it high so we can maintain our schedule".-Can you provide proof of insurance and ********* comp?-Have you ever fired a worker because they felt unsafe on one of your projects?-Can you confirm that you are providing a code compliant deck?-Can you provide the percentage of extra material (scrap) ordered? Be sure to cross out the line in the contract that states they own any extra material on site, you are the customer, you paid for it, you should own it. -Will you extend your (1) year warranty since you state that you can't do warranty work until Nov-Feb?-Will you be providing a drawing that includes specific details of how the deck is constructed? This drawing should include: Fully dimensioned and scalable plans, color selections (deck, rail, fascia, border, etc), details on how the deck will be attached to the house (ledger board), Details on how the fascia will be installed, flashing details, details showing decking (direction, joint detail, fascia interaction), what type of hardware/fasteners that will be used, etc. The drawings they provide are intentionally vague so that they change order.-Can you provide me with the 3rd party structural engineering calculations you used for my deck? Can you show me the span table for the type of lumber selected?-Do you follow manufacturer's installation requirements?-In the last 10 years have you been sued?There are many more items I want to include, but there is a character limit.
