    I am extremely disappointed with Hamilton Point Investments. I have sent numerous emails to their corporate office regarding their property in ******** **, formerly known as *** ***** ** ********* and now called The Standard Champions. Unfortunately, I have not received a response. The property manager takes forever to address complaints and lacks a sense of urgency and care for residents. I went without AC for 10 days before it was fixed. Recently, contractors were doing renovations on the property and placed rocks/stones around the area. Later that day, I found my car's back window shattered. Despite reporting this on July 31, 2024, I have yet to receive a response after being told an investigation is needed. The best they could offer was for me to call my insurance and request a rental car did they offer to pay no!!!!!!! ?? The management of this property has declined and does not compare to ********* I still have yet to receive any kind of follow up in regards to this matter.

    I live in ******* ******* ****** in T********** HPI is the worst management company I have ever had the displeasure of working with. The property manager, Megan S******, is EXTREMELY unprofessional. IF you can hunt her down while she is actively avoiding you and your issues, she will continue to cut you off during your conversation and purposefully misinterpret what is being said (I literally have a recording to prove it). She intentionally deflects from the issue at hand without giving you an actual solve. I have no clue as to why HPI thought she would be an efficient property manager as she solves no issues and drags small issues out. Before my own interaction with her, I have heard nothing but complaints regarding others' experience with Megan S****** and the property. P.S. Speak to her with the softest tone possible so she wont get offended.

    I live atat **** *** **** **** ******* ** ***** had issues w/my roommate at first because I am a born woman & my roommate was born male & is still physically a man & that was not what I was told. I am going through a domestic violence trial & asked for female roommates, was told it was not coed anyway. had a girl move and the maintenance at the time put her bedroom door knob on my door and my bedroom door knob on her door &she turned her keys in and then I turned my keys in but they never gave me her keys so I had no bedroom door lock for several weeks. There is a maintenance request for bathroom 2 that was a mistake and I did not put in a bedroom door key request for over 3-4 days later. Then the property staff put in a request for me as well. Also , putting into the computer at 2pm on Oct. 5th that it was completed and done is a hour and 1min before they even told me about the 75.00 charge for a rekey & not doing the maintenance work at all is frustrating for me considering the drastic measures that follow unpaid rental fees such as homelessness due to eviction of non payment of rent. Also the staff know the repercussions because they in force the process. Being in power over residents & having the necessary legal fees covered & a attorneys on hand is something I couldn't compete with in court. With the contract I signed I would most likely lose & the staff I know don't care because if I get evicted for "unpaid rent" because everything is considered rent & I am told on the afternoon I paid my rent of 523.at 12pm on the 5th that I owe 249.00 by 11:59pm is a expensive unexpected &serious issue for me. If I had money at the drop of a hat i wouldn't be living here bound to a lease that I basically sign my life away. I can only assume.I'm scared, frustrated, unhappy with the unit , staff & maintenance. I can't do anything to defend myself because on paper it is all legal. . this is the price unsuccessful capitalists in America.

    Less than desirable. My daughter moved in 8/18/2023 into ** **** ********** ** ******** *** We were charged a cleaning fee although her bathroom was nasty and the carpet was dirty. Her wonder is still cracked from before she moved in and now the washer and dryer are not working and the rent office keeps promising that someone will be out to fix it but hasn’t yet. Call the corporate number and they conveniently don’t answer. The rent office is run by students who have no clue and are just making empty promises. This is a terrible way to start the school year. I imagine it won’t get better. 0 stars

    I’m a tenant at their ****** ** apartment. They are called, Hunters Run Apartments. Today, my car was broken into along with several other cars. The windows were smashed. I contacted the courtesy office on site and the resident manager about the incident. The sheriff never came out to write an incident report. I finally spoke with the resident manager and received an apology and case number. What good is an apology? This is a gated community and the gate is opened more than closed. The rent is extremely high for these antiquated apartments. They don’t offer an incentive to renew the lease. Back in the day, if you renewed your lease they would offer to clean the carpet. Not this company! I’ve contacted corporate several times to voice my concerns and NO ONE returned my calls. Every time the building is pressured wash, water floods my apartment. The trash compactor is always overflowing. Tenants play loud music and park in the handicap parking area. They aren’t handicapped, I am. Visitors who do not live here will ram the gate. They will ride your bumper to come through the gate. These are not luxury apartments. These are expensive PROJECT apartments! They should be responsible for the repairs. We pay enough for rent and fees for them to cover the cost. I don’t have over $1200 to replace my windshield. I know this will not faze the white shirts in corporate! *******
