I am filing a formal complaint against ********************* Corporation regarding the inaccurate and inconsistent reporting of my credit card account (Account #*********) across *******, Experian, and TransUnion. On February 11, 2025, this account was deleted from my Equifax report. However, it is still being reported as open and in dispute with recent 30-day late payments on both Experian and ********** as of May 2025. This is misleading and materially harmful to my credit profile. The account simultaneously shows as "Current" yet includes 30-day late payment notations. I have not received any documentation from *********** substantiating these late entries. Additionally, *********** previously reported the account as In Dispute, but then marked it Dispute resolved consumer disagrees without conducting a proper reinvestigation or notifying me with results, which is required under the Fair Credit Reporting Act (FCRA) 623(b).This inconsistent and unverifiable reporting violates FCRA 623(a)(1)(A), which mandates that furnishers must report only complete and accurate information to credit reporting agencies.Requested Resolution:Correct or delete the account from all credit bureaus to reflect accurate, verified data.Provide documentation supporting the alleged late payments.Remove all derogatory information that cannot be verified in compliance with *****I am requesting an immediate investigation and resolution. If not addressed, I am prepared to escalate this issue to the ************************************ (****) and other regulatory agencies.

Initially I applied for a cash out refinance with Freedom Mortgage and paid $400 for an appraisal for house. I stated to the company i did not want to spend $400 if I have not been approved yet. I was told I was approved and not to worry so I paid the $400 for appraisal. Two weeks later I was not approved and they would not refund the $400. I am now using a different company to refinance and they need the appraisal transfered to them. I am now being told by freedom mortgage that I did not pay the appraisal in full it was $650 vice $400 and are demanding $250 before they transfer appraisal to my new mortgage company. I contacted the company who did my appraisal and they stated freedom mortgage only paid $365 for my appraisal. That amount is also shown in the copy of the appraisal i have as well. Now the company has ghosted me and will not respond to anything

They finally transferred the appraisal i paid for, so the issue is resolved. However, it took 3 weeks, countless hours on the phone with them, and I had to investigate to find out they were lying the whole time and trying to get an extra $250 from me so id still like the complaint to be on file and show what they did.

This mortgage company automatically converted my mortgage account into an escrow account even after I (and my insurance agent) satisfied all of their request for proof of insurance. We assumed that since we had heard nothing from them that we had satisfied their requirements but nonetheless, they made the change without calling my agent, myself or my wife. Furthermore, we have now spent hours and hours on the phone with them trying to rectify this problem they created. We did not choose this mortgage company to handle our mortgage and we have now spent hours way of taking our business elsewhere unless we refinance (to a much higher rate) or pay off our mortgage. This is incredibly anti-consumer. The cost to not escrow my account was around $2k at the time we bought the house so we feel cheated out of our $2k. Next steps are a demand letter from our attorney and likely full legal action. The $2500 represents the $2k for the non-escrow election and the extra $500 that we are still being over-billed for Junes mortgage payment. Further damages for time and emotional damage will be sought if this goes to court.

The Freedom Mortgage ********************* has been extremely difficult to deal with. They have been holding over $56,000 that I was required to send them from my insurance company as Freedom Mortgage is a lien holder on the property. I requested a distribution from them. After the request they make you wait 8-10 business days before anything happens. I called in multiple times asking for updates during this 8-10 business day time frame which is 2 full weeks. At the end of the 10 full business days (probably business day 12), I called them back because there were no notifications or updates. They then informed me when I called that a waiver of lien that I turned in in January (this was May at this point) was not good enough for them. Within a day I tracked down the contractor and sent them an updated waiver of lien. They then said that the waiver of lien was not acceptable again (at least it was a same day rejection instead of 5 months this time). I then got them another waiver of lien which they said looks good and they would send it to the processor again. They said give us 8-10 business days to process the new paperwork. The entire process of dealing with Freedom Mortgage ********************* is a disaster. They hold and delay at every turn. They are currently still holding over $56,000. The most recent update was 5 business days after my last issue and the update was that it will be 3 to 5 more business days. Im sure at the end of this period they will find some other reason to delay again. It is only a matter of time before my contractor decides to put a lien on my house for non payment as Freedom Mortgage continues to hold the money captive that I need to pay them. There is not enough space in this complaint to detail the number of times they have delayed and made me spend hours and hours trying to sort out their issues. Every time there is an issue it is at least 2 weeks (10 business days) before you get any information.

Ive have been trying to get my PMI removed off my mortgage for about a week now. Every time I call freedom mortgage, the company that holds my mortgage I first speak with a representative that says they are going to transfer me to the *************** After being on hold for 45 mins I get transferred and end up with another representative that barely speaks English and is very hard to understand. This second representative says they will be doing the exact same thing and I end up on hold for another 30 mins. After the 30 mins I get reconnected with the 2nd representative I spoke with who says there gonna do the exact same thing. Ive done through this process 3 times over 3 days and I am convinced I am intentionally being placed on hold for long periods of time and transferred to multiple departments multiple times so I give up on what Im trying to accomplish.

I am writing to address an issue with Freedom Mortgages inaccurate reporting of my credit, which has negatively impacted my credit score and that of my co-borrower. Specifically, Freedom Mortgage reported my account as 30 and 60 days late for payments due in February and March 2025. However, I have provided evidence confirming that both payments were made on time and never exceeded 30 days past due: February 2025 payment: Processed on February 25, 2025. March 2025 payment: Processed on March 27, 2025.Freedom Mortgage claims that my bank returned the February payment on April 1, 2025, which is highly improbable, as it suggests a bank reversed a transaction 35 days after it was posted from my checking account. I have attached documentation, including a transaction record dated February 26, 2025, clearly showing that the payment was posted from my bank account.Despite my request for a review, Freedom Mortgage has failed to conduct a proper investigation or provide a resolution. This inaction violates the Fair Credit Reporting Act, as the company continues to report inaccurate information, causing harm to my credit and that of my co-borrower.I respectfully request that Freedom Mortgage immediately investigate this matter, correct the inaccurate reporting, and update my credit file with the appropriate credit bureaus. Please provide written confirmation of the corrections made.Thank you for your prompt attention to this matter.

I believe this account has been assigned to me in error, as I am not liable for the debt in question.I have no contractual obligation with FREEDOM MORTGAGE CORP and have never received any documentation to substantiate the validity of this debt, despite my formal requests for verification. I specifically asked to review the original application or contract related to this alleged debt. Since FREEDOM MORTGAGE CORP has been unable to provide this documentation, I assert that the debt is not mine and should not be associated with my records.I kindly request the removal of this erroneous collection from my account and an acknowledgment of this resolution in writing. Thank you for your attention to this matter.

Freedom Mortgage bought my loan from ***********. In March I noticed an escrow charge with a mortgage payment of $2000plus. My regular mortgage is ******. Upon contacting them,( there was a major language barrier), it was determined that they were trying to escrow my insurance. I have always had private insurance. After several hours of talking on the phone, I sent the required documents for proof of insurance. I thought the issue was resolved. Fast forward to May: I payed my regular mortgage on April 29. My online account still showed an escrow payment due, but I payed my regular scheduled payment. On that Friday, my checking account was overdrawn, I was charged $90 in late fees, and Freedom Mortgage had withdrawn $2120.22 from my account. I contacted *********************************************, again. The language barrier was still an issue so I asked to speak with a supervisor. After talking to her, she informed me that the escrow analysis that was supposed to be done was never submitted. I was told that my mortgage payment would be updated, she would request an immediate escrow analysis update, and I would be refunded the escrow money that I was charged for. I received a check in the amount of $1095.42. I was under the impression that everything was resolved. It isnt. My statement dated 5/19/2025 shows that I owe and amount of *******, with a late charge included. Basically it says I owe 2 mortgage payments. I AM NOT behind on my mortgage. This is ridiculous. I have documents to prove my facts. I refuse to pay another mortgage loan until this is resolved, because Im afraid they will withdraw more than I authorize.

I think after two months of bantering, my issue may be resolved. My online statement shows updates and accuracy, as of now. I spoke with a very well spoken woman from from Freedom Mortgage, who informed me that the stament and account was a mess. My online statement shows everything to be where it should.
