1 starWould give a zero if I could. I was already told by the leasing department that I qualified and had put a deposit down as well, I just needed to submit some paper work. I submitted that paper work and have not heard back since, my application that the leasing department told me was approved has been put on hold. I moved from a completely different state about 20 hours away, I also have a husband and 9 month old baby. We need to move in as soon as possible. In person and on the phone I have spoken to people multiple times about this and nothing has changed. I am now having to go to corporate because the leasing department has stopped communicating with me after putting my application on hold. I have tried multiple times to get in touch with them and I only ever get there voicemail box and never get a response. I have already put a down payment on the apartment and have the rest of the money for the rest of the down payment and first months rent. So I will be taking this up with corporate and contacting them everyday till this is resolved.Review fromBrittany F

This organization is predatory. I have made several requests for maintenance and they do not oblige, i have asked for them to test for mole due to me and my child being ill consistently, they dont respond to email, or phone calls. Upon moving into my apartment my bathtub was cracked, the apartment was not clean, the ac was not working. keep in mind, i was scheduled to moved in the second week in january however i did not arrive until february. they had an entire month to complete and fix all issues before i occupied the apartment. *******, they gave me a spare key that did not match my door . i would have definitely gotten a new space if i hadnt moved from out of state. currently i have 2/3 outstanding maintenance requests, emails, and vm they just would not respond to. The rent increases for what they claim is due to HUD changes , however in very small fine print on the lease it says increases are at the discretion of the property manager. Also, my cracked tub. i told them consistently it was cracked it took it flooding my neighbors bathroom for them to act, but even then that was problematic. this is poorly managed community that lacks customers service and quality and competent workers. they are lazy and take short cuts constantly ( from maintenance to the property manager ) and find ways to get more money. i genuinely believe that there is some sort of financial misappropriation going on because they are quick to fine and raise prices and slow to resolve, hire or take accountability.Concord Rents

Concord Rents goal is to have happy residents in all of our communities and has very high standards for our team members as well as our residents in order to achieve this. 1.Maintenance ******************** Condition: All maintenance work orders submitted by Ms. ******* have been completed 2.Mildew Concern: Following a thorough inspection of the areas identified by the resident, we found no evidence of mildew or staining.3.Key: We were not aware of an issue with the keys; this was only raised in this BBB complaint. Had we been made aware earlier, we would have taken immediate corrective ************* Increases: Ms. ******** lease includes a clause outlining that rent may fluctuate due to HUD income recertifications and adjustments to the utility allowance. Ms. ******* acknowledges in her comments that she read this section of the lease. 5.Allegations of Mismanagement: We take all resident concerns seriously. The allegations of mismanagement and financial misconduct are without basis. Our team adheres to *** regulations and internal company procedures, and we remain committed to maintaining a professional and responsive living environment. In light of Ms. ******** ongoing concerns, we have offered to release her from her lease without penalty however, she has not taken us up on the offer. RUN as fast as you can away from their properties! The office staff will never address issues or complaints, and if they have employees that live in the complex they get by with everything that others cant that is in the lease. Im a long time tenant who is disabled and do not have the funds to just pack up and move. And try finding another decent apartment for the money is hard. Thats the only thing the Cape Morris Cove apartments has going for it, they are nice apartments, especially since its a government funded property. But the people they let rent here dont care what their kids do and let them run wild. Ive even heard kids say that their parents have locked them out of the apartment because theyre tired of them. And were talking about young children (3-7 yrs old). So you can just imagine the noise level and craziness that goes on around the complex. They run up and down the stairs yelling and screaming and it takes an act of congress to get them to do something about it. And then lets talk about people and slamming doors. For safety reasons our doors open out, not like a regular home door that would open to the inside. And we have a few select tenants (employee) that every time they leave they let the door slam, but everyone else is considerate and closes the door. Everyone one our level has filed complaints at one time or another about this and nothing is ever done about it. And were not talking about 3 or 4 times a day, but sometimes as much as 15 to 20 times a day. I know to some that may be *****, but its aggravating as heck. And getting an actual person on the phone is impossible. They now have a system known as **** that will text you if you have problems. Anyway, like I said, RUN!Concord Rents

I live at the **** in *********, I live at the **** in *********. This place is absolutely horrible. Got a letter stating that I had an animal in my apartment which I do not. And Ive sent them proof. They charged me a $400 pet fee. And told me I had a 30 days to pay it. Ive asked to speak to an area manager many times which I have any emails to prove. No one gets back to me. Went to the portal to pay. My rent could not pay my rent unless I paid the pet fee called again asked to speak to a manager to get this resolved got a text from employee there stated no matter what I had to pay the pet fee, proof or not Then they hit me with a $95 late fee on my rent after they told me someone would be reaching out to discuss it with me. Did not hear from anybody for days so therefore it my rent was late. I had no choice but to pay the $400 pet fee which they stated I had 30 days to pay my 30 days isnt even up yet and they hit me with a $55 late fee. And now Im trying to go ahead and pay my next months rent. I had a time and I cant pay that because they have all these crazy charges that dont make any sense and not one person will get back with me. I do not advise moving into the s*** hole. Also, they charge you to use the pool but the pool hasnt been opened in months and theres no explanation why. Also, when you move in they will tell you that theres new carpet and that they clean the apartment but when I moved in the carpet was not new, they did not paint the carpet was sticky and they were boogers on the wall when I emailed the so-called manager up there she said she would have the cleaners come back and yet Ive been there since October, and not one person has came back. I would not waste your time nor money on this horrible, horrible establishment.Concord Rents

On 4/30/2025, Mrs. ****** received a pet fine letter for an unauthorized animal that was found in her unit on two separate occasions:4/30/2025 a vendor and a maintenance team member were scheduled to complete an inspection of the apartment fire extinguisher. They knocked on the door 3 times to inform they were there, and after no response, they opened the door and discovered a dog (black lab) at the door. Our company policy is not to enter an apartment home if there is a loose animal. Our maintenance team member notified the Community Director immediately and the inspection was not able to be performed. 5/13/2025 the Community Director and our maintenance team member had a scheduled unit preventive maintenance inspection. The team knocked on the door 3 times to inform they were there, and after no response, they opened the door and discovered a dog (black lab) at the door. Our company policy is not to enter an apartment home if there is a loose animal, and this inspection was not able to be performed. The community director emailed the resident on 5/14/2025 and 5/21/2025 inquiring if they were going to add the animal to the lease. The resident stated several times she does not have a pet, but on two different occasions an animal was found inside her apartment by a management team member. We have a policy in place that the animal must be approved prior to being added to the household. No animal is allowed to visit any resident at our community unless its a registered Service Animal and the owner of the animal can provide proper documentation. Mrs. ***** was informed that the first late fee of $95 would stand as the rent was not paid on time. Rent is due on the 1st of the month with a ***** period until the 3rd of the month. Mrs. ***** paid her May 2025 rent on May 8th. The $55 late fee was added to the account automatically because the account still had a balance on the 16th of the month. As stated in her lease, if the account shows a balance over $150, late fees will be assessed to the account. The pool is a free amenity for all our residents. The pool is currently closed due to maintenance issues. Once the issues are fully resolved, management will re-open the pool. When a unit is vacant the following steps are taken to ensure the unit is completed for the next future resident:Paint the entire unit Clean the entire unit (using a vendor)Carpet is either repaired and cleaned unless it is beyond normal wear and tear and it required to be replaced During her Move In inspection. Mrs. ***** stated that the apartment was not cleaned to her standards and we offered to have the vendor come back out and redo the cleaning, where Mrs. ***** refused our offer and stated she would clean it ********** this time management will not be removing the pet fine from Mrs. ****** account and we can offer her a payment plan. The $95 and $55 fees will also remain, however, we are willing to waive the $55 if the $95 late fee and the $400 pet fine are paid in full or Mrs. ***** agrees to a payment plan.Concord Rents

I just started renting from concord management because they took over from we rent houses concord management came to my house to management of my windows my doors everything in my house but they never came and did no work they came and did this last year but no one has came out to nothing it was a shooting in my neighborhood yesterday I called them and told them that I need windows cuz I have bullet holes in them they haven't came yet but Love to let you know rent due SMFHConcord Rents

1 starPredatory practices against ********** families. Exploiting families with fees by only providing unsecured parking which tenants must pay for. Fees for regular maintenance $35 to change light builds, $30 for the bulb. No print out of what the $199 package options include nor any other package to choose from. $199 monthly package the only option offered if tenant need internet. Internet router is blocked by hard wall case thus preventing a seamless connection. **** staff! Harassed to fill out paperwork that isnt available until weeks later. Supervisors that cover managers egregious behaviors. Will go thru your trash to find ownership if garbage bag isnt in compactor. However, will not notify tenants when they remove tenants belongs from on site storage and change locks. Even, when storage has several items with tenants name and address. Refusing to acknowledge wrong doing solely because previous management failed to properly record and/or bill tenant when giving ownership of unit, leaving tenant helpless with a folder or ownership and keep to previous unit that they utilized for almost 2 years. Section 8 tenants forced to pay market rent that is $500 more a month than the advertised rent. Impossible to save to even move from apartment with such predatory practices.Review fromK. B.

Just recieved letter for charges for move out. Days letter recieved email saying its in collections and if I dont send payment I will be reported to my credit. On 01/31/25 employee of concord rents call and starts yelling at me on phone when and cutting me off and not hearing me when I was telling worker I just received letter and had not had a chance to go over charges to dispute which are trying to charge for painting ceiling which was not damage have pictures in email that was sent and nothing in break down shows ceiling damages or damages to tile and grout everything thing say acceptable with these charges and also nothing in lease said water bill was two months behind paid water bill every month with rent but now trying to charge three months not two months worth of water bill fees. Concord needs to teach employees when talking to customer you dont tell or be rude or talk over people when they are talking. Dont take kindly to threats over phone or getting calls from people yelling at me and threatening me over phone that Im lucky I didnt get a more nastier email about a payment that I havent even was able to pay yet.Concord Rents

And I am disputing charges but another hand one of your employees calls my phone and yelling and me is unacceptable and unprofessional. One thing I noticed is in response there no apology for the unprofessional behavior and your employee treating a former resident poorly, which is not right. Concorde rents is not liable for anything. Tenants go a week or more with no AC. They keep every single security deposit. There is no alternative phone numbers to reach management other than a property manager who works part time. Notes are left on doors constantly and many times on the wrong door. They demand to know how much you make, your bank accounts, child support, annuities, pensions et al. There is no hint of security, no guard, no gate, no cameras. You're not allowed to have a plant on your porch which technically is not yours but a "common area", one that never gets cleaned by staff. You're not allowed a chair outside either. Theft is rampant on their property and police and emergency personnel are there constantly.Concord Rents

Thank You for your feedback as customer service is our top priority here at ********************** Apartments. It is unfortunate that you have experienced a negative impact from **********************. I would like to respond to your comments based on my knowledge of the items mentioned. In regard to the ** and residents going weeks without **, we respond to all ** work orders within 24 hours. If we are not able to repair the **, we always strive to provide a window ** until we can get the repair done. I have been a fulltime Manager since March of 2023, and I have had many personal interactions with you and have always been available to you. If ever anyone cannot reach us by phone, please leave a message or send an email. There is not a part-time Manager here and I have been fully staffed with office personnel since I have been employed here. In fact, you and I never had anything other than positive interactions with one another. Any charges that are incurred at the time of move out are processed by the ***************** following the Lease Agreement that you signed. It is unfair to say that Concord keeps every single deposit as that would be unknown to you and untrue. As stated in your lease agreement, when you break a lease early there are Liquidated Damages charged. Residents are offered two options regarding the early termination of a lease and would be charged based on the choice made. Residents do have the right to dispute charges by contacting Concord Management. This is an income restricted property, and we have requirements that must be fulfilled by Law. These requirements do include all income and or expected income. This information is required to be verified to ensure that each resident meets the income guidelines for *********** as provide by HUD. As stated in your Resident Handbook, all residents are responsible for their own safety and security. We do have an onsite Courtesy Officer who has made his contact information available to all residents for open communication with any issues any residents may have. We no longer allow anything other than one potted plant and a welcome mat on the entry way. All residents may bring a chair outside when they want to enjoy sitting outside and we only ask that it is taken back inside. This is not considered a common area, porch or patio, but an entry way. When entryways have items left out it becomes a fire hazard, much the same as blocking windows with furniture. Just before you vacated your apartment home, the entire property was power washed and cleaned, but yes all residents must assist in keeping the area clean. To my knowledge since I have been employed at this property, we have not any issues with theft or the need for police or emergency personnel to be at the property. Any issues that may arise, once brought to our attention, are immediately discussed with law enforcement. Again, I would like to thank you for your feedback and would just like to reiterate that I have never had any negative interactions with you and am very disappointed that you feel we did not meet your expectations. I will take your feedback and use it constructively for all future residents. Your longtime residency was greatly appreciated.
