1 starI REGRET MOVING WITH YOU! I’ve been living here for only 5 months and had to complain on my first day of move. First my carpet was absolutely disgusting and it took several weeks from me calling and requesting for this issue to be addressed. Right after moving I started seen the roaches infestation and called to request service. They came and did the bare minimum twice. Infestation got severely worse. I proved the office by sending emails with videos of the crazy amount on each single corner of the apartment including my dishes and the beds which is absolutely DISGUSTING. I sent a last request expressing how desperate I was and how my toddler which is 2 y/o and has severe health issues end up in the hospital because of her roach allergies, her skin was completely covered in hives and she was having trouble breathing because her asthma flare up. And guess what? I WAS NEVER REPLIED TO. Nobody cares so I requested to vacate because there is NO WAY in this world that a person can live in this conditions. I asked many others from the complex and they all have the same problem. I proceed to communicate to the supervisor Liane Bell, a person who dis NOTHING but tell me that I have to pay 2k+ dollars for breaking the lease no matter what te reason is. ARE YOU SERIOUS? HOW WOULD YOU FEEL in my situation? MAKES NO SENSE. On top of that she adds there is nothing to help because pest control did not see ANY alive activity, only one roach. OH REALLY? What about the videos that I sent to YOU showing a minimum of 20 roaches per area. Last thing I did was request to speak with a superior both calling and sending emails. Said will reach back later that day. NO ONE CALLED BACK. My vacate day is in 2 days and still NOTHING. All they care about is charging money even knowing that is unsanitary to live in such a nasty environment. I’m on my right to leave with NO charges. Plus getting my deposits back. I will make sure this issue is known in every review out there. Thanks for NOTHINGReview fromDan Q

The trash compactor is regularly inoperable. We’re charged $25/month to use it. If you leave your trash next to the dumpster when it’s inoperable, they give you a fine ranging from $50-$100. It’s unsanitary to have to keep the trash in our apartments until someone decides to fix the compactor. Additionally, we’ve submitted a maintenance request for a foul smell in our front entry that has existed since day one. They continuously close the request out with to rectification. Our next step is to go after them legally to get their attention, I guess.Concord Rents

I’m sorry to hear of this inconvenience and your challenges with the compactor at the community. We work diligently to address any repairs as quickly as possible but we can’t control when things break. Please understand that we do not charge a fee to use the compactor, so I am unsure what you might be referencing. We ask all residents to avoid leaving trash on the ground when the compactor is inoperable to avoid the unsanitary issues that could arise if everyone left their trash on the sidewalk. This is typically a minimal request, and only during the time that the compactor is out of service. I have entered a service request for the maintenance team regarding the foul smell that you reported. They will be there within 24-48 hours to investigate.Dan Q

Unfortunately, the compactor is down 5 mornings out of the week on average. If it were something that happened a few times a month it would definitely be a minimal request. But for the issue to happen multiple time a week is unsatisfactory. Imagine if you put your trash out to the curb and the trash truck came by and said “sorry it’s broken right now, you’ll have to bring it back inside your house until it’s fixed”. Then imagine that scenario happening more days than not. Additionally, I’m not sure why you had to put a request in for the foul smell. We’ve put at least three of the same exact request in and they were simply closed out and never looked into. I have a maintenance request in now that is for a closet rod that feel day and that has been sitting there for a week with zero communication from maintenance staff nor office staff. That’s one of the main issues at Clyde Morris Landings; No communication from anyone. Feel free to research our other maintenance requests too. When we first moved in the AC stopped working. No one did anything for us. I called my own AC company to come and fix it and paid out of pocket for it!Review fromHolli B

1 starI have been living here for several years. First, I moved in July 2020 I received a notice on my door on 8/20/2020 that said I owe for electricity. move in period from 6-19-2020 to 7-6-2020? I didn't move in until 7-5-2020? I emailed the company, and they were looking into it. I haven't heard anything, and it's been years since because they go through office staff like water. Next, they started adding on fees, I asked them what the fees were for, and they said it's for renters' insurance. I already had a policy with the Assurance insurance and they themselves decided to get a policy in my name. So, I had 2 policies with my name. I asked them to be refunded after showing proof and giving them all the information. They have not refunded me. When you ask Amanda, she said " over 400 people and including myself because I also live here." No one is getting their money back. I think someone has pocketed the money and no one cares. It's my hard-working money.
They inspect the apartment almost every month. They were just here in December and then put another note on my door (that is how they communicate) that they are inspecting my washer/dryer to make sure they're hooked up correctly. I haven't changed anything since the last inspection in Dec. When maintenance does come to fix things, they leave the lights on not once but twice maybe 3 times. I pay my electricity bill and they must want it to be higher than it should be. I don't like the fact that they need to come into my apartment as much as they say. I'm really disappointed in these apartments. I asked for an itemized statement for each year and what I paid for each month since they tag on additional fees, and I haven't gotten that either.Review fromMohamed I.

Mr. ******* submitted a rental application for a wait-list unit. This means that once he passes the pre-approval phase that his application is placed on Hold until we get closer to the move in date he provides on the application.
Mr. ******* was provided with contact information for both the community that he applied to along with our Application Support Center should he not be able to contact the community directly. His payment receipts provide phone numbers along with email addresses. We have no record showing that he attempted to contact Application Support at all.Review fromHector C

The Central Landings office reached out to you to offer available units to you with no response. You reached out on 9/8/2022 requesting a refund of your holding fee, and it was explained that the holding fee is non refundable should an applicant cancel their application. You were again offered a unit at this time, which you declined. The terms listed on the application when an applicant is applying, which was signed off on during the application process, states that if the applicant cancels all deposits and holding fees up to $350 will be forfeited. Several attempts were made to offer you a unit, including when you called the Central Landings office on 9/8. As a company we do pride ourselves in being transparent and we did provide this information to you during the application process.
I apologize that your experience was negative, however we are unable to provide a refund at this time.

You never called me! You have my email and my current address and never used those means of communication. You only emailed when I left a negative review in which I responded right away. You DID NOT give any effort to reach out to me. I have ZERO voicemails from your office. This is how you are getting away with taking money from applicants. I denied doing business with your company any further to protect myself from fraud. Your response is unacceptable and your staff needs to be trained how to communicate, leave voicemails, and utilize an email for contact. You stole from me!Review fromAudrey S

Never anyone to answer the phone to answer simple questions . Cant tell you how many times we would pick up the mail by the office and perspective new tenants would simply drive away because no one was there to talk to them, even during the hours (2x a week) that was posted for someone to be there. When we first applied, they wouldn't even let us look at the apartment, even though it was already empty from the prior tenant. Turns out it was right next to the elevator shaft, that was probably why. It took forever to get anyone out to do simple things. We would randomly receive notices of money owed... always an odd amount. I can only think that they are scamming elderly residents because I would ask for details on the amount owed and not just blindly pay it. Every time it was, oh, never mind, don't worry about it and it magically disappeared. Each year they require seeing the SSA letter with the new amount you would receive and coincidentally, that increase you got was what your rent went up! Even if you give 60 days notice to leave, you have to pay out the remainder of your lease. We abided by all the requirements for moving out, yet they still did not return the full deposit. Their own rep told us she had never seen an apartment left in such great condition on our final walk thru. We had the carpets cleaned and they still charged us for carpet cleaning. The property itself is no longer maintained as it was when we first moved in, and judging by the increasing number of empty assigned resident parking spaces that have poles blocking them, quite a few others have had it with their "management and business practices." Stay away.....Concord Rents

Thank you for your recent inquiry regarding the amount that was assessed to your rental deposit at the time of move out. You were provided with a deposit disposition form that was mailed certified mail on 8/11/2022. You disputed the charges outlined on this deposit disposition form, and another more detailed letter was mailed to you on 8/31/2022. If you are not in receipt of these notices, please reach out to the Palm Coast Landing office directly and they will provide a copy to you.Audrey S

Yes, we received the explanation of our questions, but we still take exception to your reply. We cleaned the carpet as required and we were still docked for it on the deposit refund. We should receive the amount. It is clear you are not a company that deals fairly with its tenants and I encourage future tenants to think twice before considering your properties to reside in.Review fromArian B.

They took $90 of my hard earned cash and declined me after seconds! THIS IS FRAUD AND THEFT AT ITS ABSOLUTE WORST!!!Concord Rents
Date: 08/04/2022
The $90 charge is Concord's application fee. This is a non-refundable fee that is used for the background checks that are conducted through a third party vendor and for which Concord is charged, thus the cost is passed to the applicant. These background checks are not delayed, during the application process, thus the reason a denied application can occur once the applicants' information is entered. Applicants can call 866-265-6336 to get the reason for the denial.
