    I pay this property management company $300 a month for *** management at ************* and they are basically stealing the money. We pay the *** to have a sprinkler system in place. They never completed the job, never completed installing the sprinklers. The grass is brown and dying. Additionally, there is a duck infestation problem. We have over 60+ grown ducks in the neighborhood causing a nuisance and the *** is doing nothing about it. This issue has been going on for over 6 months. I've contacted the property management company over 20 times. They never answer the phone, or the emails I sent. They just constantly ignore everyone in this neighborhood. We are paying $300 *** a month and have no idea where the money is going or how its being spend. We do not see any improvements in our neighborhood. Also, the roofs are included in the ***. The roof is leaking water, the roof needs to be replaced by the ***. its been over 1 year, they sent a roofing company here. but like always the job never got done. I still have water leaking into my home. The damaged roof is getting worse by the day. This company is stealing my *** fee and this is unacceptable. I am including photos of the inside of my house, showing the water leak coming in due to the damaged roof. Photos of the dead grass because they never completed the sprinkler system, and photos of the duck infestation that they refuse to address.

    I would like to start by mentioning that we received his first email on December 29th, 2023, at 12:53 PM, when our office was closed for the holiday season and end-of-year break.

    Upon our return to the office, he called several times, exhibiting a very rude attitude toward our staff. He has been insisting that we kill the ducks, and we have repeatedly informed him that killing the ducks is considered animal cruelty, and no company will come to the community to do so. From our experience managing other properties, we know that removing ducks is both costly and ineffective, as they often return.

    There are already signs in many areas of the community advising residents not to feed the ducks, but unfortunately, people do not always follow the rules.

    Despite his frustration, this individual took a day to inundate our social media pages, posting an average of around 100 messages in a single day, complaining about the ducks. He left a negative review on our ****** page, and within five minutes, we started receiving more negative reviews. Upon checking, we found no records of the names used in these reviews, and most of the messages had similar language and patterns. He called our office again, continuing to insist on killing the ducks, and has been defaming our company, even accusing us of stealing.

    Regarding the roofing issue, every owner at ************* is fully aware that there is an ongoing roofing claim being handled through an attorneys office. Since the inception of this claim, the company hired to monitor the process has been taking all necessary steps to accommodate each owner based on their specific situation.

    Given the false accusations and defamation from this gentleman, our office has forwarded this case to the association's legal advisor to take appropriate action to stop the accusations and cyberbullying our company has been subjected to. He does not deserve compensation, and if he continues with this hostile attitude towards our company and the board of directors, he will face legal action.

    Our office has also taken action against all of the negative reviews received after he posted a bad review on our ****** page. These fake accounts will be reviewed by the legal department.

    Finally, he does not make payments directly to us, as he claims. He pays the association, and the correct amount is $349.00.

    I am rejecting this response because:

    They have not made efforts to remove the ducks. They claim Im advising killing the animals. But what I am asking for is the removal the animals using services such as

    Or another option is giving a fine to however keeps feeding the ducks. Ive reported my neighbors several times for feeding these animals and nothing is being done. They need to notify the people that feeding the ducks will not be tolerated.

    They also did not address the broken sprinkler system killing all the grass as well.

    the roof issue has also not been fixed and its been over 1 year.

    They were not able to come to a resolution for any of the 3 issues mentioned in the case.

    I refer to this resource because I am desperate that nobody can open the office door for me or answer the emails or calls that I have been making throughout these weeks. I have been trying to make a sale of property 202 in the Bahia condo for more than a month and a half and it has not been possible to carry out due to the incompetence and negligence of this association. I urgently need my client's approval letter to be sent to me as well as the association's annual budget, since they have a violation by the city. This is a document that you most likely already have and it doesn't take you an hour of your time to send me. I DO NOT know when I should communicate to take my case because no one in those offices has done their job so far.

    Dear BBB,
    This is our response in connection to complaint #********. Below we will provide our version.
    This complaint is in regard to a document that several individuals have been attempting to force the ***** of ********* and our ***************** to complete.
    We have provided all documents requested and advised on any information that was not readily available. They refused to accept this answer and have been constantly calling our office and sending emails asking to have this form filled out and harassing our staff via our personal cell phones. Many individuals unrelated to the sell of this unit were contacting our office, and to the point to write a bad review on our ****** page, and a desperate realtor that is afraid to lose the money for the sell and placed a complaint to our profile with BBB.
    Because we have a commitment to BBB, we take our relationship very seriously and would not let any individual stain our company reputation.Some people have shown they will go far and below not thinking of any consequences to themselves and others just to rush for their benefit.
     Even after we provided verbal details and status updates, they have been constantly asking for the form to be completed. The ***** of ********* will not complete a document that places the Association at risk under any circumstances. Our general requirements clearly state the process for the application is 30 days from the date of submission and that time has not lapse. The ***** has requested the seller and buyer to adhere to certain requirements and they have refused to accept.
    The ***** is working in the best interest of the community,and they are afraid to allow anyone that shows an aggressive attitude towards the community and not having yet moved forward with the sell. What kind of individual the ***** asks would present this type of attitude towards their new neighbors.
    The realtor for the buyer came to our office on 05/01/2023 and we advised on the missing documents to complete the application package,and she then returned on 05/04/2023 with the needed information. We advised that an international check was needed which could take up to two weeks and we encourage all closing to be scheduled after an approval provided form the ***** of ********* (as mentioned on our general requirements document). They scheduled the closing prior to receiving a response and are now ******* the ***** to approve the application.
    Having an incorrect review such as that is not the way to conduct business in a professional manner. We are responding to BBB to show our professionalism and to avoid any illegal transactions.
